We have been operating for 8 years now and enjoy your videos. You give great advice! We price by the job as we find it keeps everything straightforward. It ensures that we understand what the customer has requested, the customer understands what they have requested and we can make sure that expectations on both sides are managed. We have a gained a good reputation working this way and it also helps us keep our employees happy as they have clear guidance. Everyone works at a different pace and even a hot day can slow you down a bit. We focus on getting the job completed to a high standard, not watching the clock. When you go to get your haircut you don't pay by the hour, the emphasis is on being happy with the outcome, not the time taken.
I clean an office once a week and the owner pays me $50 for about 3 hour of work. She wants me to clean her and her dad's house. We did a walk through but didn't discuss payment. I'm not sure if I should charge by the hour or for the job. I also heard you should charge by the job because if you get good at it and fast, you won't make as much or some owners think you're taking your time to make more money. She wants 1 bedroom, kitchen living room, bathroom with tub and shower upstairs, and finished basement set up for her handicapped son. It's an open room in the basement with a bed, cabinet with Nick nacks,, bathroom with big shower, fridge, seperate laundry with litter box for 4 cats so lots of cat hair. She had 2 girls that cleaned a week ago and said it took them about 31/2 hours. They didn't do a good job. I saw tons of cat hairs all over and between the steps. Her dad wants 1 bedroom, 1 full and 1 half bathroom, living room with an addition added on, dining room, kitchen done. He collects tons of stuff so lots to dust and clean. He's a widow so not very clean. I have to bring up payment but not sure what to charge. She loves the work I do at her office. Any advice would be appreciated.
I haven't started yet so I'm a bit curious how it turned out, noticed this was from a year ago. As a newbie I was thinking maybe by the hour the first time since there was a lot left by the previous cleaners and once you've set a standard and have the initial cleaning done, charge by the job? I'd love to hear what you decided!
I've had my cleaning business for 16 years now and the very first thing I learned from my very well off mentor was to ALWAYS charge by the job a flat rate! I have never and will never work by the hour! You make the most money by the job...unless you have no clue what you are doing and take 6 hours to clean but I have found over the years almost every house takes 3 hours to do..I try to get $100 a house which comes out to about $35 an hour..now some homes take 2 hours... That's the benefit of not being hourly..You would not want a client to know you charged $100 for only 2 hours work but again, They have to realize you are not their employee..they are not paying your taxes or benefits..they do not get to dictate how much you make per hour!! You are like a plumber or other home service contractor providing a service! Look at what a plumber charges..$100 for 15 minutes to unclog a drain.. You are providing the service of cleaning a home..You are paid to perform certain tasks and clean certain areas...Once that is done you are free to leave whether it took 1 hour or 5 hours...This has worked quite well for me and enabled me to usually ear $1,000 or so a week alone...doing 2-3 homes monday thru Friday..NO WEEKENDS..BTW..the clients that ask for weekend cleaning are the ones that will give you the hardest time and micro manage you...I won't clean a home full of people..if they are home I will empty my bleach spray in the shower so the strong smell drives them out!!! Sounds bad I know but look at it like this..How would you like it if I came to your work and stood on your desk while you were working???
I've decided to do the same thing. Im just starting out and hiring workers. I cant figure out if they are supposed to be contractors or employees when it comes to taxes??
Chris Reed Happy new year!!! Would you please share with me your way to clean fast? I do clean a house every two weeks 4.000 sq ft only vacuum it takes me about 3 hours so total is 8 or sometimes 9 hours I get pay $ 130 no matter if I work 8 or 9 hours please please give me some ideas thanks have a good day
@@chynaxwilson Hey were you able to figure this out? Im in the same situation now, I want to hire as contractors to save on payroll and taxes but when it comes to liability and insurance Im not sure how it will work out? Thanks
I have been cleaning for about 5 years and I love angela. I must say that she is right about everything. She is suggesting an hourly rate to those who are NEW to this business. $25 per hour per cleaner.
I did exactly this and it worked perfectly! I now have grown my business exponentially and charge $40/hr! People are loving my service and are happy to pay :) I never realized how rewarding this job and business can actually be. Glad i took the leap! Thanks Angela, you videos are always so helpful and informative!!
@@jcastro91235 some are well off, others are high to medium income. I service all types of clients. One thing I've learned is to never lower my prices but always deliver above average service and genuine care for my clients.
