  • Hello everyone, through the previous videos, I'm sure many of you have been very interested in the projects that have been, are currently, and will soon be implemented in Kim Bang, such as the Ring Road 5, Road D8, Tam Chuc Pagoda, Flamingo, or upcoming projects within Tam Chuc. Knowing which major players will be involved is always interesting when exploring this area. In today's video, I would like to introduce to you a project by Flamingo located at the southern end of Ba Sao town, namely Zone 1 - the southern resort urban area.
    I apologize, everyone, as I didn't save the image of the project's perspective last time. This time, probably due to a glitch in the Ministry of Construction's planning website, I couldn't retrieve the images. I promise that in another video, I will provide the construction perspective for everyone to follow. However, I must admit that the construction looks beautiful, with wide roads, green spaces, a river, and a large lake in this area, along with a complex of high-end residential and resort properties.     This video captures an overview from an aerial position of the project's location for everyone to have a basic understanding.
    The high-end resort urban area project, with a total recovered area (Zone 1), is 204,620m2, affecting 173 households. Notices of land recovery (UB land) have been issued, and community meetings have been organized.
    However, the sad news for the project is that, in reality, there are only about 200 households. When they heard about the project, they split up, reaching over 600 households. Therefore, the project developers are facing challenges, and despite numerous meetings, no resolution has been reached.
    In my personal opinion, the implementation of this project will likely be prolonged, possibly taking 5, 10, or even 15 to 20 years. Flamingo might not be able to execute it and might sell the project to another developer, which is entirely possible. Few people know that when Flamingo invested in Ba Sao, the project had changed hands five times. Most developers did not have enough resources to build it, leading to selling it to Flamingo. Flamingo thought it was a good opportunity, so they invested in this area near Tam Chuc Pagoda in three stages.
    However, an unexpected issue is that Stages 2 and 3 of the project are entangled with the natural conservation area, where the white-cheeked gibbon species resides. This species is only found in about 200 individuals distributed in 18 separate locations across Ninh Binh, Ha Nam, Hoa Binh, and Thanh Hoa provinces. In Ha Nam, this area is the natural conservation area for the white-cheeked gibbon, and this species is listed as critically endangered and included in the top 25 most critically endangered species in the Primate group globally.
    Regarding the 2023-2030 planning, the information here is quite vague, making it difficult to grasp. While some projects announce implementation, others declare a pause, waiting for funding. It's challenging to understand whether these projects will be executed, or if there will be delays.
    In reality, residents here have not received compensation. People continue to live and work as usual. The majority of the area is covered with orchards, such as custard apples and peaches.
    Households in this area have large land plots with residential and long-term cultivation areas, with residential plots ranging from 120-360m2 depending on the household, and the rest used for long-term cultivation (BHK).
    In addition to this area, there is also a resort area of Sun Group with a model that combines a resort with a large-scale entertainment area, the largest in Vietnam. They are also said to be constructing a cable car connecting Tam Chuc Pagoda, Chua Tien, and Chua Huong to the Sun Group entertainment area, similar to the Ba Na Hills model.
    The future of this area will witness many projects and changes. If you are interested in this area, please subscribe to the channel to receive updates on upcoming information. In the next videos, I will guide you on safe investment locations to avoid being affected by planning regulations. The average price of real estate in this area ranges from 26 million VND/m2 to over 30 million VND/m2 along the QL21 road section, and prices within residential areas range from 15 million VND/m2 to over 20 million VND/m2, depending on the location.
    In this area, I have many real estate options that investors or those building homestays and large-scale resorts on plots of several thousand square meters to over 1 hectare can consider.
