Hello! I'm new to all of this and have been watching videos for the past 3 days. If it hasn't been covered via video/book/or class...'Next Topic Suggestion' for me would be: Going over the next steps to "Transition" from being on the "E & S" side, into the other side of "B & I" side. - I feel that my husband and I are willing to make/take the next steps to get to the "B & I" side of the fence, however, right now I'm unsure with how & when we should start transitioning. (?) Tonight my husband and I are planning to sit down so I can show him the video's I've watched of Robert's teaching's. I believe my husband will be BLOWN away, however, he's also going to want to know more about "what do we do next", "how to and when", and "what can we do NOW to start the move". (You know, when you move out of a place you have to plan, pack up, make sure some things are in order and then make the move. :) That's what I feel like both him and I will want to do) **Please note: since Robert's teachings are all so new to me, I'll be ordering his books...continuing w/ watch his video's and listening to the podcast. I have A LOT to catch up with and I'm excited & nervous (in a good way) to put in all of the needed work! Thank you for listening, your time and THANK YOU for making these videos. I’m 46 and definitely not a millennial but I’ve learned so much by reading and watching Robert and his wife. I wish I’d learned all of this earlier in life but it’s never to late. Ive ordered the kids game for my children and I can’t wait to play it with them! They’re 6-14 and I want them to learn as much as they can before they go out into the world. Thank you Robert, I’m a huge fan.
Junaid I’m also changing the way I look at money and life. As I stated before I want my children to have eyes wide open by the time they reach your age, 17. Good for you though for being so young and taking the initiative to start educating yourself now. Read Roberts books, I’ve found some that I downloaded for free on my iPad, watch his videos and take notes. After watching his videos or reading his books I’ll go to my notes and research things I didn’t fully understand or wanted to learn more about. Like Robert says play monopoly and if you can play his cash flow game. I think monopoly you can play online. Anyway, just start reading and watching anything you can get your hands on and I’m willing to bet you will be successful. I can only hope my boys will be as hungry as you are for real financial advice at your age. Good luck and keep it up and you will have great success!

@@riteshyeddu It is good, make sure to become knowledgeable by the time you turn 18 and also save as much money as possible. Because currently it is useless to know these stuff because you cannot do anything on your own but make sure to study and save money to be able to do something when you have all your rights.

@@leavemyponyalone5681 Depends on the game. Robert and many others on this site are in real estate, not equities. In equities, yes, you don't EVER want to go all-in. It's like a gun. You don't want only 1 shot. You want around 6 - 8, imo, spread over a specific market sector that you're good at keeping track of, as opposed to just 1 stock. If you fuck up the timing on one, you can make it back in another. But if you go all-in, you're going to be wasting valuable time, jerking yourself off with delusions of grandeur, while the rest of the market keeps making money. Those people are a dime a dozen. I call them holy-grail seekers. They're seduced by the song of the sirens and they'll be eaten alive for it. If you can't adapt to an ever-changing, ever-violent market, EXCHANGES aren't for you. It's not the stock bank. It's the stock EXCHANGE.
Its all about paying yourself first and budgeting the left over for your expenses. Most people don't want to live bellow their means but sacrifice and learning is what it takes. Good luck guys.
You gotta follow more people and learn to read between the lines. Rich dad poor dad teaches you the formula to making money but that's only a piece of the puzzle. It doesn't teach you how to be an entrepreneur. I recommend looking into more people like Gary Vee or Eric Thomas to start out.
I can tell you this, all investors have a very different mentality from the rest of the people. Investors do not care about material stuff, they save, invest, reinvest and repeat. They do not waste money, they do not give a shit about the latest iphone, gucci, versace, prada clothes, eating the most expensive food and so on. Instead of buying things that waste your money learn to buy things that make you money.
Nothing new here...same information as all your other videos. Can you talk about actual specifics? Such as which tax codes to utilize, how to best use a 1031 exchange, what to do with the net profit from your rental income, etc?
In 1999, I went to Barnes and Noble to read this guy’s books everyday. It encouraged me to buy some rentals. I am currently refinancing those rentals to buy an apartment complex and I have a 3 year plan to retire early.
I read rich dad poor dad books , I’m in 9th grade , I pick commerce as my subject selection. One day we study about asset and liability, she said a car is a asset. Rich dad said asset is what put money in your pocket , well in my thought the car only be an asset as an Uber or taxi. My teacher said as long as an object holds monetary its an asset. Additionally that why she’s a teacher , in long term that car is an liability if your not earning any money from , which your clash flow is negative unless you earn greater money that your expense Make you a wealthy person.