@@MKYAholisticwellness that’s awesome I have been charging 25-35 an hour some are old clients but I do want to go up to 40 only because everything is so expensive and because I feel I am worth it it.
@@jcastro91235 for my existing clients, I give them a month or 2 notice before raising my rate. And I usually only raise it by $10. So if they were paying 25, I would raise it to 35. Or if the whole clean was $90, the new rate would be $100. All new clients are $40/hr with a 3 hr min. Most people seem very comfortable with that rate. I was nervous to raise my prices but I havent had a single person balk at my rates. :) good luck to you and your business!!
Hi Angela. I have really enjoyed your videos. They are all informative. I’ve been in housecleaning 27 1/2 yrs Feb being my 28 yr Ann. Self employed, one employee(me😁). At the beginning I charged by the hr, took 4 hrs as I got “my system” down packed, I started charging by job now takes 2-3 hrs. If you do a good job your name will get out there and you will get your jobs word of mouth. I’ve never had to pass out cards(saves money) or had to advertise. This is also good because this keeps you with people you know you can trust. I do all the basic cleaning, I could name them but will take too long. Lol. I just wanted to mention. I don’t do windows, as you have mentioned there is professionals out there to do this. And because these will take the 3 hrs at a home I don’t do ovens, inside refrigerators, carpet cleaning or stripping floors. The homeowners take care of these and honestly they don’t mind. I’m sorry I’ve written alot🤦♀️🤣. I really wanted to mention and maybe you can do a video on this. It’s very important to claim your business on taxes too. You are hurting yourself if you don’t. I know a few doing this job that doesn’t claim and they make more then I do. Thank-you for all your input. I just watched your video on caddy’s, I’m going shopping for a new one I like that you mentioned. Happy cleaning!
This is my dilemma now. If I should charge by the hour or job. I clean an office and she pays me$50 for about 3 hours of work. She wants me to clean her and her dad's house. We did the walk through but didn't discuss pricing. Not sure to do hourly or by the job. I'd love your input.
@@cynthiaharris8453 Hi Cynthia, I just go in a house and clean as if they are expecting royalty. The same thing you probably do at your own home when you are expecting important family. Good Luck!
Men this lady said all the truth about this business , is hard to start but she is completely right , I start this business with my mother like a year ago and is a hard work and you find all kinds of people nice and bad but all my customers love my job that make you feel good now .
Soon I will love to contact you and I will love to share some tips on how I do my job, to be honest you may not have millions of views in your videos but your videos are the most close to the reality the we leave day after day in the bay area, I seen some videos where people supposed to training people to do this business but they are inside in the showers with shoes on , that's not right people is paying for a cleaning not for you to get there houses dirty but it is what it is, in what part of the country do you have your business ?
Yes Angela very wise what you teach us. I have clean for almost 30years and now I even can tell customers who want a professional cleaning service and no want to pay for it. they want to pay cheap labor it make me mad that I walk those rouds. but I'm no longer acept that. I know now that im very valuable because of my expirance and I have happy satisfied customers that I earn over the years😊
I'm thinking about starting my own cleaning business. I had know idea what to charge clients. I thought going to my next door Neighbors ,and give her a free cleaning session would be a great way to start. Foolish me! I'm glad I found this video before advertising my labor for free. Thank you Angela for your knowledge and willingness to share.
Hi Angela! I was hired (first time house keeper) I went in head first with absolutely no experience and the bosses own a company and I was hired through the company at $15.00 an hour and I am required to work two days / 10 hours a day I have been there for almost 3 yrs 2018 and I get a dollar a year raise when he this year will be at $18.00 an hour- because I am part time I get no benefits from them, it’s family owned and other housekeepers are paid via the company work full time with benefits. I choose to work only the two days. We live in Houston Texas, it’s interesting to know the going rates!!! I am also a babysitter, pet sitter, bather, feed 5 cats all for same pay!!!! Thank you for enlighten me
Thanks for this video. I had a costumer asking my hourly rate for cleaning...I charge $30 Canadian dollars per hour. So she answers (by text message) that she has a person that goes for $25 cad... I felt annoyed as I don't understand why some people want to put a price to my job. And actually 30 cad is pretty ok! It not fair for me of course to lower the price because it's a heavy work and it requires many skills, is not fair for my other clients either as they pay what I charge and many times they tip me.
