In Table no 6-D
Sr no . 3 : Road width 18 to 30 M.
Min plot size 250 m square
Min width of Plot 10 meter.
For above:
Minimum setback is given as 4.5 Meter.
My plot size is 127.1 meter square.
Width of plot is 8.34.
Both criteria are less than minimum.
How much setback i need to keep from Road side.
Road width as per plan is 18 Meter.
Length of plot is 15.24 Meter.
Front set back will be as per rule only..side margins as per H/5 .

No it's not applicable for shops.
if shop on ground floor then ground floor height will consider or not

Yes . From both sides.

Sir, Amenity space संदर्भात एक प्रश्न आहे.. वाचलेल्या माहितीनुसार Amenity space वरती शाळा, वाचनालय , बँक ATM , व्यायामशाळा , सभागृह बांधता येते .. माझा प्रश्न हा आहे कि आपण amenity space विकत घेता येऊ शकतो का ? आणि विकत घेतला तर त्यावर वरील पैकी एखाद्या कारणासाठी वास्तू उभारून त्यातून उत्पन्न कमावता येऊ शकते का ?
उदाहरणार्थ . माझ्या area मध्ये अंगणवाडी साठी भाड्याने जागा हवी आहे. माझ्या घरासमोर amenity space आहे .. तो विकत घेऊन अंगणवाडी साठी वास्तू उभारून ती भाड्याने देता येईल का ? किंवा सभागृह उभारून छोट्या छोट्या functions साठी शुल्क आकारून त्यामधून उत्पन्न मिळवता येईल का ? किंवा शॉपिंग कॉम्प्लेक्स किंवा इतर काही कारणास्तव वापर करून उत्पन्न मिळवता येऊ शकते का ?

अमेनिटी स्पेस ही जागा त्या local authority च्या सार्वजनिक वापरासाठी असते. ती डायरेक्ट विकत घेता येत नाही. तुमच्या प्लॉट मध्ये जर अमेनीटी रिझर्व्हेशन साठी जागा सोडली असेल तर ती तुम्ही hand over करू शकता किंवा develop करू शकता.

Step margin concept is not clearly mentioned. Why 6m, 9m, 12m for 24m, 45m, 60m height respectively? How it adjusts for H/5 rule

If in Non congested area plot area is 300 Sq.M. , Plot has two side 9.0 m Road, We are proposing Ground + 3 Floor building (On Ground Shops & Parking and Upper all floor Flats), What Shall be Front & Side Margin. Is Shops Allowed?
It's a Old Layout, so, 9.0 Road and Plot area is 300 sq.M. this combination is not there in 6D, so how to take margins in such cases?
Yes shops are allowed.
You should keep 3m on all sides.

माझा प्लॉट 30*72 आहे समोर 9 मीटरचा रोड आहे. रोड लगत 15 फूट व पाठीमागे 5 फूट , दोन्ही साईटला 3,3 फूट जागा सोडली तर परमेशन मिळेल का? नगरपरिषदे पासून तीन किलोमीटर वर जागा आहे.
मागील बाजूस आणि दोन्ही बाजूला ५' आणि समोरील बाजूला १०' जागा सोडावी लागेल.

If residential area is in compounding lay out & plot area is 9.14m×11.76m,front road is 7.6m then what would be front margin,side margin ,back margin.what is FSI for such plot & how many floors are allowed. The plot is in mahanagar city.
This depends upon building height and floors ..Base FSI is 1.10 + 60% ancillary FSI .
