- File No. PP23-007: The proposed Title 20 (Zoning Ordinance or Zoning Code) updates include the following:
1.The proposed changes will update single-family residential development standards to clarify:
Pedestrian access improvements to be allowed within side setbacks.
Retaining walls to be allowed within setback areas.
Rear yard coverage calculations to not include overhangs.
2.Add new use related to indoor sales of zero emission vehicles within the Downtown zoning districts.
3.Add new Code section to allow for the condominium sale of ADUs in accordance with Assembly Bill No. 1033 (AB-1033).
4.Amend Parking Chapter to rectify long-term and short-term bicycle parking dedicated to residential projects and ensure consistency with prior approvals.
5.Amend Permanent Supportive Housing code to:
-Include references to the state bills for compliance.
-Update the definition of Permanent Supportive Housing to match the State’s definition; properties with at least 25 percent units dedicated to permanent supportive housing to be considered permanent supportive housing project.