Great stuff. I am a small business owner and I get hammered in taxes. I've been focusing on the wrong things... and to see the 4 Quadrants displayed against the balance sheet was eye opening.
I think that if you hire people your taxes will go down your accountant can't do a lot to lower your taxes as a small business owner .I am a first year finance major so I will know how the labor market works so I will be able to screen how to hire people and profit from their cheap labor and if you manage them well you will profit as a business .
If you want to lose weight, you don't go to gym/hire a personal trainer. You do your own research on best diet/lifestyle. For example, for me it was keto diet and intermittent fasting. Lost 123 lbs in one year. But doctors/trainers want you to spend money, they need to sell you on meds/services.

I know most of us are Here to learn something. Rich Dad taught him, to think out of the box. Use your mind. He gives you the foundation... It's up to us ( you ) to go out there and learn it. Oh and what would the Rockefeller’s do as well. Need to attack your financial education as much as possible so that when the opportunity is there and you are ready to go you have your head on. I wish I knew ALL this information 30years ago. .....I have learnt more in 3 nights of watching than all my academic learning. .....50 and ready to re educate and reinvent myself. .....retirement take a back seat. My son is going to learn the real learning from Mr Robert and not the "fake" learning that we where thought in school and by my elders
Here in the UK we pay higher tax if you are a property investor. We get taxed more on our rental income, 28% tax on capital gains, and higher stamp duty on multiple properties.
Can we get some videos from the advisers of Mr. Robert? His CPAs and lawyers and get into some specifics about how, for example, RE investments don't get taxed?
RE does not get taxed because of depreciation. Here is an apartment example, you put down $100,000 in cash which may be 25% of the purchase price of the property. So the purchase price is $400K. Your yearly cash flow on the investment ($100k) usually comes in around a 5-7% annually. You then get to depreciate the property which reduces your taxes but you get to claim the depreciation on the $400k. So an apartment can be depreciated at a rate of 27.5 which means you can claim ($400,000 / 27.5) $14,545 per year. So, if you are making $5k - $7k per year and you get a $14k deduction then you pay $0 taxes. In addition, any unused depreciation carries over year over year so when you sell the property at a gain you can use the unclaimed depreciation to offset the gain or you can exchange the property for another one and defer the taxes until you die. NO TAXES!!!!