I stumbled across this because I was asked to help someone prepare for a home sale and move. Lots of cleaning, some packing and helping move things to storage. I LOVED the work. It's so fulfilling and satisfying. I'm going thru a divorce after being a stay at home mom for a decade so I have zero official work history tho I've been busy. This seems like a great way to jump in to keep from going into panic mode and make very reasonable money.
Hi Angela here in the Bay Area house cleaning is we’ll payed, I charge 50 per hour when customers want per hour but most of my customers I charge per the job and I have a big list of happy customers, I’ve been doing house cleaning for 17 years and I will retire in 4 more years with a retirement plan that I planed since the beginning, since I don’t work for a company I have to have a resource for my future, thank you for all your advice on all your great videos, We speak the same language as house cleaners, love you!!!!
thank you, I just started on my own and I did what you said I started low pricing to my first houses and word of mouth got me more!! but the first clients will be always lower in price than the new ones in the months to come!! Thank you that was great info. that i needed😊
Thank you so much Angela 🙏 for your advice. I am starting house cleaning on my own is a job that I personally enjoy to do. But I feel overwhelmed at the moment of pricing my job. I feel so motivated every time that I watch your videos I want to do great service like you provide I value all of your advice you're my coach send from God to train me to move on into my business. Thank you and GOD bless you...
This is great information. Thank you for sharing. I have raised my prices from $30 to $50. It's not easy finding products and ppe now. I also deep clean everything, everytime.
You're welcome! I'm glad it was helpful. Good for you on raising your prices. Sending you well wishes and positive during this transition. Thanks for watching. 😊
Thank you so much for this video!! Glad to know I made the right decision by charging by the hour. I’ve be cleaning for 3 1/2 years and still have no idea how people charge by the job. I’m still on the low end of what I charge, but I feel like I could easily charge a little more if I need to.
You are so welcome! When the time feels right you will charge the extra and it will be well deserved. Thank you for watching and for taking the time to comment.
New subscriber here! Loving your information. I am leaving my corporate job and relocating for better quality of life. I plan to start a cleaning business, as I am naturally Type A and very much a "clean freak." Your videos are very helpful! I feel like I will be able to take this on with confidence! Thank you so much Angela!
Thank you for your kind comments and for subscribing to my TH-cam show. I appreciate it! You’ll have to update me on how things are going with your cleaning business. 🤗
Love this topic. Whatever you charge whether its $25 or $50 an hour, you will always get clients who can afford it. That's the reason they hire us to help with chores they can't do or their work schedule doesn't give them time to do it. Like the Law of Attraction, like attracts like. If I charge $50 an hour, I'll attract clients who can afford $50 per hour vice versa. Plus, if you hire someone who charges $35 an hour and doesn't do a great job vs someone who is experienced who charges more. You get what you pay for. Quantity over Quality. We always get jobs that was cleaned by another company and we gotta re-do it because it wasn't done correctly or efficiently. That's my 2cents...lol
Hey can you please help me I saw other comments and it seems u do janitorial how much should I charge by the hour and sq foot that would help me not get ripped off
This is right on point ! U advertise for the cheaper ppl that’s what u get . When u advertise for the higher end people then that’s what u get . But for staring out this video is perfect !!!
Absolutely right. Always do your best. There are clients who appreciate it and will pay you accordingly. When a friend was severely disabled by surgery, she hired a woman who only had one reference . They lived in a remote area and cleaning workers who would drive 20 miles were hard to find. So she offered very good money for the deep cleaning job and travel. The woman showed up with her boyfriend's seven year old son, who immediately went to the bedroom where my friend had locked up her pets for the day. He teased and poked until they were barking their brains out and trying to claw through the door. The cleaner didn't say a word to the kid. She filled up the kitchen sink, and proceeded to wash antique knick-knacks, including some fragile collectibles, without asking. She never got near the windows or the sole bathroom. The woman had been hired for four hours of deep cleaning, not milking the clock by bathing porcelain figurines into a coma. So, Instead of being paid for six hours and a bonus, she and the uncontrolled brat were sent home after one hour of unorganized playing. My friend was willing and able to pay for a deep clean and maintenance, but this unprofessional screwball messed herself out of a generous client.
