      Not every home has HOA fees! I had a house in Beverly Hills, Fla. (27 miles from Ocala) & there was
      no HOA fees there! p.s. I paid $30k for it in 1990 & sold it in 2004 for $55K! I can't believe the prices now!

    That's fine and well! Yet, Florida home insurance is problematic, property taxes are rising, there is the flood insurance issue, increased traffic, and rising cost of living. I was considering purchasing a vacation/residential home in Naples, Florida. Instead, I bought a beachfront home in Costa Rica for approximately 50% less than a similar home in Naples, Florida.

    It's the unpredictable rising home insurance costs that stopping some people from buying. Most homes older than 10yrs are getting dropped from insurance and new constructions are too far inland with hoa restrictions.

    We had a contract on a house in Florida and between home insurance and car insurance, it was $10 to $15K more per year than what we pay now. We could not justify the move. We have a teenage driver now and one soon-to-be driver. That hurts the wallet.

    Had been looking to retire in Florida in one of the beach areas. Decided against it due to the high prices and insane property taxes. I would pay all cash but don’t want to take a big hit if a hurricane destroys the home

    Two bedrooms on one side of house and master bed on the other side is called *Split Bedrooms"
    Our home cost $170K , 2 bedrooms and one master bedroom , 2 full bathrooms, living room, kitchen, laundry room ( main floor ) 25x 32 Deck
    Lower Level has Family room , Kitchenette , 3th full bathroom, 3 closest , 4th bedroom outside patio ( underneath the deck ) which is above .
    Oh yes , we have 3 car garage and a Large Yard , where if you want a swimming pook , you have the space . Taxes here $2,500 a year , NO HOA's !!
    We are the only owner , this home was new , when we bought it , which now it's paid off in full .

    I think Insurance may be slightly less in middle of State, like Lakeland FL. its middle of State ,btw try not buy Frame house in FL, big termite infestation and mold from insane humidity. Here south FL paying $4800 Insurance, neighbor over $ 8000, friend just got renewal for $9500 year, also auto insurance among highest in Country cause lots of uninsured folks

    I was looking at this type of new home in neighboring Auburndale just before the pandemic. I didn't buy then, one of my pet peeves with these new homes, whether a 3/2 or 4/2, is that there is no view out of the front of the house towards the street except through a bedroom. The other thing I can't abide is having the kitchen and the living room as all one big room. I think that is a horrible design, I don't want to live in my kitchen.
    Despite that though, I should have bought then, these close to 300k houses were going for around 200k then.

    Lennar is one of the worst construction companies out there. I would not buy a Lennar or DRH home even if they do a $100k price cut.

    Buy the home could be ok, but biggest problem is homeowner insurance, car insurance and HOA more expensive. It is hard to live in Florida.

    I was just quoted a yearly homeowners insurance policy on a 440K home is $8,000 a year.

    Troy, thank you very much!! Your videos are some of the most informative on all of TH-cam - when it comes to real estate in Florida. Please keep them coming. I’ve been looking at Wellen Park. My main reason is the schools and the new infrastructure. Any other areas you would recommend that are similar to Wellen price-wise where the (future) high school will likely be top rated but still pretty small in terms of total number of students? We are flexible on location - looking to buy somewhere between Tampa and North Naples. Thank you very much again!

    What are the insurance requirements and costs for a 300k single story house? Will the homeowner be required to buy flood insurance, hurricane and or tornado, even though not near the coast?
    I just recently lived through our first ever Cat 4 hurricane, the rains didn't cause any damages but the strong winds did do damage to my roof shingles in Southern California on 08/23.

    Houses with cinder block walls with ***steel roofs*** aren't being hit with big insurance increases because they can easily withstand hurricanes.

    Insurance is extremely expensive. You could have your policy canceled every year. Insurance will never go down. It will continue increasing every year. Most people who own their home outright do not have insurance. The wages in Florida are extremely low as well.

    It all looks good BUT. The problem with Florida is, that every home has a lot that in my view is way too small for to consider as a comparable home to other states

    I have always dreamed of buying in Florida but with taxes ,HOA fees and let’s not forget about insurance prices out of the world you could give the house for free no one can afford to keep .And Desantis is not helping so many fleeing Florida .

      1st year $2200, 2nd year $3600………..5th year $5200 plus HOA, plus CCD, and your property taxes will run you approximately $3500-$4700.

    Bigger/ biggest bubble ever. Even though Housing market moves slower, dont let that fool you. Major crash in works wether it is 1 year away or 5 yrs, House Price/ Income Earnings highest levels ever, major correction will happen one way or another. Buying now is financially suicide, re-finance later is a myth this time around. With these higher rates and houses slowly dropping in value. You can not refinance underwater....

      All he said is true. There are no jobs in Florida to sustain theses home prices. Pay in Florida is extremely low. It is a state designed for wealthy retirees. If you are part of the working class in Florida you will struggle. The school systems are very poor as well because they pay teachers very little and most teachers are moving to other states and making significantly more. It is not uncommon for a school to have multiple substitutes teaching classes all year because they can't find teachers. The quality of the schools will never improve as long as they continue to show no respect for teachers. So if you are wealthy and can afford $1,000 a month in property insurance on top of your mortgage than Florida might be for you.
