      That take away for me is to take risks in those appreciations. Dave R. Would poop if you asked him if you should buy a lotus Elise. But graham bought slightly used when most depreciation had taken place. - Graham also did a lot or at least some of the Remodle work himself. - Great video - however 2021 is a different story. I’m in UT we just bought our 10th rental. Worry about realestate drop. But it makes sense for us because the company is doing 1031 exchanges on commercial assets. Because we have cash needing to be tied up we are buying. I’m not a realtor, but i did a classified post “sell your home, don’t move and maybe don’t pay rent” we adjusted the sale price to cover a years worth of rent and immediately had equity. I took the REPC and made a deal the next day from the listing. Very blessed. Thank you

    I wish you had this platform when I was in my 20's, in my 40s now I'm listening and learning. First things first, get yourself debt free first and its butter after that.

      Absolutely, however not all debt is bad! Cheap debt used to buy assets is a wise choice. The difference ultimately is you want to use debt to be a producer, not consumer.

      nono not smart. debt is good with these inflationrates.
      also paying off a house doesnt get u anywhere because the money is stuck. + u need to pay more taxes

    Loved the opening when talking about these athletes making money, "usually it's a train wreck... But sometimes they end up building their wealth!" The honest truth is that there is no better university than the University of Hard Knocks and doing exactly what you did, Graham. The get rich by Tuesday mentality often results in a poor by Wednesday result. From pure experience and wisdom gained from others, the equation to wealth is actually really simple: Consistency + Patience = wealth. Not necessarily how much I am making, but how am I saving and moreover growing my dollar over time.. Don't be fooled by the allure of those who "made it."

    Getting in real estate can get you to a million really quickly, and I love the idea getting your account to no money at the end of the year so you knew you had invested all of it! That first million really is amazing and changes everything. Thanks for the great video Graham!

      @@GrahamStephan saving money when you are young is more effective then saving when you are older. You can retire early if you are frugal when you are young and delay the payoff of your work for increased fun when you are older. The problem with having the time of your life when you are young is the rest of your life just feels like its downhill from there. After doing that myself I would rather feel life is the opposite and gets better over time.

    I also don’t spend any money. I’m not sure if it is the right decision, but when I try to spend my own money I just think that there is something better to spend it on. I am not old enough to actually earn money, but saving your birthday money every single year since you were born actually gets you quite a bit of money by the time you are 15.

    I think the pandemic has taught people the importance of multiple streams of income. Having a 9-5 job does not mean security its having investments and side hustles that are working simultaneously to keep you thriving in life.

    Even though your Lotus was a "liability" you used it to network with clients and leveraged that to make more money. If you did not own the first lotus, you wouldn't have met those people. So you essentially turned that liability into an asset.
    It also gave you credibility in your early YT career. People saw the car and automatically assumed you were successful and knew what you were talking about. These materialistic things don't mean anything, but they do attract attention. Attention is the new currency.

    Graham, you are very helpful and thank you for sharing your experiences, I’ve learnt so much from you. I’m almost 30 yrs old and have finally saved enough money to buy my first property but I’m now considering one of two options. I really would appreciate your advice Graham. Should I: A) Buy a rental properly first then cashflow it to buy my first residential property a few years later (which means living with parents till I’m 32) or B) buy a residential property first and then start saving again from scratch to buy my first rental property.

    See it's great to want passive income, but part of the housing crisis is built on the fact the supply of homes shrinks when too many people are hoarding up properties. Maybe it's not personal landlords but big companies like BlackRock buying them all up but housing affordability is a big issue but a lot of people try and treat real estate like a monopoly board collecting and renting out in an endless cycle. Food for thought

    im 30 I finished university and I still cant find a job. I am still applying for jobs. Everyone is asking 1-3 years of experience for entry level position . So the answer is, no you cannot build wealth. unless you want to work in a warehouse or grocery store where you don't need education and working conditions there are horrible.

    I bought a 2016 Z06 at 26, (before the market boom) I rent it on Turo and it costs the same as a Honda Civic. Still probably not a smart buy, but "you only live once" and it's an amazing time

    I saved enough to start my own business. Will be launching summer of 2022. If things go right, I will be able to save enough to buy a rental property.