Idk, I would have to say quality over quantity in my opinion always. I don't care if you clean for more time(quantity) vs. If you clean for cleanliness(Quality). I would much rather pay someone for a job well done then paying them for goofing off and taking their time and half assing the job
I am in Australia and am trained in age care but I love cleaning and organising, it's my thrill in life, I turned 40 this year and decided to finally set up the business I really want to do. have been thinking about designing housekeeping packages from basic to whatever a Luxe package would be called. I will be offering cleaning plus dishes and laundry, ironing, bed linen and Cooking, meal prep and fridge and freezer organisation. I have ordered your book today to read before I start planning.
Thank you so much Angela for the info.. i have been cleaning for a very long time, but just barely got my business license, and i have a few walkthroughs scheduled, i was so worried about the pricing side of what to charge.. but $25 is doable. Thank you! I don't want to over charge or undercharge at the same time. Thanks again for all the good tips and the valuable info that you put out on your channel:)
Oh dear, we need to have a quick sidebar. $25 per hour is pre-pandemic. The going rate anywhere in the USA now starts out at $50 per hour with the cost of inflation, supplies, insurance, labor, PPE, Fuel, equipment, etc. $50 per hour per person is your new starting (introductory rates). 👍
I know this video is older but I thought I would offer my own advice when it comes to pricing. I don't recommend hourly at all. The reason for this is simple, the customer will be on top of you the entire time and a lot of times it does not allow for a proper cleaning due to the time constraint. We have been in bussiness for a few years and price by ranges of square footage, which works pretty well overall. It does have downsides such as having to check to ensure the proper square footage is reported by the customer, but it is a trade off worth taking in my opinion. Know your expenses and break even point and then charge at least 2 times that amount to make a profit. Most importantly, collect data on how long it is taking you or your employee to clean each home so you can hone in your pricing.
Hi Nick, You are correct. Long term the best pricing is done by the job. That said, for cleaners new to the business I still recommend charging by the hour due to the new cleaner having no structure, no systems, and not knowing their own skill level. Being paid by the hour triggers a series of steps that will naturally drop into place a "to do" list that will either force them to become a business owner or force them out of the business. Being paid by the hour is the quickest way we have to find out what a cleaner is made of, and they get paid for the education in the process. Being paid by the hour is an introductory price and is not a long-term pricing structure.
@@AskAngelaBrown I do not agree. It is not the customer’s responsibility to pay for an inexperienced cleaner to learn on the job. In my opinion, there should be a flat fee. Perhaps more for the initial cleaning if the house has build-up, then a lower rate for regular cleaning.
Angela, This is Dennis from Singapore. You know what, you're Jesus to me. Your videos really give me good advice on how to run my newly small scale cleaning company. Thank you
Starting at $25/hr is good advice. Once you have signed up one customer at that rate, start bidding at $30/hr. If you do not get a customer in 5 bids, go back to $25. When you get a $30/hr customer to sign up, bid the next one five dollars higher. This is the fastest way to discover what the market will bear. Then, you start studying how to sell and close, and you discover that the market will bear a whole lot more!
I agree here with this thought process. I also find my flat rates take advantage of the situation. Add on’s, rooms not tidied up first etc. Whereas my hourly clients, not so much.
This is excellent advice. It describes my progression of experience and years from start up until now -8 years in. I had to wing it. I only wish I'd seen these videos starting out. Lowballing to get a leg in is exactly how I started out.