It’s simple and complicated. The best tax advantages are depreciation. 1031 exchanges allow you to defer taxes you would pay on a sale when you buy another rental property . Writing off expenses on schedule e. Because properttiws arw each businesses with profit and losses. Some losses are phantom from depreciation. So you can essentially write off all your profits from rents. But usually you pay some taxes if you have a good rental property. Then creating entities to write off more. I guess it can get complicated. See my videos on apartment investing
@@ArisAlexiou The IRS will see that and catch you in an audit. Remember that it has nothing to do with how much the property actually physically depreciated but how much you are allowed to take with is the purchase price divided by 27.5 (for apartments, duplexes, homes). What that means is you can depreciate the property equally over 27.5 years. The crazy part is this. Say you buy the a property and own it for 20 years. You sold with 7.5 years of depreciation left that you could have taken but the new owner gets another 27.5 years of depreciation and then if he sells it after 20 years then that new owner will get 27.5 years too....on the same property!!!
Listen guys, im a HUGE FAN of Robert. Read everybook, listened to every podcast etc. He Changed my life BUT if everyone invested in realestate and had tax benifits and deductables such as " DEPRECIATION" and doing a " CASH OUT REFINANCE" and only have DEBT in their real estate deals to pay 0 taxes, then the system would collapse or the governemtn would increase taxes in real estate again. You must EMBRACE taxes to a certain extend becuase you must FEED the GOOSE that lays the GOLDEN eggs. IF we dont pay taxes who will pay? you think america would of become a super power it is today without having taxes? Without thhis country and the capatalistic system that allows you to live pretty safe, and enjoy your life with so much opportunity why not pay taxes? EVEN IF it is a little too much. FEED the country that LETS you get RICH.
however, its not about weather your degree is useless. Its about whether or not you can leverage it into a marketable idea that others are willing to pay for.
I would like to know what Robert's procedure is when buying rental property... What advice can he give to someone who wants to start accumulating rental properties but doesn't have a lot of resources to draw upon? Buying property with debt or with zero down isn't possible at least not here in Canada where we need 20% down... He mentioned that he doesn't use his own money but where would the average person who is working as an employee who wants to change to the other side of that chart find financing? I get the premise of what he is saying but I don't see the path to get there for the average middle-class person! Can you do a video on how to get started?
Same in Hungary. I don't get how rental income is not a subject of any tax in Robert's views. I'm not familiar with the US tax codes but I think there is a "plot hole" in this story.

While I understand the argument, not everyone in society can be on the right hand side of the chart... we NEED teachers, lawyers, engineers, scientists, doctors, fireman, nurses, etc on the left hand side of the chart. Also, not everyone has the skill set to be on the right side of the chart... So while I agree that if you want to become super wealthy you need to be on the right side, I dislike how Robert basically looks down on anyone who isn't doing what he does
Mr. Kiyosaki, What happens when, I did say when, we have another depression (our maybe we are in one) and mass unemployment and people stop paying rent and start squating, and small claims courts are flooded and behind by two or three years? This scenario may seem implausible however with a US dollar that has only 2% of its 1913 value left, I think this is very likely. Is not gold, silver, and rural real estate the better way to go long term vs municipal real estate? PM's look to play a role in the new currency system that will surely replace the garbage fiat 'fake' money we have today and rural real estate is what farmers use to produce our food. Just wondering out loud.
You’re describing a worst case scenario. The only people that make it out during those situations are well established people that can afford to lose for years on end and still hold onto their assets. For the rest of us, it’ll be the Great Depression and everyone will start from zero. If you’re really worried about it becoming a reality in the US. You should look for an exit strategy and seek refuge in a different country
One question: Robert says he is not "doing" portfolio income but in other videos he'd mentioned he'd continue investing in crypto and.... Isn't it part of "portfolio income"??? And, how bad (or good) is it for a novice to start investing in portfolio income? Thanks again!

Passive income is Also in buying stocks but only if you hold onto the shares for the same company for a long period of time then you will start to get paid in dividends. The rich get paid in dividends.
Agreed, but stock dividends don't pay nearly as handsomely as crypto assets do. 30-40 years ago stock market dividends were the golden key, not so much anymore in terms of payout percentages.
@@NEPTUNE700 that's why I'm going to add $700 a month to my stock portfolio instead of a small amount like what the average American spends. I will do it for 10 years and then I can live on the dividends. I can do it because I own my home without a mortgage and have NO credit card debt. I am going to invest in blue chip stocks.

What a joke? I read his first book - everything he writes is a repeat. I used what I needed and moved on with great success. I have heard him speak and it's a rehash. Do I like him and what he says - yes. Do I agree? Totally and unequivocally. Watch WAM videos of his interviews and it is his new book. You will never change the education system so whether you agree or not it is irrelevant - do you understand this? Time is money and you are wasting your time and your money. He preaches it because it creates CASHFLOW which he loves. Do you get it? However, say what you wish, do what you wish,. I will take the $10 and combine with other funds and buy gold or silver - which by the way he advocates.

