    As a formerly licensed (retired) Residential Home Inspector, I have some advice. The one thing that masonry will always do, whether from expansion and contraction or settling, is, crack. That being said, and just from the video, I don't care what the reason is that caused that structural damage, after all, it is damaged. If I was looking to buy that property, I would give it a hard "NO". By the way, local codes, if they exist, might allow the proximity of well and septic. residential building codes where I live, mandate a 100 ft. (30.48 m.) separation..

      Your comments would be beneficial to all the videos. PT doesn't have property inspectors which for Americans is highly unusual. Too bad folks couldn't hire you to inspect their potential property buys....many people do it for peace of mind as well as having impartial truth telling opinions.

    In Portugal, church bells stop sounding at 10 pm and stay off until at 7 am. Thought I would point this out so that whomever is interested in this property, knows that they will not be bothered with the sounds between those hours.

      Not really. It depends on where you are. Some villages ring their church bells at all hours, including nighttime, so this is worth investigating.

      @@johnnyd.7998 I have a property in northern Portugal and also in central Portugal and in both places it is not allowed to have church bells sound past 10 pm. I assume it's a national law and if in other towns they're still on past 10pm, someone should make a complaint. I would !!

      I'm living in the US now, but I lived for awhile in a small city in the north of Portugal and I loved the church bells, I miss it a lot.

    I would definitely investigate the situation of the church bell. Some villages in Portugal ring their bells through the night, and that would be a huge deal breaker for me.

      and no sleeping in on Sunday mornings either with bells ringing for I don't know how long. (but to be honest, it is just what you're used too I guess. I'd rather have church bells than a mosque calling for prayer early in the morning. I have always lived close to churches and I don't even hear it - except for the longer calls on Sunday or christian holidays.)

    We add family home that was 30 years old and cracks were every were through out the house they are surface cracks in the rendering, nothing to worry about from my understanding. We did sell that home to a young family and they did a wonderful job were they removed wall tiles through out the first floor fixed all the cracks and installed laminate floor over the tiles floors. Of course the home add no central heating and wood doors and single pain windows so we purchase a new home with the current construction codes and heating system as we intend to spend our winters in Portugal.     Burrow hole and septic tank next to each other? Not a very good idea, high possibility of future water contamination. You'd need to regularly test the water.

      Yes I imagine it's not a good idea if it was a shallow well next to a shallow septic tank. A borehole is very deep through rock into an aquifer.

    I'd be very concerned about the many cracks going on in this home!
    I'm from a long line of different UK trade's man & my late husband was a carpenter who was very knowledgeable &
    We have built homes in Australia & can say the balcony rail height is illegal !

      Yes it's a unique house for sure. I think possibly the downstairs, with all of that parking out front, was previously a shop or something, with the living accommodation set above.

    So many cracks in the plaster. That’s some major movement in the building. I actually had this property on my list. So thanks, I can cross it off now. I’m guessing it’s getting way to much vibration from the road way or possibly ground shift . Those cracks in the bathroom actually going horizontal ( opposite all the others ) is scary. It is a beautifully presented home but I’d be very worried because those cracks have developed after the painting and refreshing.

      Heavy traffic indeed can be a culprit. I have seen that in my house too: usually they would empty the septic tank with a lighter tractor. One day the ground was too wet so they had to take out the big equipment and a spontaneous crack from bottom to roof appeared. Mind you, this house was from 1870 and up until that day there were absolutely no cracks, even though our soil is peet so very soft.

    Perhaps the vast open area needs more structural pillars to keep the first level more secure and prevent the cracks. Not sure

    There looked like there were some large cracks in the garage and on top of the garage door outside. The amount of the cracks is a concern. Great video!!

      Nothing structural, just surface cracks from settling, my house in Portugal has numerous of those cracks and it can simply be recovered with cement and painted...good luck

    Very nice, but I might have missed how it was heated for winter? The cracks are a bit worrisome, would definitely want an integral structural sound professional opinion.

    You need the services of a structural engineer to assess the integrity of the house. The cracks are scary and do not look to be superficial or cosmetic. It might be even be advisable to raze the house down, shore up the land, compact it properly and build the structure over it. The views are fantastic. It's the saving grace for me aside from the presence of modern day conveniences such as nearby hotels, restaurants, church, supermarket, accessible electricity, municipal water (although there is a borehole present), good internet access and nice roads.

      Yes. Those cracks are very concerning. One should absolutely have a structural engineer investigate. I'm no fan of the floor plan either. It looks as if each different area is an add on or an afterthought. If I could afford it, I'd raze it and start over again.

    I would have an engineer taking a look of those cracks because if wasn't caused by an earthquake then was for something else, the house I have in Portugal is almost 40 years old built by an idiot who took an advantage of an emigrant (my father-in-law) and has no cracks. That kitchen if was mine all the tiles would be removed and a new modern kitchen with a slide door to the patio. If the engineer gives the green light I would negotiate the price because all the cracks need attention which includes new painting, replacing all the windows and doors to insulate ones.

    Those cracks mean that the foundations are moving and the bricks inside the walls have cracked open but concerns me more an old building, flat or villa that shows none. I love that area, been there sometimes doing some paragliding but would prefer either upstream (Tagus) Vila Velha de Rodão or downstream (Tagus) in Vila Nova da Barquinha.

    If there are no earthquakes in this region, then the cracks come from the lowering of the house on the church side - there the draining surface water meets the house foundation, ... which is WITHOUT an insulation of the foundation and WITHOUT a TRAINAGE! That can be remedied, .. digested, ... isolate from water + put on the TRAINAGE. The cracks at the inner walls can also be closed with fleece!

    Nice really big, lots of potential, you get so much for ur money. If the cracks aren't visible down stairs ide say drying shrinkage not subsidence

    Those are not settlement cracks. GF structure looks good.
    Cracks are due to horizontal thrust of sloping roof. The walls are thin, 4" look like. No provision made for horizontal thrust from the sloping roof. Can be fixed though.
    I am a civil, structural engineer.

      We do have a service for our clients where we can get professional surveys done if they are worried about any issues like this.

      I think it's a good price for a lot of house, but I would get someone to inspect the cracks and see if it's something serious or just skin deep.

    Im curious about the roof, I've seen from previous videos that the Portuguese use concrete roof beams. Are these re-enforced? are they something you can buy or are they formed in-situ during construction?

    why do protugese have so many ticks being a recovering catholic understand the clinging remnants I see a self sustaining greenhouse on this ripe for & pristine peice of land
    Bell going off would be a dealbreaker

    Looks a nice area, the main bedroom is the best room the rest needs a lot of work, outside space is ok but is way to open not at all private which is a shame, price is a bit steep as well l feel, the cracks is a worry but l know there is always a lot of movement in houses in Portugal and spain due to the ground movement but can also mean shoddy workmanship that can happen a lot over there, and being so close to a 4G tower would be an issue for me

    Have watched several of your videos and all but the most expensive houses are weirdly laid out with many of them giving the appearance of haphazard additions and remodeling. Living in them would be awkward at best. The kitchen in this house is simply awful with that bizarre wallpaper clashing horribly with the floor tile and the oven/range tucked into the corner and just too much furniture. I notice also that most stairways in the houses you show have no handrails at all.

      Hardly. Ken is providing a valuable service to potential buyers. His opinion is not only his own, it's honest and points out the good, bad and ugly of any property. Plus, if you pay attention, he makes it very clear (even for the hard of thinking) he gets no fee or commission from the sale. By using his filming, video editing and presentation skills, especially when it's still complicated to travel, I wish him good luck and I'm sure HIS clients are extremely grateful.