Amy, Thanks so much for taking the time to leave a comment. Congratulations on being in the cleaning business for 8 years and I wish you all the best for the future. 😊
I feel you have to ask yourself how you clean to determine how to charge. I clean well but quickly so charging by the hour would be undervaluing myself. Do you have to bring your own supplies or you do use the supplies at each customer's house? How long does it take you to drive or travel there and home? Take these into consideration in your pricing. One you get to the clients house and you go over what is required it is ok to adjust the pricing if the workload is more that what was initially conveyed. Most importantly require payment upon completing a job. You'll always get those "oops I left my checkbook," or "I forgot to withdrawal cash," but there are pay apps and if you do a job, you need to get paid. Make it a point to collect payment at the start of the job for regulars when you're there for a set time on set days. For regulars I also often offer, as an extra service, purchasing and restocking any new or existing cleaning convenience Your time isn'y free. So something like putting away all those supplies you just bought? That counts when the clock starts ticking not before or after it stops. Clients often try to slip in an extra, "Oh could you do this real quick?" or as you're wrapping up, "oh could you help me move this real quick?" It's no problem to accommodate extra requests but be firm that the clock continues ticking or if you're only there for a set amount of time, say 4 hours, when the 4 hours are up they're up. So if they asked you to add a load of laundry that day and it's still in the dryer by the time you've completed all your regular cleaning work, well sorry? You can always say you apologize but it was an extra request and you have an appt or another client to get to or whatever. Don't shortchange yourself! Also, if you don't feel comfortable doing something, speak up! If you went to clean a house and find out when you get there they want you to weed a giant slope in their backyard...well it's ok to say that your offerings don't include that but recommend them to get a gardener on Angie's or something. Or if you are comfortable doing it that's fine too and charge accordingly even if it means upping your rate for a more arduous task! Bonus tip--put a tiny scoop of dryer scent beads (ie Downey Unstoppables) in vacuum canisters. They release a really nice fragrance anytime you vacuum. Just be sure the client isn't opposed to synthetic fragrance.
Synthetic fragrance is a health hazard. You should not look for ways to increase exposure for your customers or yourself. I like a clean house, not a perfumed house.
LOVE THE video! Very inspiring. I've been doing a bunch of research on this topic. I currently run my own cleaning business which is VERY successful. I figured why not create a channel about why I work for myself and the extreme benefits that comes with it. I currently have 4 videos already! Thanks again for your channel and inspiring others like me!
I appreciate all of your advice. Its very good. I am a housekeeping supervisor in a facility setting. Honesty is the best policy. Do a good job and you will make good money.
Hi Angela, Im located in Miami Florida, i have 33 years of experience in cleaning, i have clients for around 15-18 years and now i cant do the job because after s many years my body cant take t anymore, i always charged for work, but one of the reason i kept my clients, was having the same rates for long time. but still worked for me, now i have someone else doing the job for me, usually companies pay $10-12 for hour. So the prices im reading here are like a dream, people dont pay more than $20 for hour. for example, $80 for a place that take 4 hours work. but now i have to pay $15 /hour to my cleaning lady, i should charge more so my business can grow... i was rejected by people with money living in a very exclusive areas for want to charge them $120 for cleaning 2 bedrooms apt, deep cleaning of kitchen and 2 1/2 bathrooms, balconies, making beds, wash bedding and towels. huge inside and out windows cleaned, very detailed job that may take 5-6 hours i ended up losing clients, because this girl what takes me 2 hours she doest it in 3 or more. She is good, i tried over 20 people to replace me and no one was good enough. im about to give up the cleaning business is not reliable for me anymore, I will appreciate any advice.
I agree with you about customers not willing to pay more than a certain rate. I've been doing this for years like you (37). If I raised to 25 or 35 an hour, I would lose them all
Lela, Here is a link to a video on rate increases for house cleaners: th-cam.com/video/VZovOJsNJZk/w-d-xo.html I hope this helps. Keep me posted on how you are doing.
As a customer, I prefer to be quoted by the hour. And I will back up exactly what was said... I have paid too much per hour for very little cleaning from inexperienced people. I don't mind having someone as a first time cleaner, but I do mind having to pay a top amount for someone who is not as efficient as someone who as done this in their sleep for years. $25 per hour is a great beginning and one I would jump on. In our area, it is hard to find someone who will work this way, therefore, I have gone without help (and disabled) which has caused more stress. I'm not blaming housecleaners, but as was said "what can you tell us of value about your cleaning if you have never cleaned PROFESSIONALLY"? I've cleaned all my life, and learned by a very meticulous mother....so I might think I know it all. But through the years I've learned short cuts that are helpful