老房子真材实料，有一些二三百年的房子还屹立不倒
自家最好不要泳池，维护很贵很麻烦，保险费还会更高。
看location，像我们住在很热的地方，我们回头看最值得的就是有游泳池，孩子们真的很喜欢，每天放学回来都游，能游个半年。孩子们邀请朋友们来的时候小孩子们也都玩得很开心。维护确实有一些learning curve，基本花一两个月把设备，管道，water chemistry搞明白了，后面就是一些routine的工作了。电的话motor费电不多，chemical基本一个月20-30，我觉得性价比还是很高的
I have a swimming pool. Maintenance is $150 a month. Not too bad. I don't think swimming pool affects home insurance price. We had to build a gate around the pool until the kids grew up.

重要提示，看到很喜歡的房屋也不要在地產經紀面前表達出來，因經紀會知道你好喜歡的原因，會刻意提高价錢。我認為要扮似慢不經意的睇樓，不要太過表達自己心中意思，讓地產經紀猜不到你在想甚麼，因我知道有些壞人經紀會說假話，扮有其它買家想要，之後再提高房價。因為他知道你很喜歡這間房。

Hi Jay and Ari, we believe that if a baby goes into a house and doesn’t cry or feeling uncomfortable, then the house is auspicious and good to go. This house is great !
I believed in the same thing. We once saw a house with animal head everywhere and although floor plan and pricing was perfect, we did not buy because my daughter screamed and cried. The seller was a hunter and I believed there's dead animal spirit everywhere.

给你一点小建议，这个房子着重要留意，屋顶，中央冷暖，窗户和外墙，因为这几样同时如果要换就要10万美元以上，其他的都是小数目，不过因为地下室没有装可以杀杀价的，装修一个合心意的地下室也很贵（3-5万）。
现在好区都是加价抢，加的不够根本没戏，没人敢杀价的🤣🤣

美国两千年之前盖的房子质量都是相当好。七，80年代房子也太旧了。选择90年代的房子年份没那么久。真的是非常棒。

恭喜你们拿下新房。我们第一个房子和你这个差不多大，有游泳池。今年刚刚换了个更大的房子，没有泳池，我真是太开心了😂。泳池除了日常养护成本，像我那个盐水系统，基本上每年都有东西会坏，计划外的成本基本就是额外1千。而且泳池过滤循环系统每天跑，电钱就会多不少。而泳池真正使用的次数屈指可数，远没有我想象的多。而且你的保险也会多，因为有泳池就要额外多买很高的意外险，因为比如说有邻居的小孩未经邀请进来，甚至比如小偷来了，淹死在里面，都可以讹上你。所以除非你真的非常喜欢家里有泳池（说实话一般家里泳池也就是party尺寸，想游泳的话没啥用），否则不要。
两千尺出头作为新手第一个房子很完美，你能知道哪些是你喜欢哪些是不喜欢的，很多东西只有成为owner才会了解，renter很难了解的。你家后院两棵大树漂亮，但也可能是隐患，比如刮风砸到房子之类，要提前修剪。另外树荫下以及树根往外长的话，会对草坪有影响。我家之前的房子就是后面一圈树，最后好草坪基本死光了，都是杂草

90年代建得房子质量比2000年以后建得好。没见到房子的外貌，从外观就可以大致看出设计，用料，用工的标准。利率高时，房价一般不会是最高的，除非是房源太缺。现在中介费也比以前低了。房子内部不错，厨房很大，浴室档次不低。感觉后院不大，院墙太低，小孩不能单独在外边玩。

盐水泳池很好维护的，制氯器每天开4-6小时，6度电每天，几乎什么东西都不用放了，家里有太阳能我的话泳池几乎没有费用

I agree with Ari. My brother bought a house with a pool, and it was used for a couple times one summer. They’ve had the house for 10 years…. Not worth the price of ongoing maintenance and repairs.
When it comes to the pool, maintenance definitely costs money, but it's not just about the expense. What really matters is whether the experience and memories your family will create during summer in the pool are worth the thousand dollars.
在美國買舊房子是不是該注意排水管，天花板等看不見的設施好壞，而且在寫offer時一定要owner寫明房子的真實情況，並承諾售後責任！祝你們早日買到自己心儀的property
“售後責任”在美国不现实。一般是报价接受后，在一定期限内你可以请专门的房屋检察员来做全面检查 （home inspection)。有问题可以提出要求或撤销报价。

This is totally different from my country , normally the agent will tell us how much the owner price and the buyer will bargain for a discount. Sometime the agent will jack up the price for extra commission or if the owner want cash fast they will lower the price.

优点：房子布局很好，4个卧室，地下室也有两个窗户采光。很棒！
可能算是缺点：1、院子里的树有点太高了，树的根系可能会对房子的地基有影响。
2、树过高的话，修剪比较麻烦。

Jai & Ari, sometimes it may not the price issue, it all depends on the seller willing to sell to which buyer, stay faithful and pray to God, and don't worry about the mortgage interest rate, when the economic return to normal, the interest rate will be going down! I remembered we purchased our first house on 1999, the mortgage interested rate was 7.2 % for 30 years fixed rate, after about few years, the interest rate down to 4 point something percent, so we refinanced the mortgage loan to reduce the monthly payment!!
