  • Watch Grant Cardone explain what it means to underwrite a real estate deal. Find out why it’s important, who should do it and the calculations involved so you end up with the best deal that will make you the most money.
    An underwriter determines how much risk the lender is willing to accept. In most real estate loans, the property itself is used as collateral against the borrowed funds.
    Grant uses several underwriters on a deal so he can determine the WCS (worst case scenario) to make sure the deal will be profitable.
    He looks at the GSI (gross schedule income), studies the EGI (effective gross income), deducts operating expenses to reveal the NOI (net operating income) and uses this data to calculate a capitalization rate so he can determine if the deal is worth pursuing.
    Underwriting is another tool to learn when it comes to investing in real estate.

      It would be a great revenue producer for you Grant, and a great help for us. To have a mobile.app with your criteria as we look at property that can give a.quick assessment of cap, price point, noi, gsi, and other calculations that can give us a quick idea on whether to even five it a serious thought. By no means should it be a main way of troubleshoot to see if a deal is good or bad but rather an intial quick assessment.

    uncle G , sorry but i dont agree ,, bigger pockets and millions of other investors started small with single homes duplexes triplexes 4 units , and so what if a unit becomes vacant you go in with your crew and prep for next tenant . not everyone can come up with 2 million dollars , for 16 units bigger apt complexes also have more turn over of tenants , more so than single family homes , ,

      Joseph Bianchimano all GC is saying is that it is risky to do those 4 unit deals because it has very small upsides. All billionaires have said the number rule of business is to know who your buyers are before you get the product. Who are you going to sell a 4 unit apartment to?