and have taught them to my own house cleaners. Short cuts are not bad, as long as the outcome is the same. I know my home, and I know how we live. I am aware it takes me about 2 hours to clean my home, as it is only my husband and I that live there. But when I have someone tell me that for the SIZE of my home and the bedroom, etc... it will be $100+ per clean, I know they haven't listened and don't get it. There are two of us. We live in the living room, kitchen, dining and our bedroom and bath. Those are the main areas that will be the main target. The other rooms are quick and easy to keep the dust from collecting. I know that the extra 2 bedrooms and extra bath will take about 30 minutes max. Most likely with time left over. So when bidding for the job, and I know how long it will take and when I'm told YOU MUST USE 3 HOURS, I wonder... "do we have tea for the last hour"? So likely I will not chose someone who charges in that way, as I loose money and it should be a win-win deal. On the other hand, if they are charging by the hour, and it's been 2 hours and 30 minutes and they have done a great job and because of my loyalty and wanting their loyalty, I usually give the 3 hour amount. While that isn't much, it's a small token of my appreciation. I have never heard of tipping a housecleaner, and that was news to me when I heard it on another channel. I and other's can't afford to tip on top of paying a good dollar amount to clean. However, when the holidays roll around, there is usually extra given and sometimes it amounts to a very good deal. (depends on my husbands bonus.) I have had excellent housekeepers at $20-25 hour and I made sure they took a break, had some coffee and a little chat. After all, isn't that what everyone does at work? When I see the extra that goes into working for me, and their hard work and appreciation for making good money to start out on, we can't help but reward them for helping us out and keeping stress at bay. Isn't a little bonus - while it won't make a house payment - isn't it worth knowing it will get a gift for your child(ren) if necessary? And when your child is sick, no problem. And when I can't have you - no problem. Somehow, through time, we both notice the pay is more...it just happens because of loyality on both ends. I wish I could find someone like I used to have...but I can't. I feel cheated at times, and I don't like that feeling. But I know housekeeping is one of the toughest jobs to do....that's why we have to have help, especially when there are health issues. But building loyality, as she mentioned, is something that will help us both and before long we will cover for each other in some way or another. YOU make me LOOK GOOD... so of course I'm going to like you if you are efficient and not expensive. As my trust builds, then you and I BOTH reap the rewards. Thank you to all who work hard to help us look and feel good about our homes~!
Cathy Turner I would gladly work for you, FYI it's ethical for you to pay 10 percent to cleaners of what you earn per rental. Especially since you pay 12.5% taxes per rental and they do nothing to earn that money from you. A $7000 per week beach rental should pay $700 with tips to an exceptional cleaner. Remember the cleaner only gets 50% of this money because their manager gets paid per clean as well.
Cathy Turner You sound like a great person to work for Cathy. Sorry you haven't found what you used to have as a cleaner. I have the opposite problem. I consider myself to be honest, hard working, loyal, and dependable. What I don't have are clients because I don't know is how to start this on my own. I worked for many years as a cleaning person. Cleaning apts, houses, etc. Just don't know how to get clientele on my own:(
I have had 80% of my same clients since day one December 2003..Sarasota.Tampa area FL..I even had one client pass away and remembered me in their trust!! I guess they did appreciate me after all!!! I have not worked for under $100 a house in 10 years..but this is the pricing in my area..heck, I won't leave my house for under $100!! haha..That being said, I have never raised a client's price in all these years..sure many gave me a raise so to speak but I would never raise a price...I don't feel good about it...problem being I get too close to my clients..we become friends..we eat meals together..Guess I'm quite lucky..when you joked about having tea with the housekeeper..I had to laugh as I have this dear old lady who always fixes lunch for us!!! she even sets the table with her best china!! I guess I'm well liked and very trusted...I hate to tell them I'm moving away in a year out west for a new life though..there will be some sad dear old ladies!! Every old ladies best friend is her gay hairdresser and her gay male housecleaner!! hahaha
I will not waste my gas and travel time for $50 dollars job I would charge $35 travel time 2 hrs for $85 is fair charge $100 per house and up minimum 4 hrs $ 100 and up, house cleaning is a very hard job I use to clean 2 houses per day. 4 hrs each i left the cleaning business 20 years ago now I’m thinking to return to the cleaning business again
Charge By Type of Job Kitchen $25 ,bathroom $35, living Room $15, laundry By Pound what Ever you think is Fair, Garage what Ever You think is Fair , Rooms Floors Only $10, Walls and Windows what Ever you think is Fair
I have a business doing turnovers at the beach. This is how I price also . I do 25 for standard bath, 35 for bed with shower and tub (MASTER) 45 for kitchen. Ten for living area, 10 per bedroom (WITH NO LINEN) , and then i charge an additional fee per bed if linen is included... It always come out to average going price range ..
