      9 times out of 10 in the Houston area new construction is going to be 3%+ since you have to pay off the MUD bonds. These houses are no different, but there's tons on the market because between mortgage payments and sky high property taxes they're about $7k/month and compared to what else is on the market they're just not worth that.

I’d love to know how you envision creating that kind of safe, exclusive environment!

    Can you find or get into one of these $600K to $800K new houses without having to live in a HOA community? I can’t stand HOA and more and more people aren’t wanting to move into neighborhoods that have them.

    • @houstontexasliving33
      @houstontexasliving33  29 วันที่ผ่านมา

      Great question! It’s definitely possible to find homes in the $600K to $800K range without being in an HOA community, though it can take a little extra searching. There are plenty of areas around Houston, especially in more rural or semi-urban locations, where you can find newer homes without the restrictions of an HOA. Are you looking for a specific neighborhood, or would you like some recommendations on HOA-free areas that might fit your price range? Would love to help you find the perfect spot!

    Creekside is pseudo Woodlands, in that it has been included in The Woodlands Township, but excluded from The Woodlands schools and Conroe ISD. Creekside is Harris County, not Montgomery County, which means it's practically Houston. Proper Woodlands residents recognize this. Lots of adjacent subdivisions are trying to claim "The Woodlands" designation, but the true Woodlands is 99% built out.

    When you say “50ft lot”, does that mean 50ft x 100ft lot?

    • @houstontexasliving33
      @houstontexasliving33  29 วันที่ผ่านมา

      Great question! Yes, when we mention a "50ft lot," it typically refers to the width of the lot being 50 feet. For example, a common lot size would be 50ft x 100ft, giving it a standard depth of 100 feet. However, lot sizes can vary, so it’s always good to double-check the full dimensions when you’re looking at properties. Does that clear it up? Wrong! We don’t pay HOA in The Woodlands. There is a very small fees (trash pickup, etc) that is included in property taxes, but there is no HOA fees. Living in The Woodlands, we do have to follow rules imposed by board members of The Woodlands township, but there is no HOA management.

    Stay away from big development housing. Building multiple houses at the same time I question the quality of it. They are building for quantity. Also your buying from the builder and most builders request you do a home inspection after closing. The guy even says it when it mentions the developer in the beginning of the vid.

    • @houstontexasliving33
      @houstontexasliving33  29 วันที่ผ่านมา

      That’s a fair concern-when builders focus on quantity, quality can sometimes take a hit. A home inspection is definitely key to ensure you're getting the quality you expect. Have you had any experiences with big developments where the quality didn’t meet your standards, or do you have suggestions on how to find more reliable builders who focus on craftsmanship over volume?
