    Those are not even close to be the best neighborhoods in the city, those would be, Montebello, Montecristo, Club de Golf La ceiba, Yucatan Country Club,

      Totally respect your opinion. Montebello and Montecristo are definitely nice. I like La Ceiba and YCC but those are not really in the city in my opinion.

    I lived in Residential Bancarios...it was beautiful with a pool. 5 min walk to Starbucks & Walmart Uptown...& 10 mins to Sears. I miss Merida!

    there is drainage issues and flooding when it rains in the north of Merida. bur overall i love Merida. he have an airbnb in Uman

    That rent for that house with the solar panels is like $2,800 can/month. Not very cheap for Mexico.

      @@Mexitplans I’m not up to date on MX rents but it doesn’t sound too cheap for Merida. I’ve seen other videos where the rents are really reasonable though. If I’m going to pay around 2800 a month Canadian dollars then I’m cheaper to finish my retirement years off in Canada, maybe move to the east coast where real estate purchases are much cheaper than the merl Toronto area.       @@TripReviews There are two economies in Merida. There are plenty of places less expensive than this one. But this is in one of the best areas of town so it’s going to be more expensive than other places. This house is also Big. I’ve followed the rental market for the last 5 years. I can assure that there are places less expensive but everything is going up.

    Hi. Thank you for this video. I don't always make through to the end of videos on Merida because there are so many now. However I stayed to the end and was rewarded with information about the INM location. I just got residency 3 days ago.

    Manifestos is cool little place. I lived at Sky City in San Ramon norte for about 2 year during covid before moving to Thailand

    Doesn’t it depend on what your definition of “best” is? They look/sound beautiful to me. My tastes are simple. I respect and enjoy the natural, rustic beauty of Mexico’s older colonias & barrios. (My fav so far is Santiago. Go figure! Lol) Love your tours, Monty. I’m going to check them out too on next visit.

      No I am a road cyclist and we ride on the highway to Progreso and then the road that runs along the coast. The farthest I’ve been so far is 120 KM which was to Telchac Puerto. My goal for the year is to ride 160K in 1 day.

    How much has the value of the home you have been renting increased since you moved in?

      Great question. It’s super hard to say. There are 6 houses for sale that have been on the market for over 1 year within 1 block of me. So I’m sure the value has gone up. My landlord wants a ridiculous amount for my house to purchase. I’ll keep renting it cause the math doesn’t add up.

      @Mexitplans we bought our house near La Plancha 6 years ago for $160,000. Our realtor thinks that it could now sell for $400,000. We have probably spent $40,000 on improvements. So perhaps we have gained $200,000 over 6 years. That's an increase of $33,000 per year, or $2750 per month. We did originally rent out the house for $100 per night on Airbnb when we were back in Canada for the summer. For long-term rentals, we charged $1000 per month. So we have saved at least $6000 per year on rent (winter only) plus the $30,000 annual gain in value.
      The math has worked well for us in Centro. Perhaps it's different "up north"

      @Mexitplans one more thing. We were unhappy with the high cost of electricity when our Airbnb guests used the air conditioning a lot in summer. In fact, CFE put is in the "penalty" zone, which doubled our bill. I think our last CFE bill was $12,000 pesos for two months. We spent $150,000 pesos to install solar panels, which reduced our next CFE bill to $43 pesos, which is the minimum administration fee. The solar panels have now paid for themselves, and we are enjoying "free" electricity and air-conditioning. You can't do that in a rental, or if the rental has solar panels, that would be reflected in the cost of the rent.

I looked at adding panels to my rental ñ, which is ok with my landlord, but even at my highest bill which was 13,000 pesos for two months it would take several years at that level to pay for the panels. If I owned a home here it would be a no brainer.

      Honestly, flooding is street by street and normally only for a few hours during or after the rain. So, yes I'm sure there are streets that flood. At the beginning of the video at 00:10 seconds in you can see that the sidewalk is super high to the street. That is because this street floods whenever it rains hard.

    Do you have any idea how much a single story in the areas you are walking right now would be to purchase? Colonial Mexico?

      Zero. It truly depends on what the owner wants to ask. The problem with real estate here is there is not a MLS or something to know what the previous home sold for or comparables. It is Totally different than in the states and Canada. So we passed a house that was for sale before the one with the big porch. It was a single story córner lot. It was listed for 300K usd which was bizmare. I have no idea if it sold or if they simply removed the sign or changed companies.

      @@Mexitplans yeah that is a lot of money. We actually put a house under contract and had to back out because when we returned home, USA both my husband & I had medical emergencies that prevented us from listing our house to sale it. And now we are taking care of a family member that is on hospice.
      We cannot wait to get things in order here and be able to come and purchase a home in Merida. Real Estate is so different there. And we really have to be careful for sure. I am starting to hear house purchase prices are starting to come down a bit there. Not sure if that is true. Do you know, are you hearing anything? We were just there again in July and prices seemed very much increased to me.

      It’s hard to say. Things in centro sale fast. There are 6 houses for sale within 1 block of me. Most have been up for sale for over 6 months now.

      There is also a ton of new development. Which makes me think. When I could build. I’m all about buying land first.

      @@Mexitplans that is a smart way to go. Because we are older now we prefer to buy something and fix it up if needed so we can just move in. Thank you for taking the time to respond. I really appreciate it.