New subbie!!! Thanks for sharing this video, this is the information I've been looking for, I come from a family of entrepreneurs and I wanted to start my own cleaning business, I was going through the hassle of what to charge my clients starting off, and this is by far the best information I've found so far, love the videos, thanks so much!!! 😁
Thank you for making a video about this. Currently, I am cleaning one person's house and would like to take on more but I had no idea of a reasonable range for pricing. Also, what are your thoughts about supplies? Do you use their cleaning supplies or bring your own? What are the advantages/disadvantages?
Wish I really knew this question. Because I do house cleaning. I started at 25 per hr. (Now I'm locked into a large 7room home at only 25 per hr) but, another home I charge 30, but I use all my cleaning supplies. I charge 35 per hr for commercial locations. (Usually is because of scale and using my own supplies)
Pricing has changed in the past few months due to inflation of all cleaning supplies, cleaning equipment, PPE, fuel and more. You'll have to raise your prices to stay in business.
Great video. Thanks for sharing. I am seeing that it was recorded in 2017, and now with staff shortage in every industry, what is the current rate instead of $25 per hour?
Since Covid, the going rate across the USA is $35 and averages $35 to $55 depending on where you live. The East and West coast cities charge more due to the higher costs of living. The reason for the price increase is PPE, cleaning supplies, Equipment and parts, fuel, vehicles, vehicle repairs - all of those costs have gone up since the start of the pandemic.
Angela! You are awesome! Thank you for taking the time to showcase your amazing expertise and knowledge. I am empowered so much by your videos, even though I am focusing on commercial kitchens. Have you done any of that type of focus and can you recommend any start up tips for getting those first clients?
Also I’m in Wisconsin and cleaning maids said $130 for light cleaning that takes 1.5 hours….the first cleaning will be a deep cleaning and they charge $80 per worker an hour…yeah $80 an hour per person…sooo I hear $25 an hour and then they say that…just to big of a gap…why is the going rate now in 2022
$25 per hour is pricing before the pandemic. Since then the cost of everything has gone up. Cleaning supplies, cleaning equipment, insurance, labor costs, the cost of fuel, even the scheduling software and tools has gone up. As well as all of the items and tools to run a business. You will expect on the cheaper end to pay (in America between $35-$55 per hour for house cleaning per hour per person.)
Hi Angela. Hi thank you for all those videos. I have a client and when I tell her my rate for the cleaning services I did tell her I charge by the job. Well last week she said my friend have a house cleaning lady and she charge her only 20 dollars by hour and I’m paying you 100 dollars for two hours! She wasn’t mean or anything she is vary nice lady but what do you supposed to answer when that happens. She counted now two hours because I work fast and I know the house already but in the beginning always takes me around 3-4 hours.
Probably too late to give you an answer now, but I'd ask your client how long her friend's houseclearner takes to clean her house. (AND, how big it is). If it's taking her friend's house cleaner twice as much time to clean, then it just means that your friend has this cleaner TWICE AS LONG in her home.
Hi Angela just joined your channel. Love the way you clean. May I ask is cleaning your main topic or do you have any other house hold ideas. I desperately need advice for other house hold items. Many thanks Angela
Wow ,this some good advices I truly appreciate your content Im gonna start my journey into the cleaning house business; and this video did cleared some questions i had in mind Grasias muchas grasias
Hooray! Welcome to the wonderful world of House Cleaning. I'm so glad you found me here and hope you'll keep me posted on your journey. I'm here rooting for you. 😍
Hey Angie, when you say the going rate is between 25 and $35 an hour is that for one cleaner? If a client request or is given two cleaners does that mean I should double the 25 to $35 an hour rate? What I've been doing is charging $55 an hour for clients who just simply cannot seem to stomach my initial clean rate. We give them three hours at $55 for two cleaners and although I love knowing exactly when I'm going to leave I always feel cheated when we're done because we always start with the hardest projects in the house like deep cleaning appliances bathrooms and inside kitchen cabinets. ( maybe I should be asking this on your FB house cleaner platform🤔)
Don't forget that as important as is to find the best way to set a price for a house cleaning service as to have your cleaners happy with what they receive in exchange for their job. Their job, their hard work will be eventually what could take you to a successful cleaning business level. so; when you think on the price, think on your own expenses but more important; include their expenses too! on my 15 years experience on this; I have found that the only area more important to keep on mind; is not just make a profit for you, it's make it profitable to your cleaners. and eventually they will sweat the company t-shirt for you and will become loyal to your business idea. they literally will jump to work anytime you ask them, because their payroll is fair and you take care of them. and although it sounds crazy; that help you to keep a good standard prices for your clients but with that quality of service provided from the good cleaners, clients will pay you whatever (Fair) price you ask. Because you are providing quality instead speed. Speed is the most common mistakes on cleaning business.
