Keep this in mind as far as the house search goes: just because there's a contract on a property doesn't mean it's sold. I can't tell you how many homes I've seen that get contracted but fall through because the buyer can't get their loan approved when it comes time to bring out the cash.

Honestly I have a good feeling for you guys finding a home that you love it’s definitely difficult with the market right now and emotional rollercoaster during the process. I wish you both luck love your videos btw you are one of my favorites.
Just a tidbit of information I learned during my house hunting, as far as unpermitted additions (at least in my state), if there were to be a fire or anything like that, you may be responsible instead of your insurance due to the possibility of faulty wiring/construction, etc. so that’s definitely something to consider when searching for your home! Best of luck!
Trust me when I say you do not have to pay those prices no matter where you live. I'm in Chicago and I recently purchased a house back in April of 2021. I searched for literally 1 1/2 years until I got the right place, in the right neighborhood, for the right price. Cosmetic issues cost little to nothing to fix. Chicago is insanely expensive, but you will eventually find a motivated seller, know the right people, or score the mythical deal off the MLS with the right realtor. Buying for the going rate can 'increase' the property value in your area (inflating it really), but it's really bad long term as those inflated prices will drop and you will be stuck with that extremely high mortgage. Good luck in your search!

Houses in my city go on market and are literally sold within the week unless it’s really bad, ie outdated, needs work or barely passes inspection. I have several friends looking to new homes and it a struggle. They just get bout out so fast or prices are just so high most take too long to put in an offer before it’s sold.
Best of luck with your house hunt! The market for the last year and a half has been nuts. My wife and I spent about 9 months searching and submitted 8 offers. The one we finally managed to get was fortunately the best one we saw, but we only got it because the original buyer's financing fell through. On the other hand, our previous house is under contract with a buyer waiving inspection just to speed up the process. Something I absolutely would not do myself.
Really sucks about your house hunting woes. I can definitely relate. I was looking for a house 2 years ago and MOST of the open houses that I went to were held when a house was already under offer, some were even held when the house was already under *contract*. It was incredibly demoralising, to the point where I blew up at a real estate agent after my 5th viewing that was already under offer. Thanked her for wasting my time and my petrol and not accurately updating the listing to "under offer" in the real estate portals. Best of luck to you both for finding somewhere reasonable that suits your requirements and is a decent price!
Best of luck on finding a home! This market is rough! When my husband and I bought our house many years ago, we put an offer in on a house we had just seen and it was under contract too. I understand how disappointing it can be! But we did find a house that we still live in today!

I would hate to see anyone buy a house that isn’t worth what you paid for it if the housing market comes down in the next year. I’m a Loan Officer, so I try to get my clients to think like you. Especially in this market.
Fyi regarding old bathrooms.. Linoleum flooring installed before the 70's used adhesive with asbestos in it. Totally safe if you dont touch it but if you want to renovate you shouldn't tear the floor out yourself.
That room was definitely haunted. You wouldn't have been able to make ASMR videos with a poltergeist yeeting things in the next room. And landlords are shady at the best of times, so it's a good thing you stayed away. Your hair looks lovely by the way!
I think next time you should go with a friend who knows about the work needed on homes so you can get an estimate as to how much something could cost or if something needs to get fixed, when my parents were house hunting some homes had leaks and it’s important to notice them prior buying them or it can be quite expensive Love the hair btw !
