    The view and location seems great...but the upper floor... it pretends to be fresh and nice, but is in terrible shape, requires major construction fixes... unstable, forget about safety, one would need to do set up new supporting walls, fix that tragicomically prepared washing machine room that has been cut of from kitchen space, and even if there is nice big bathroom...it's shape will make it hard if not impossible for unit bath, forcing buyer to fix up some older type solution for this room. Overall - this place is a mess. With much potential... and major risk. There is so much to fix there (all major parts - kitchen, wc and bathroom) and only part that "seems to be ok" are rooms...that are not, because whole upper level is unsteady and requires not only building support from below but also the rooftop. Overall - highly overpriced if we consider how much we need to invest considering material + work cost, even if it DIY. I know that for this area this could be interesting price, but it looks like trap - and major fail both as investment or personal housing purposes. Is my assumption correct?

      Even as a full on DIY project, on my own time, that neighbour is gonna be something else to deal with, never mind the material costs, just imagine the logistics and sanity involved with that 'gate keeper'. 🙄😒

      Yeah very good analysis...except it's not overpriced. Location is amazing...but just too many headaches and risks for my liking. The negatives outweighs that one huge positive.

    7:05 you might be surprised to know that the "mother phucker" phrase is known by a lot of younger Japanese... Saying something like that behind a closed door not knowing how much can be heard and/or understood and context as to why it's spoken isn't the brightest thing to do but you are doing a great job to keep the stereotype alive. 😉

      @@KickAssets Yeah, I wouldn't have figured that out based on your running commentary and if by some chance somebody at his company sees this video, it would probably do far more harm than good because they'd have no clue why called him a 'masafakar'. 😂😆
      It's fine to 'phuck around' but just don't document it with your company name on the line unless that's part of the branding. I get it that you're pushing the envelope, especially in Japan, but even in Canada, that's a tad spicy especially if it were a 'foreigner' in Canada doing that with a local and you know we are NOWHERE NEAR AS FORMAL as the Japanese, ne? 🤪

      ​@FirstLastOne I think you're overthinking it a bit. I closed the door and said it as a joke about the situation and not him. The odds of someone watching and understanding the exact moment from his company is very low. 😅 and if they do see it they can see he is constant gaslighting and bs ing. He was trying so hard to make a sale that he said whatever he could. He even lied to me in a later episode. 😢

    You see potential where I saw POS. It was a jumble house from what you showed. Other than the good location what positives did you see?
    And yes it was easy to find on Google maps. We can even see the block stairs.

    I like the way you seem to know what to look for. For example the state of the floor. I noticed you did not mention anything about parking. But I can gather there is no parking.
    You mentioned it is not "rebuildable". I was wondering if you could "rebuild" under the guise of renovating or would that cost too much? And secondly it seems the neighbour could be really difficult.
    Also you don't seem to trust real estate agents. Especially young ones.

      Yeah you could renovate of course, but may cost more. No parking. I trust some agents, but too many just want to make a sale and lack knowledge.

      Agreed 100%, that's why I was on the fence...but location is obviously important to some. I'd rather sacrifice a little on location for a better house if possible.

      I don't feel like it's a dump (It's close tho), but needs a lot of work. I've seen way worse.

      @@KickAssets 20 serious seconds: The location is REALLY ok , the view is REALLY good (too) and the overall dimension is ok. BUT the feud with neighbour, actually, is something "frightful" in its own way...😅
      The (actually sorry) state of maintenance and the (really many) both structural and purely aesthetic issues could be fixed, BUT (second "butt" which is not and ass-ets-) the fact the house itself is not rebuildable litterally mows it all down and sunk the overall rating to: dump. 😅

      @@axios101 I know the area. The location is REALLY good. That's the only thing that kept me semi interested. Anything else in that area would be 20m or more.

      I have been following your channel since your interview with Shu. I was quite excited and happy to know that someone shares views on Japan's prospects and real estate similar to mine. :D Well, just one, not someone. That's why I thought you were quite special. :)
      Honestly, I find your attitudes regarding making a living through real estate and walking through life remind me so much of my father's, whom I admire very much. :") Perhaps that is why I like you. I hope one day I could receive your help in finding some properties in Japan or settling into this country, if you wouldn't mind. :) We will have known each other from this little incident haha. :D

      @@KickAssets Like all intelligent people, he also likes to make jokes haha. But perhaps he is not as brutal to the agents as you are lol xD
      He is like you in that he requires for himself a deep and thorough understanding of the businesses he does. Furthermore, and this is why I respect both him and you: he is willing to develop and own the unpopular views, and he doesn't rely on other people's information and assessments alone (herd mentality) to do business.
      That quality has served him well. He was able to succeed in real estate based on his wits alone in a country where that kind of capital allocation and gains are mostly captured by nepo elites with insider information and powerful connections.
      It is such joy to see that same quality serving another person very well! :)
