@@livinginatlantanow6441 Subto student of 3 years here, thankfully we are not taught this strategy inside of Subto, we are however taught ways to protect ourselves in the event someone such as the seller tries to back out but not in this manner with us the investor not having even deposited earnest money. Pace created Subto to change the industry, people are taught to focus on collaboration and helping others, creating win win situations for everyone involved in the transaction, never to hurt anyone or put anyone in a bad situation. I appreciate how you broke down some of the details that are going into your decision. It seems like some people don't want to vote for Trump because of the way that he treats people or some of the outspoken things he has said. Like you, I don't love the guy and I'm not sure that I would love spending a lot of time with the guy (though I can learn from almost anyone!), but logically it seems that his choices will lead to the most opportunity and freedom in our country. Kamala wants to give $25k in down payment assistance to first time homebuyers. That would lead to two things; 1- More inflation. If customers who are trying to buy a certain product all have more money to spend - they will be willing to pay even higher prices which will lead to more expensive housing 2- Long-term, that $25k will go into the bank accounts of the people who currently own homes, because the first-time buyers will be using that $25k to buy a home from a current homeowner. On real estate the government taxes people every year last year people paid $620 billion in property taxes. That is a big reason why finding affordable housing is so difficult.
Being a veteran(US Army/Infantry), it looks like a free give away if Ms. Harris wins and bring us closer to socialism which is not a very good idea at all for the greatest country on Earth. As a former soldier that comes from a family that has served honorably, I respect voters as it is their right to vote however they please but being emotional is never a good thing when it comes to the bottom line (money in one's pocket.) Being a native San Franciscan (used the GI Bill to get my degree from UC Berkeley) and currently living in the South and loving it as folks are very appreciative and patriotic when it comes to military service (which I greatly appreciate.) I will be voting for Trump and for the record, I don't get "bent out of shape" over the candidates as all I care about is peace, prosperity and security for all Americans and an end to global conflicts that do not concern us (let's take care of our own infrastructure and people first.) Pace your gasin these hypotheticals to favor Trump. Kamala hasn’t proposed what your assuming on unrealized gains your throwing that out there as your opinion. Trump taxes have already eliminated some of the deductions on the middle class that has us paying more in taxes today. His plans on tariffs and this make belief of country’s eating the cost of goods sent to the US is laughable. Trump’s taxes are still in place and we’re already paying more under Trump taxes than we were a few years ago.

The way his tax cuts are structured the middle class has to pay more in taxes now than when they were first implemented. Thought about voting for Kamala to get the free handout for my college freshman that we just wrote a check out for $22,000 for his first year of schooling as the Democrats keep offering " free college and free handouts ". But after watching this video, the $22,000 is nothing compared to what we'd lose in tax punishments. We just canceled our insurance with my sister on our single-family investment homes because of higher insurance premiums locally ( lots of hail damage claims ) to go with a national that offered better rates. I had to tell my sister that we've already had to significantly raise our rents because of last year's insurance increase so we would lose money each month with another rate jump. It left us no alternative but to switch ( been with my sister for over 29 yrs for homeowners insurance ). Pace mentioned L.A., look what's happening in the entire state of Florida with HOA and Homeowner insurance skyrocketing as a microeconomic market for what will happen with the whole country with democratic party policy changes. We will likely sell everything and go into 5% tax-free muni's that Ben Mallah talks about doing and retiring. Retiring would mean leaving many of our contractor friends without jobs! This is seriously making affordable housing impossible! There's got to be a better way and better candidate to clean up this country's mess and $35 TRILLION debt?
Fact - Trump had feds consistently cut rates to pump up the stock market because the economy was in ruins. He also had Saudis export more oil to the USA causing a barrel of oil to go negative and bankrupting hundreds of American oil and gas companies and causing thousands to be out of work. Pace your gasin these hypotheticals to favor Trump. Kamala hasn’t proposed what your assuming on unrealized gains your throwing that out there as your opinion. Trump taxes have already eliminated some of the deductions on the middle class that has us paying more in taxes today. His plans on tariffs and this make belief of country’s eating the cost of goods sent to the US is laughable. Trump’s taxes are still in place and we’re already paying more under Trump taxes than we were a few years ago.
I’ve saved 17,500$ with trumps tax plans alone this year. I don’t know what the fuck your talking about.

The way his tax cuts are structured the middle class has to pay more in taxes now than when they were first implemented. His new plan after he’s back in office is going to be worse if he gets to implement tariffs at 10-20% on imported goods from countries he don’t like. That’s going to be a tax on everybody including you.

Thought about voting for Kamala to get the free handout for my college freshman that we just wrote a check out for $22,000 for his first year of schooling as the Democrats keep offering " free college and free handouts ". But after watching this video, the $22,000 is nothing compared to what we'd lose in tax punishments. We just canceled our insurance with my sister on our single-family investment homes because of higher insurance premiums locally ( lots of hail damage claims ) to go with a national that offered better rates. I had to tell my sister that we've already had to significantly raise our rents because of last year's insurance increase so we would lose money each month with another rate jump. It left us no alternative but to switch ( been with my sister for over 29 yrs for homeowners insurance ). Pace mentioned L.A., look what's happening in the entire state of Florida with HOA and Homeowner insurance skyrocketing as a microeconomic market for what will happen with the whole country with democratic party policy changes. We will likely sell everything and go into 5% tax-free muni's that Ben Mallah talks about doing and retiring. Retiring would mean leaving many of our contractor friends without jobs! This is seriously making affordable housing impossible! There's got to be a better way and better candidate to clean up this country's mess and $35 TRILLION debt?

Fact - Trump had feds consistently cut rates to pump up the stock market because the economy was in ruins. He also had Saudis export more oil to the USA causing a barrel of oil to go negative and bankrupting hundreds of American oil and gas companies and causing thousands to be out of work.
