    Love your channel. We live in California and bought a house 10 months ago to Airbnb. I am striving for FIRE. I think it will happen hopefully in my 40s! I'm hoping the house will help us. I live in the San Fernando Valley and couldn't afford a home here so instead bought one 2 hours away in a camping community. Some think we are crazy, I know it will pay off.

    Thanks for another informative video, really loved the editing! Can you make a video doing a deep dive of each of your air bnbs and how much they are making? what areas you guys chose and why, the costs involved for furnishing and setting up for a smaller house vs. a bigger more luxurious house? the video showed simple easy to understand numbers but it would be nice to get a more detailed version of the properties you guys have! thank you

    Great video and insight. I’m 36 and about to hit level 3. 04/01 I will be leaving my 80k/yr job(Texas no state taxes) at a fortune 100 company that I previously thought I’d retire from. I’m chasing time with my wife and 2 daughters. I’m going with mixture of fix and flip along with short term rentals. Raised capital myself with my previous savings and recent properly sale. So no investors needed, just myself. I look foreword to keeping up with your channel. Be well.

    You two are so awesome. Tony your are super smart and am so happy I found you guys channels. Am a doctor looking forward to specialist in Emergency medicine but lately I have being thinking of either leaving medical practice completely and dive into real estate with part time lecturing in college or university or completely retiring and facing my real estate business.     Hello real estate Robinsons, Tony I absolutely love the podcast listen to you guys everyday. I love the dynamic you and your wife has on this venture of short-term rentals my wife and I are going to do the same thing in Puerto Rico this summer it'll be our first time. So I wanted to know if you had any advice on how to jump into a short-term rental market like Puerto Rico there's a lot of short-term rentals down there not enough hotels I'm not scared of the competition but just wanted to know what was the best course of action to take jump into this, Puerto Rico is not talked about much in short-term rentals any advice would absolutely help

    One thing that you HAVE TO figure in is what do you need to do if seller takes Washer/Dryer and scratches up the floors
    I had to buy new Washer, new Dryer and have the floors redone ...about 2500 just for those 3 items!
    Should those pre-rental expenses be included into "Closing Costs" ?

    I get reinvesting in more properties with the cash flow you obtain from them, but that startup cost is a tall order. Especially if you want to purchase a property that will provide an attractive return. Very good video though.

    Great Video Tony and Sarah!! Loved how professionally you presented this information. Question though: How can someone live with $6000 a month (72K a year) income in CA because 1. CA is very expensive 2. we have to pay taxes also and that will bring down net income to somewhere to $65K, correct?

      The numbers here were more for example sake. The actual numbers will vary from city to city, but the framework should hold true.

    Wow. I really like you ended the video by explaining the break down of how you can essentially keep buying STR properties. AND how it takes less time to save up for each. The only question is, how to factor in DTI as you grow? I would think the 60k all in for each property would need to keep increasing for the people who let’s say have almost 50% DTI. Anyway wow, this really made me start thinking 🤯

      DTI can definitely turn into a limiting factor, but that’s where partnerships can help bridge the gap!

      After two years of income from a property most banks will start to see that as a part of your income and it works towards your benefit. I'd ask banks in your area if that's how they work!

      I would have started earlier. I’m trying to get my daughter excited about real estate and want her to pick a property and start before she’s 20. She’s learning the business now. There’s no excuses. If you need money hustle, ask family friends whoever you need to then buy that first property. Improve the property, rent and refinance. Rinse and repeat until you have the money to buy on your own. Can’t stress location. Example a beach house will cost more but will appreciate at a higher rate. Find an area that’s up and coming or a town next to a destination and make it better than your competition. Just hard work up front. Management companies are horrible, if I’m being honest. Still need to watch everything closely. Now this hard work is being done for you! So it’s rewarding. Like monopoly in real life. I love adding properties to our portfolio. Hint, you can literally put an address into VRBO and they will give you an estimated income.

    $2000 in cash flow? I think this is crazy it must be in California market? Nice video but the cash flow i think some is wrong is too high. Cash flow is the left over money after u pay all the bills you don't get to keep the full rent money unless the house is payed off. Right?

    I would love to know how you can continually qualify for the 'vacation' home loans (lowest down payment) or if you are doing a mix of vacation, investment and DSCR loans. Thanks!

      As long as the house isn't in the same area as your other vacation house, you can get another loan, as long as your DTI supports it. Probably using DSCR loans too.

      Tony probably raises money and partners with investors. They typically get the 10% vacation/2nd home loan, then he QCD’s his LLC on the deed of the property. So I’m sure he has his own 1-2 properties that he got a 2nd home loan on for 10% down payment, and also has others with 20% down investment loans, but he also has investors that bring the capital, and he and Sara manage the properties. Hope this helps!

      @@ryanbeck7166 Yeah we will not have the DTI to get a 2nd vacation loan until we get the tax returns (show income) on the first one so probably going to have to go DSCR for the next one.

      Yes! It’s a mix of all financing. Second home loans, DSCR loans, and typical investment loans.

      We have friends that crush it with arbitrage. We may get into one day, but our focus right now is ownership.

    When you are reinvesting the cashflow into additional STRs, is that income taxed or not taxed? In your example for purchasing the second STR after 30 months, the implication is that the income is not taxed. Love your channel and content. Tysm!

      Your income from your STRs is definitely taxable, but consult with a CPA to see what ways you can leverage your property to reduce your tax burden.

    Great content guys! Keep up the great work! QQ: Is the 2% - 3% of closing cost you mentioned based on current market condition or it's just an approx based on older mortgages you guys got? Apparently the government increased the closing costs for vacation/second home mortgages just recently. We are now closing an STR with conventional loan, putting 10% down payment but our closing cost is coming about 4.7% of the purchase price! Isn't it too high?!
