I love the layout, design and decor. I would prefer and coffee area in the kitchen next to the refrigerator. Love the Garage area. The 2nd floor master is sweet! Overall I would have to rate this home as a 9.❤❤❤
This is very similar to my home’s floor plan. I have a 2nd floor primary too. And yes, screened porches are useless against ladybugs in the fall here in Virginia.

My thoughts also. You can say the sides are squared off rather than rounded but the tub is not a square. Also I liked the garage, that tandem area could be a small workshop for gardening or other projects.
The refrigerator is not only small, but it opens in the wrong direction. Builders should also consider how people live. You need a counter to set items on next to a refrigerator. I definitely don’t like the location of the primary suite.
The doors on refrigerators can be reversed. What I'd want done is get rid of the tall cabinets on both sides of the refrigerator and then move the refrigerator to the left and make that counter space to right go over to the refrigerator. Reverse the opening of the refrigerator door. Then you'd have counter to its right and the island behind you to set things down.
I have a burning question: Can anyone explain what is up with all the wooden bead decor I see in home staging? I see it everywhere, and I just don't get the aesthetic or the purpose. It just seems like dust collecting clutter to me. That and the random wood chain links that seem to appear on table tops and bookshelves. Why?
Looks like the beads are a trend that's been popularized on social media. I suppose someone might think it gives the home an earthy spiritual vibe or something like that.
I like the house but would want a side entry garage, main floor owners suite, more square footage in the secondary bedrooms, a dog wash, pet grooming area, gym area, teen hangout area, would want my owners suite opposite of kids/guest rooms.

I prefer 2nd floor primary suites and a 1st floor guest room.

In today's market i can see 675k to to 795k max! 1.4 million is outlandish.
In Raleigh, maybe 25 years ago. 500-600K today gets you a modestly updated older home about 2000sf.

I like the height of the ceiling, not too high but high enough to feel spacious.

The problem with that is as you get older or become handicapped, you can't get upstairs.
