It’s beyond disgusting in Melbourne Tom, 85% of agents doing it in every suburb. Task force not doing its job very well.
Tom, you forgot to mention the property on Waterloo Rd Greenacre got sold for $700k above reserve because it is a B2 zoning property.
Regarding pocket listings that dont sell and convert to an on market listing, does that mean the vendor signed an exclusive authority for potentially 120-150 days?
QLD can only have 90 days at a time. You would need to do 1 for the pocket listing and 1 for the on market listing
In times like this interest rates above 6 percent underquoting backfires. As the potential sellers will get finance 5 to 10 percent above prices they ask the real estate what they want.
Underquoting is illegal. I proffer to be ownest and try get closer to what I want.
If not negotiate after auction or during the sale process even if it's not a auction.
Some good, common sense points in here about quoting, timing and listing strategy. But common sense seems to be quite uncommon these days!!
Tesla don’t spend anything on marketing.
Tesla works on publicity either free or paid as well as word of mouth. It's called product placement. Theres still a marketing budget for that.

It’s a drastic change, considering CEO Elon Musk’s 2019 declaration of “I hate advertising.”
Most of Tesla’s ads have been on TH-cam, however it has recently placed video ads on Facebook, Instagram, and Musk-owned X.
And while the spending budget might seem like it got a big increase for 2023, Tesla’s ad spending is pennies compared to other big carmakers. For example, General Motors spend $3.6 billion on global advertising and promotions in 2023. That comes out to $580 in spending for each of the more than 6 million cars the company sold.
