Stumbled upon this older video. Some good nuggets here especially hiring someone specialized and NOT those that do residential and are " breaking into commercial". Look for brokers with CCIM or SIOR designations and actively doing deals. Also, there are a lot of factors that affect market price. Rarely is going around the broker a good idea and if you have a good tenant rep broker that knows the market he can inform you good deals vs average deals vs bad deals and argue intelligently to get you a better deal. Mr. David has more leverage in this scenario. Yes, brokers get paid for their services (we do a lot besides negotiate the deal) but most of pride ourselves in getting the best market deal for our clients, which in turn leads to more referrals. Great starter video as a lot of clients don't understand how it works.

Hey Patrick, love the content and this one was spot on the money. This is exactly the position I'm in right now as I'm about to aquire a space for my business. Here is what's going on right now. The space is a brand new building and in the heart of downtown where all the cruises arrive. The building is designed purely to provide different sources of entertainment. Thing is we would be the first company to open and not knowing how soon others will open is it fair to request additional free months while we wait for other supporting entertainment businesses to open on sight. I have faith my business will survive on its own but my legal team thinks it can be negotiated in a way that they could maybe approve that as well.
Unless you get a tenant representative who is paid by you and incentivised by the savings he/she can generate for you, ie: the tenant representative gets a percentage of the difference between the value of the landlord's initial offer and the value of the final offer.

I like this knowledgeable information. I'm assuming it's the same for retail space. Here in St. Louis, MO...everything is NNN...there are loads of vacant space here and folks owners are so greedy that most are not willing to work with startups. Examples: worn down retail fronts sitting for years and they want top market rent/lease and not willing to make repairs, etc. Sad. Oh and popup stores has yet to catch on here in St. Louis.
Omg, I live here too but I am going back to Atlanta. I am having the same issue. I just need a small office and I can't find one. They are just large spaces, which are very expensive. Small businesses are kind of ignored here.

You're right, I shouldn't call them scams, but some of these people are charging $500 for their exclusive online courses. I'm sure they do bring some value, and I suppose they are smart for including Lamborghini's and mansions in their videos, but it's just not anything I would buy. You can find almost anything for free on the internet.
ask what percentage of office space is being used know that is 90 percent theyre fine but 30 percent they need tou to maximize profit cutthroat if ur public they only want money they dont care but privately is better they understand better ●educate ur client● tell them why its overpriced etc. if broker is annoying u can deal with ceo etc. and make it easier for them u can use other people if ur asking for good deal if theyre stubborn u can also trade office spaces if u want never get a deal broken get creative
