I would use the second bedroom as my art studio. I wouldn't mind taking 3 of these houses, build them in a U shape and turn the center space into a communal living space for my mom, brother, and me. We are all adults, who are disabled for various reasons, and find it very difficult to live completely independently but need our own spaces, too.
I like the high windows on the front for lighting. The wood wall in the living room is beautiful. The color choices for tile are also a pleasant change. The eat in kitchen allows for better use of space. Although I like the numerous windows, the very large windows in the bedrooms cut down on the usable wall space in already small rooms.
I love your design! That is a rare thing for me to say. I have a suggestion, if you want to make this perfect for seniors who are now widowed, make the interior doorways pocket doors wide enough to accommodate walkers and wheel chairs. Redesign the master bedroom side of the house so that you have a wet bath and meets ADA accessibility guidelines. Front and back doors and hallway also need to be wide enough for accessibility. I love the crawl space but suggest that it be high enough to need 5 steps up to the deck. This makes it much easier to do plumbing and electrical maintenance. The crawl space lessens flood damage, bug and mold problems but needs to be properly vented for radon gas protection. Also, where are the utilities? Is this a total solar house? Or are the floors heated? That’s a lovely idea and much more pleasant than other types of heating. I am keeping this design because I will be downsizing. I look forward to meeting the person who designed this beautiful small house. 😊
What a great little house! I like the layout and LOVE the fact that there is a separate laundry/coat room right off the front door. I do find it difficult to believe though that this is 753 sqft. My apartment is 780 sqft and I only have a 1 bdrm/1 bath. This looks quite a bit larger. I don't care for the decor, but that's easily fixed. One of the changes I would make is in the kitchen. Those open shelves have got to go and cabinets put in. There's no place for your dishes and glassware. The only other thing I didn't care for was there was no closet space designed into the 2nd bedroom. That huge portable closet thing is hideous. There should have been something built in there.

As it is only 2 bedrooms the need for 2 bathrooms is redundant. Have 1 large bathroom with a bath and separate shower or no bath at all and with a separate toilet/powder room. This would increase the size of the bedrooms and still allow for plenty of storage for both. I love the high windows but I would open the living and lounge area to 1 large space allowing for a dining/island combination. I love the light in the house.
My dads house has 28 windows. I can wash them inside and out in under a hour. All you need is a bucket, Dawn dish soap, wash wand, blue sponge (non scratch), squeegee and old bath towels. Wash, squeegee and dry only around the casing. Simple, streak free.
Because of storms/hail etc. where I live, those upper windows especially would need some kind of retractable shutters of some kind (not dependent on electricity), but the house has a very well thought out layout. And I'd need security/insect screening. Don't like to share with creepy crawlies. But that's a specific local need...

When families sit down comfortably across from one another, ate together and talked, this was called an eat in kitchen. I think this person has a great idea.
I agree Bev. My 3x5 island added so much usefulness to my tiny kitchen. Before I had no real counter top space. Now I can prepare food without stooping over.

I love these homes. My Mom and Dad were land developers/builders. I always loved the smaller homes. So cozy and sweet! But of course, many preferred bigger and better even though they often couldn't afford furniture. Ridiculous, right! I advised people to go with smaller less fancy homes. When they didn't wouldn't you know they ended up not keeping them for one reason or another often ending in divorce.
This is a compact house with most of the features I look for. Although I might want to move the door to the secondary bedroom a bit to put it opposite the bathroom door, and I'd look for places to insert a little more storage, the overall plan would work nicely.
2 bedroom, 2 bath is perfect. A few suggestions though: the house is oriented such that the majority of light comes from the south side, which includes the laundry room. Would it be possible to put the laundry room on the north side and one of the bedrooms on the south?

I would switch the layout of the bedroom suite by moving the bedroom to the front porch side and the laundry room to the back of the house, and rearrange the laundry room to include a door to the added garage.
I wonder what type of horrendous price tag it has. Love the layout and windows, although I agree the bedroom windows could be smaller. I think that the bigger bathroom should be with the master bedroom. I also would put the double doors in the living room, and the single in the kitchen, and take out the wall between the living room and kitchen.
Someone that finally positioned the TV at eye level instead of half way up the wall! Beautiful home…..only changes for me, I would need a bathtub shower as well as removing the partition in the kitchen and a coat closet at the entry. If there was one, I missed it.
Loved it. How much? I would just knock out that wall in the kitchen. Combine it with the LR and make it a wet bar instead. Get rid of dining room table and chairs and make it an island. Im single. Done 😊
Curtains and window coverings are a personal design choice in most homes. There are some pull down blinds in a bathroom. Most houses these days seem like goldfish bowls. Especially those designs built into hills (this one isn't, of course). I'm really not a fan of someone being able to see where everyone is in the house from the front door, but that can be remedied in this case...also not a glass fronted front door; too dangerous for many reasons; but again, could be changed.
I think this house needs definitely a garage and maybe a shed to put extra supplies. Because where would you put all your Christmas decorations, etc. or garden tools? I think I would like a pocket door in the mudroom because you may not always wanted it to be open. Specially if you’re doing your laundry. The front porch is very nice and adequate but what about maybe having a little outdoor space in the back for barbecue, etc.
Nice, but how to clean the clerestory windows? Also, if one needed a wheelchair, that bathroom wouldn't work at all. Overall too cramped and not enough storage, although the accent wall in the living room is a nice touch.
Kitchen is a bit cramped, I wouldn't care for cooking in it. Pantry space is severely lacking. I don't think I've ever seen a laundry put off the front entry before. That's unique. I do like the living room.

Laundry room put a door to keep it hidden. Kitchen change the door to a regular window, also change the ugly green tile that’s on the wall. Master bedroom take out the 2 windows next to the night stand. 2nd bedroom turn that into an office and take out the window next to the nightstand. Take out the back door put a wall and hang a painting on it. Back bathroom change the tub to a walk-in shower. I’d put a wrap around porch with a roof on it.
Yes, I missed an office in this house. It’s really a handsome home with great covered outdoor space that I really need but I have a packed desk, two file cabinets that just wouldn’t fit in this layout.
For a small house that has way too many walls, the living room and kitchen have to be an open floor plan where there is no divider wall. I love the house in journal I would just make some small changes.

A table can be moved. More flexible. Can’t move an island. Flexible space is key to a small space
I'm gonna trade my island for a round dining table and chairs. I miss sitting in the kitchen playing cards or Dominos with family.

It was part of the washer/dryer room. Just add a bit of wall and a door, and it would be enclosed.
