You mention that you know West Virginia very well, perhaps it would be a good idea to do an overview of the different regions of the state talking about the pros and cons of each region for those looking for land but don't know the state very well.
I am facing a similar problem. I don't have any connection to the state, much less a county. I need to find a good part of the state to start regenerative ranching with hair sheep. I'm retired, so I don't need to be close to a town for work. I would prefer unimproved land, unfenced (I would add the fencing). Even just a knowledgeable narration about the different areas within the state or what their politics are would be a great help. Thanks for your videos -- they have been very helpful.
@@rayward9265 I live in southern West Virginia I've lived here my hole life 52 years . for the type land you want you should look from Charleston WV go north, the Mountains in the southern part are very steep but they are gems below Charleston I found one in northern Boone County im very close to Charleston the further you go north the better the land will get. but the price go's up I gave $68000 for 134 Beautiful Acres, I would look in Clay, Doddridge, Harrison, Monroe, Summers, Roane, Gilmer, Ritchie, Lewis County's those are some good ones. the tax are different in each County the further you go north the land lays less steep more of a farm type, southern part is coal Mines not much here, thats why i'm moving as soon as can I live in Mingo County and the land is very steep WV is a very Beautiful State Good luck. just a side note I looked for two years to find the right property for my family, I hope I was some help you can try a Land company like Brunner Land company, but be careful of some land company's or try hunting land for sale good luck.

We found our land a little different through an auction. A little different but not exactly normal way of doing it. Your videos years ago helped us dream and research the best we could. It was never going to be perfect and we weren’t going to have all the questions answered. Scariest thing was to just do it. We knew we couldn’t just dream it our whole lives; we eventually had to put our money where our dreams were.

People that I work with always as me about it and now all I hear is people talking about moving to the mountains. Florida has over 22 million people now, paradise lost 😞. People are looking for a new paradise. North Georgia, the Carolinas and eastern Tennessee are practically unaffordable now days if you want to buy a decent tract of land. West Virginia is next.

A lot of people can't see past the trash, overgrowth, etc to see what a property can become. A couple days of bulldozer work can dramatically change a property for a couple thousand dollars. Great advice Troy. Good to see you again.
So much good, useful information. I am not currently searching for land, but I have 6 grown children and grandchildren growing up. You never know if one or more of them could use this kind of knowledge.
I think you could probably find a partner who does want more attention to their listings who would gladly give you access for promotion. Finding one who is comfortable with honest reviews might be harder, but it's clearly an area where there is interest in viewership so it could be a win for you, the realtor, and your audience. Lot of work, but it's an interesting idea for expanding your efforts on TH-cam. What I would find interesting personally is more information about the various areas of WV as I've enjoyed visiting and would love to eventually move there (although in my case it's unlikely due to personal circumstances) but don't have a solid grounding of the geography of the state and the different areas and how that would impact lifestyle and opportunities available from the perspective of starting a homestead, however we define that. Thanks for the video!
Just visited WV and while quick it was a great surprise, very beautiful, and as you say the stereotypes are pretty much untrue everywhere in your and all other states. Won't it take a long time for paramedics to arrive? I heard that getting treatment within the first 4 minutes or so is very crucial for survival. I once asked this from someone who lives in the countryside and looked over 55 years old and she just said that she is not planning on dying soon lol

Great video, but be careful what you are advocating for. If the country side fills up with assholes from the city it will change the culture of your area forever. I live in a rural area of South Carolina(not near as rural as where you are) we are about 45 miles SE of Charlotte NC and for years people moved away. But for the past 15 years people have been moving here for cheap land and taxes. The sprawl from Charlotte is getting here now they are starting to build housing developments. The area is nothing like it was 20 years ago. The price of land has went way up I am sure property taxes will increase rapidly as more schools and infrastructure needs to be built.
Troy It is going some when you have to announce "I'm not a realtor, nor do I play one on TH-cam!" I suppose next people would want you to land survey, tax assess, do the deed search and check for HOA restrictions while you are looking over the parcel for them.

They appear to be. They don't fully understand the lay of our land and how that would be difficult nor do they appreciate the fact that much goes in to acquiring a large tract of land.

I tried buying land from the real estate broker Joe R Pile and it turned out to be a complete shit show. Would not recommend
Look for a county with low wages few jobs no industry s low population then the land will be cheaper and less invasion from development
