MZ PROPERTY INVESTMENTS so the guy was being super difficult. He wouldn’t tell me how much he owed on it. And he insisted I make an offer before he gave me any info. So I looked it up and he had just bought it four months prior for $580k and it was marked with asbestos siding. And my offer was obviously lower cause the comps were coming back $524-$540k. I don’t have flipster yet. So I was really lost.

So originally I was going to wholesale them but when he said that they were free and clear no mortgage I thought immediately about owner financing / lease option which he likes the guaranteed payments over a 30 year term. -> best part 0%, 30 year fixed term payments, no balloon. I can option or not he doesn’t care. 2 properties are next to each other and the 3rd one is closer to downtown where I live. My exit strategy at the moment is to wholesale 1 and put the other 2 into VRBO / Airbnb. Thoughts? (I live in a big tourist area) so looking to bank on that or worse case make 1 lease option long term rental and make the other into Airbnb / VRBO. Really wrapping my head around the most income I can get from them. Since I bought all 3 he gave me an amazing deal. Since they are rentals they were already in rental condition no repairs, maybe some paint and few minor things for Airbnb quality. Of course furnishing for Airbnb standards which I’ll gladly pay. Anything you’d do differently?
