This list Is GOLD!!! Made over 200k last year off this lead type! Although we manually had to pull leads from probate office lol! This makes everything soooo much easier!
I work exclusively probate myself, what do you find is the best way to contact the petitioners? I use strictly direct mail but my market is competitive so I want to be the first one they call. Any suggestions?
@@518allday1 Our main lead generation source is direct mail aswell! We also use text blasting and cold calling! We feel a letter to the property owner is a better choice in a time of grieving. If we do not receive a call back 10-14 days after letter is sent we began calling and or texting!

I wait for three months after the probate has been listed before I contact the PR or the heir on th ephone. Ninety days gives them enough time for the loss to be not so fresh so they won't feel as bad. Sensitivity is needed in approaching probate leads but the profits are potentially large

I just started w prop stream and this is huge!! There are several list sources for probate and most are $150/mo + depending on county size. So Propstream becomes cheap w lots more types of lists that can be pulled. Thanks for the tip.

You're at an advantage if your county provides the "Register of Wills" on-line. That way you can check to see if letters have been granted and taxes paid.

Good stuff! They also should come out with a niche list for post probate leads. I got a lead referral from a seller whose son died 2 years ago and they didn’t put the property through probate so the mom is selling the home and just had to get an affidavit of Heirship signed with parents and siblings done through the title company.I got the buyer lined up and now we’re just waiting it out. I’m like damn I need more leads like this lol

The problem is it doesn't give a point of contact. Okay we know the owners are dead but obviously we cant call them. They need to supply you with the executors of the estate within the data set.

@@thedogecoinmillionaire54 WE specialized in relationship building via Mls, broker, and others We never done many directing mkg to seller, it does not make us want to wake up in the morning. We came from 120 plus deals a year to less than 40 so, we are rethinking in the cycle and we should hire some marketing young stud.
Thanks for the vid. Two questions, if you skip the list, are you getting deceased peoples numbers? Do you need to try to find the executors numbers? Do I need to filter for last sale date? The list that I pulled up had numerous properties that had been sold in the last year.
Go onto free people search there you will get deceased people but there children info on there as well as spokeo made over 500k this year

Struggle though to find content where you go over specifically what worked for you on probates as far as your systems of initial contact, what you stated to them initially at first contact, and your specific system of following up that led to so many probate conversions. What should be done if I want to send postcards to these probate leads and the deceased owner was the only person living at the deceased owner's? The postcard is just going to a deceased owner's address who obviously is not going to respond back since there was no other person living at the house who would have been able to reply to the mailer. Am I missing something here?

I don’t understand how this list is more helpful than the probate list from the county. This doesn’t give you an attorney or executer which is who you need to contact. Not the deceased... with that being said it’s also pre probate so mail might be an option?
its not, the county listb will always be the best as it is the freshest

So when we skip trace this information would we get the executor contact information instead? Or the person that died old phone number? Or a little of both..
Good question!
You’ve got to try to find the executor... in some cases you will be able to figure out who it is by where the tax bill is going... sometimes you’ve got to dig a little deeper

I said the same thing I run into deceased homeowners all the time and it’s hell finding executor when the relatives have never been to probate
Two things to remember on these, someone is going to be picking up the mail or it has been forwarded to someone to address any bills or other obligations. So at the 60-90 day point send them a direct mail, you are going to get one of the heirs or the executor.
The other is on the skip tracing, if you go that route, include family/relatives in the trace if it's available.

I'm in suburban Chicago, I just skipped 1500 properties and had an unusually high amount of "wrong number" responses. (Which makes sense if the owner is dead. (From Batch)) So I mailed the list and had a staggering amount of returns. My guess is that this list is going to need some tweaking before it pays off.
How many mailed back? I keep trying to call and getting “wrong number” too. Do you have a few working now?
@@MrLoganbuddy I had about a 12% return rate. What I did was type the owners name into google + obituary found the son/daughters name and looked them up. I’ve only done this with 30 thus far (time consuming) Soon as I get this done I see how it goes.

@@LooseBills I stopped pulling the list from PropStream. Their probate data is 3-5 months behind. I figured out an easier way to pull the list and before any of the data becomes public. I have $52k in assignments pending right now.