I have a lot to learn and am unclear how it is that with investing you pay 0% in taxes. I own 2 rental properties and still have to pay property taxes. What am I missing here? Also, I own a small business and would like to hear more insight on how to move it from the "s" quadrant to the "b" quadrant.
Deductions and tax credit eliminate the taxes to it's entirety if done correctly. This only applies to real assets, read his latest book FAKE, it's literally the best book I've read

About not teaching that at SCHOOL: We are in the 21st century so everybody can gain that knowledge from the internet - specialized websites on economic, financial & tax issues ; moreover everybody can buy or borrow some good textbooks about economics, finance & accounting, investment and legal issues therefore sticking to this “allegation” to schools has no sense nowadays. Additionally I have to say that if students at school were forced into learning all of this they would probably get out from these classes. Additionally - in the US you have so-called AP Micro&Macroeconomics exam so guys who are interested in that subject can learn it and acquire all other needful knowledge on their own.
Well for me born in 1966 most of my life has been spent in financial darkness only recently in the last 6 years I have come into all this great info, but yes for young people absolutely no excuse for not becoming financially literate today

I think that if you hire people your taxes will go down your accountant can't do a lot to lower your taxes as a small business owner .I am a first year finance major so I will know how the labor market works so I will be able to screen how to hire people and profit from their cheap labor and if you manage them well you will profit as a business .

Here in the UK we pay higher tax if you are a property investor. We get taxed more on our rental income, 28% tax on capital gains, and higher stamp duty on multiple properties.
Tyson Spiller do they allow you to utilise a depreciation schedule. That is the magic source for reducing the tax rate.

Can we get some videos from the advisers of Mr. Robert? His CPAs and lawyers and get into some specifics about how, for example, RE investments don't get taxed?
RE does not get taxed because of depreciation. Here is an apartment example, you put down $100,000 in cash which may be 25% of the purchase price of the property. So the purchase price is $400K. Your yearly cash flow on the investment ($100k) usually comes in around a 5-7% annually. You then get to depreciate the property which reduces your taxes but you get to claim the depreciation on the $400k. So an apartment can be depreciated at a rate of 27.5 which means you can claim ($400,000 / 27.5) $14,545 per year. So, if you are making $5k - $7k per year and you get a $14k deduction then you pay $0 taxes. In addition, any unused depreciation carries over year over year so when you sell the property at a gain you can use the unclaimed depreciation to offset the gain or you can exchange the property for another one and defer the taxes until you die. NO TAXES!!!!

It’s simple and complicated. The best tax advantages are depreciation. 1031 exchanges allow you to defer taxes you would pay on a sale when you buy another rental property
. Writing off expenses on schedule e. Because properttiws arw each businesses with profit and losses. Some losses are phantom from depreciation. So you can essentially write off all your profits from rents. But usually you pay some taxes if you have a good rental property.
Then creating entities to write off more. I guess it can get complicated.

Remember that it has nothing to do with how much the property actually physically depreciated but how much you are allowed to take with is the purchase price divided by 27.5 (for apartments, duplexes, homes). What that means is you can depreciate the property equally over 27.5 years. The crazy part is this. Say you buy the a property and own it for 20 years. You sold with 7.5 years of depreciation left that you could have taken but the new owner gets another 27.5 years of depreciation and then if he sells it after 20 years then that new owner will get 27.5 years too....on the same property!!!

