    Travis... I starting taking real estate classes here in Pennsylvania where I live. I was completely thrilled to be starting a new journey until I got to class on day one, and realized it was my teachers very first day of actual teaching.. given that I've been out of school 20 years I felt immediately discouraged because I knew I wasn't going to get the learning experience I anticipated. My teacher, is a very nice woman. But she really isn't ready to teach. She's only been in real estate about 5 years. On my first day I realized she was just going to paraphrase the text book to us, and I needed to find an alternate way to learn this information... because I'm determined not to fail. I came across you... you saved my ass..and I really appreciate it. You are a great teacher and I wish there were more of you out there. Learning would be a lot more interesting. Thank you!

    I just took my first real estate class last night. I was so disappointed with the presentation of the instructor. He covered the same material in a very dry format from the book review. I was totally bored to the point of falling asleep. I wish you were in Maryland
    I would drop this long & Foster class in hot minute. I learned more from watching your class this morning than the 3 and half hours I wasted last night. This is a great instructor!! Thank you 😊

    Thank you SOOO much for this! I was having so much trouble trying to understand the life estates and what order they were conveyed in. My class was not very clear on it. This made it so much easier and finally my questions are answered. It's such a relief being able to finally understand this. You do such a good job in keeping me focused with your interactive and lively approach. I was always getting so bored and distracted trying to study this and watch or listen to others explain it. I love how you get into such detail as well on each topic. I've watched 3 of your over an hour long videos back to back without a break and am still focused and hungry for more! If you were in my state i would love to attend your class but this will do for now! Keep up the great work and thank you a million times over for sharing this!

    You are 100 times better a teacher than mine. During the pandemic, I was happy to have courses go online, since I live out in the mountains of Western NC and don't have many options. I picked a school that seemed decent, who had nightly classes online, since I work a full time day job. I should've kept looking. Two weeks until the class exam now and I'm cramming with your videos. I could not understand Life Estates after the instructor went over it in class and it would not sink in from just reading the book over and over. I got it immediately when I watched this video! You are freaking awesome!!!

    I have interest in obtaining a real estate license and decided to get a grasp on its terms and conditions. Your videos has help me understand the basics (so far) tremendously! I’ve worked in banking for over ten years and didn’t understand the terms in regards to grantor and grantees (real estate...period). As I am reading agreements it is becoming very clear when it comes to the covenants. Thank you so much for taking the time to share your knowledge! I feel confident in exploring real estate!

    I just started watching and this is soooo much easier than reading a book you don’t understand!! Thanks for posting your videos!!!!! I’m in Vegas and pretty sure 95% of the materials are the same. Going to have to skip the law portion if there is one, but this is amazing. Thank you so much!!!

    Question. Life tenant lives till measuring life dies. What happens to fixtures that were attached by life tenant. Legally the second measuring life dies it’s no longer belongs to a life tenant. Previously you said ( if I got it right) that any owner can remove/uninstall fixtures, attachments etc before selling it. Since life tenant can’t predict a the end of his ownership how he can remove fixtures and kind of walk away with what belongs to him? Thank you

      It's a good question but likely far beyond our necessary scope as real estate agents. My guess is that a judge would say that the items were fixtures and belonged to the property.

      I'll answer this the same way I would in a live class....so what? Why would you concern yourself with that. It's not that I mind answering the question....I actually will below. That, however, has NOTHING at all to do with a life estate or what you might be presented regarding one on a licensing exam. In class we call this chasing down the rabbit hole and it's definitely something that students have to be very aware of because it muddies the water. For your purposes in a prelicensing class, when a life estate ends, the ownership of the property either reverts to the original grantor OR goes to the named remainderman. I don't mean this comment critical in any way. Students do this all the time and need a reminder that they aren't in class to solve every riddle of real estate possibility. It's very natural.
      Now, all that being said, if the remainderman were dead and had no will and no living relatives, the property would go to the state through escheat in the same way any property owned by those who die without a will and with no living heirs goes to the state. Just to state it again, though,.....that has absolutely nothing to do with the life estate itself.

      Freehold simply means ownership. Someone who has a freehold estate has some type of ownership of the property.
