Here in Florida, any Joe with a pickup truck thinks they are a contractor. The lack of craftsmanship and skills is shocking. Florida is more like the Wild West, with no checks and balances. Builders just use the cheapest subcontractors they can find.
I agree. Some of these builders build way too fast to take advantage of a hot market. Now that the market has slowed a bit, it is better. As you know some builders are better than others with supervision and finishing work. I refuse to take some clients to certain builders where I have seen nightmares. Also, the City needs to do a better job with their inspections to protect us from consistently bad builders.
What is happening here is not unique to Florida, There are many home inspectors who are doing videos on New Home inspections all over the country. This guy is in Arizona. www.youtube.com/@cyfyhomeinspections
I hired a Builder based out of Port Saint Lucie to add a addition onto my home a the quality of the build was horrible and of course the city inspectors approved all of their permits. The builder refused to accept responsibility for the damages or correct the damage.
I am sooo sorry. That is your home! It deserves respect. Hiring a building engineer to provide a report pointing out all of the mistakes that Builder made, and taking it to court cost money that you may not recover. What are you planning to do?
Exactly! I talked to our city council person who said they do the best they can with the personnel they have. He said he will look into the builders with issues. We will see.
@@ddf235 I did a video on Astor Creek... Look, it is fantastic, but expensive. Many of the houses are the same models as PGA Verano but 40 to 60,000 more for the same house. The models exclusive to Astor Creek are even better. The golf course is great, but needs to mature. The facilities/amenities are top notch, and Kolter is probably the best builder on the Treasure Coast. The location is tucked away but not far from local amenities... I the end, it really comes down to the cost. I would live there in a heartbeat but it is beyond the means of a retired school administrator/real estate agent.
I wouldn't buy a new construction I understand the older houses are harder to insure, but they built on much better land back in the day and they built a lot slower, with more care. Established neighborhoods are what I grew up in, and what I bought into
In my opinion, Most of it is lazy or incompetent Building supervisors who mail it in. If you get a building super who is supposed to be watching the sub-contractors that is lazy and who doesn't check the work of the subs it's not long before those subs will start to let shoddy work slide because they know no one will even look at what they have done. Sometimes you may find out the super has a "friendly" relationship with the subs, an inappropriate one. Builders need to do a better job of watching the men that they hire as supervisors. Who is supervising the supervisors?
Man, I can't agree more. The local government inspectors that sign off on this stuff are just as culpable. I always recommend a good inspector or someone in the business on the consumer side to check the build at each level. If a builder will not let a inspector on site, maybe that isn't a builder anyone should deal with.
Metal roofs are needed, raise the house off the ground, draining a swamp and building on fill isn't a good idea, the water supply is undrinkable by humans . The water test is to put the water in a ball jar and leave it covered for two weeks, open the jar and you'll get an idea of what your drinking and bathing in.

Better check soil compaction. ND What soil used.
Absolutely. Explain more so the viewers understand what you mean...
Looks like they need to ask why county building inspector is signing off on these builders?
Exactly! I talked to our city council person who said they do the best they can with the personnel they have. He said he will look into the builders with issues. We will see.
Man I'm so glad I don't live in Florida...so many less issues when you live/build in New Mexico.
No doubt the builders have to get it right. The SW has lack of water issue. It is a beautiful part of the country.
What’s your opinion on Astor Creek? Thanks!

Bad building in Wellen Park Sarasota county
Oh no... Sorry. Did something happen with your build?
I wouldn't buy a new construction

A water treatment system is not a bad idea. Up and down the Treasure Coast, water quality could definitely be improved.
The curboleros eyeball everything.

St Lucie west
Are there any good non greedy builders left?
Nope. There are also few greedy agents. The builders at least need to build and stand behind a good product!
If only realtors had the intelligence and work ethic to be a builder.