Listen guys, im a HUGE FAN of Robert. Read everybook, listened to every podcast etc. He Changed my life BUT if everyone invested in realestate and had tax benifits and deductables such as " DEPRECIATION" and doing a " CASH OUT REFINANCE" and only have DEBT in their real estate deals to pay 0 taxes, then the system would collapse or the governemtn would increase taxes in real estate again. You must EMBRACE taxes to a certain extend becuase you must FEED the GOOSE that lays the GOLDEN eggs. IF we dont pay taxes who will pay? you think america would of become a super power it is today without having taxes? Without thhis country and the capatalistic system that allows you to live pretty safe, and enjoy your life with so much opportunity why not pay taxes? EVEN IF it is a little too much. I would like to know what Robert's procedure is when buying rental property... What advice can he give to someone who wants to start accumulating rental properties but doesn't have a lot of resources to draw upon? Buying property with debt or with zero down isn't possible at least not here in Canada where we need 20% down... He mentioned that he doesn't use his own money but where would the average person who is working as an employee who wants to change to the other side of that chart find financing? I get the premise of what he is saying but I don't see the path to get there for the average middle-class person! Can you do a video on how to get started?

Same in Hungary. I don't get how rental income is not a subject of any tax in Robert's views. I'm not familiar with the US tax codes but I think there is a "plot hole" in this story.

While I understand the argument, not everyone in society can be on the right hand side of the chart... we NEED teachers, lawyers, engineers, scientists, doctors, fireman, nurses, etc on the left hand side of the chart. Also, not everyone has the skill set to be on the right side of the chart... So while I agree that if you want to become super wealthy you need to be on the right side, I dislike how Robert basically looks down on anyone who isn't doing what he does
Mr. Kiyosaki, What happens when, I did say when, we have another depression (our maybe we are in one) and mass unemployment and people stop paying rent and start squating, and small claims courts are flooded and behind by two or three years? This scenario may seem implausible however with a US dollar that has only 2% of its 1913 value left, I think this is very likely. Is not gold, silver, and rural real estate the better way to go long term vs municipal real estate? PM's look to play a role in the new currency system that will surely replace the garbage fiat 'fake' money we have today and rural real estate is what farmers use to produce our food. Just wondering out loud.
You’re describing a worst case scenario. The only people that make it out during those situations are well established people that can afford to lose for years on end and still hold onto their assets. For the rest of us, it’ll be the Great Depression and everyone will start from zero.
If you’re really worried about it becoming a reality in the US. You should look for an exit strategy and seek refuge in a different country

Agreed, but stock dividends don't pay nearly as handsomely as crypto assets do. 30-40 years ago stock market dividends were the golden key, not so much anymore in terms of payout percentages.

I will do it for 10 years and then I can live on the dividends. I can do it because I own my home without a mortgage and have NO credit card debt. I am going to invest in blue chip stocks.

What a joke? I read his first book - everything he writes is a repeat. I used what I needed and moved on with great success. I have heard him speak and it's a rehash. Do I like him and what he says - yes. Do I agree? Totally and unequivocally. Watch WAM videos of his interviews and it is his new book. You will never change the education system so whether you agree or not it is irrelevant - do you understand this? Time is money and you are wasting your time and your money. He preaches it because it creates CASHFLOW which he loves. Do you get it? However, say what you wish, do what you wish,. I will take the $10 and combine with other funds and buy gold or silver - which by the way he advocates.

About not teaching that at SCHOOL: We are in the 21st century so everybody can gain that knowledge from the internet - specialized websites on economic, financial & tax issues ; moreover everybody can buy or borrow some good textbooks about economics, finance & accounting, investment and legal issues therefore sticking to this “allegation” to schools has no sense nowadays.
Additionally I have to say that if students at school were forced into learning all of this they would probably get out from these classes.
Additionally - in the US you have so-called AP Micro&Macroeconomics exam so guys who are interested in that subject can learn it and acquire all other needful knowledge on their own.
Well for me born in 1966 most of my life has been spent in financial darkness only recently in the last 6 years I have come into all this great info, but yes for young people absolutely no excuse for not becoming financially literate today
