Mikey here, Hi Darren this looks amazing, has really come along, the timber frame really shows more of the space created, this is going to be great once completed, I have great load of respect for your professionalism with every job you take on
    Best wishes

It looks like there may have been a missed opportunity to wind the stairs up on the outside from the 1st to the 2nd top floor and make use of the triangular studded space that will be outside.
I don’t know how the stairs will run, but I would have made better use of the outside space to leave a larger footprint on the top floor. Maybe the stairs will run that way?
Looking good and I am sure it will all make sense when you progress with the build!

Hi Darren.. Hope the missus & the baby are doing well.. Getting enough sleep mate?
Are you the foreman on both builds? Is the client managing the build? He might need reminding that each day you're waiting for materials he's paying guys to stay home or to sweep up

You could use angled brackets which are screwed to the rafters and then nailed directly into the top of the steel beam with Hilti shotfired nails X-U16. They will easily fix into that steel beam

Yes , the building is massive and you all have done a magnificent job. It's such a shame that the developers keep changing their plans and making mistakes that you have to take the time to fix. I won't be surprised if they change their minds about the exterior cladding on the top floor and ask you to brick it up to have continuity across the facade.

so many errors over the course of this build so far is that normal ? and are they paying you to work on the next door build ? and i asked before what is happening about the cowboy build?

Build is all looking very impressive now Darren, you must be pleased. One question though - I can't picture how the stairs will go up into the loftspace as I can't see the headroom - would be interesting to see this explained if you get chance. Cheers

Looking good Darren and boys 👌🏻
I see a few comments about issues you've had with materials and changes. I'm only an average diy'er so no experience of the building trade, but I would guess there is a big difference between building a bespoke property rather than churning out lots of the same style houses on a larger development.
Would that be a fair assessment? 🤔
    Keep on building guys 💪🏻👍🏻

I clad dormer cheeks in cement board and acrylic render them, far better finnish than vertical tiles, lighter and better finnish.

Just a suggestion, why not look at silicon render to the area where you were going to tile hang. light weight and maintenance free.

Soon be coming round to 8 weeks to go on your 6 month contract according to your developer
End of September this build been going 4 months !! Big ask to finish 8 weeks later !!
Good luck daz least you got chance to add but extra time in due to the changes 👍👍

End of dec is contracted deadline (27th dec) but client and our selves are reasonably flexible with this date. That’s about that’s 15 weeks from now.
We’re now in week 15 so we’re basically at the half way line which I think is quite good for what we have done so far. Inside should be quicker as we are stronger/faster as a team in that area than brickwork 👍🏾

Your developer replied to my comment from the other post and said you had 6 months from end of may which makes it end of nov ? He must be wrong then
      All the best 👍👍

Yeah 100% it’s coming along swiftly as you say your better at the internal build then brick work so hopefully you complete on time mate

The person who has to order the materials isn't doing the job very well. This isn't the first time you are in lack of materials or wrong ordered materials.

I charge waiting time if I do work for developers ! No different to developers putting in penalty clauses for late completion dates