Excellent advice. You are a sage my friend. Thanks for sharing this. Yes, you must take care of your team members who in turn care for your clients. ♥♥♥
I’ve been cleaning for a while, but I’m still not super comfortable with flat rate. When I’ve done this it nearly guarantees, especially with everyone staying home these days, that I will be their very cheaply paid therapist / housekeeper So much so, I moved one of my flat rate clients to a day she’s not home, because she thought I’d rather hang out and discuss her creep BF for 40 minutes before I got to actually work. BTW, no… I didn’t! Maybe Im a pushover? bc this personal chit chat / time wasting from my cleaning clients seems to be a common denominator with my flat rates… AND , upon seeing a video about clients doing this, it’s suggested to not truly engage back… if I act chilly and don’t engage much /if any, which actually kinda works,/ I’ve then ALSO noticed shortly after, the clients ( almost always) seem passive aggressive and aggressive towards me. Cuz, now Im not their friend or whatever they think Im supposed to be. It’s nearly always worked out this way. I’ve seriously thought about getting a tee shirt that says “ Therapy will be billed at a rate of $150.00 for 45 minutes “
@Lord Cleaning supplies aren't free (priced a vacuum cleaner lately?) Advertising isn't free. Filing licenses and quarterly state taxes aren't free, nor is fuel, travel time, billing and collections, and getting bonded and insurance. Two hours is minimal now, for about $75. How much of that will you net? Reality check, dear.
hi I work for a company for a very long time I have beeen consider a professional I know How to do estimates so if I charge $25 an hour does that includes my travel time / gasoline. cleaning tools and materials plus insurance and being bonded?
I never charge by the hour. Definitely by the job. And once you get used to cleaning the same house weekly or biweekly, you get it done quicker and get paid more than you would charging by the hour.
I've just increased my price per job cleaning for a long term customer. She is now asking me to go by an hourly rate instead of per job and does not want to increase my wages. Not sure what to do. Please can you suggest? Thank you
Soon I will start my cleaning job and your advice is very helpful thank you, but I scared to make any mistake and don’t know how to deal with customers do you have any advice. Thank you 😊
This is 7 yrs ago. Inflation is out of control. In this present day would it be wrong of me to start out charging $30/hr? Gas is $3.50/gal and I'm in a cheaper area of the country.
Yes, things have become more expensive. You will definitely need to figure out your expenses and how much to charge to cover them and still make a living wage!
I have been binge watching u for a moment now. Thank you for all the informative videos. My question is: if we are 2 cleaners, should we charge $25 per cleaner, so $50/hour or $25/hour for each. Thank u in advance. We are new, and trying to get established. We o both have experiences for
Hi Bah Fati, you are referencing an old pre-pandemic video. The prices on cleaning supplies, personal protective equipment, insurance, fuel and labor have skyrocketed since then. And I want to make sure you are charging wages similar to your area. If you are in the USA, you now charge $50 per hour per person. 2 people for 1 hours = $100.
this was such a helpful video. thank you so much for your expertise and knowledge. may i contact you for further questions? I am literally starting off from scratch. As a matter of fact I just opened a home advisor account. Could i contact you for questions about this profession?
@@AskAngelaBrown i have been cleaning for over 20 years on and off. 3 years solid now. I specialize in DEEP cleaning. (It satisfies my OCD) So no job takes me 4 hours. Never.. Sometime i need a second day to complete. If i charged by hour i would never get the job. I do feel i low ball myself all the time but i dont want to lose the bid.
I'm in Spokane and I can't find anyone as low as me. I've turned down like 20 people in the last year asking to hire me because I have no space. I feel so bad..
So starting rate is $25 for anywhere in the U.S? I clean an office that takes about 3 hours. She said she would pay $14 hour but always gives me $50. She wants me to clean her and her dad's house next week but I'm not sure how much to charge. She had cleaners but let them go last week. She said it took them 3.5 hours to clean it. Her widow dad hasn't had anyone clean and is a big antique collector so has tons of things to dust and clean. We did a walk through but didn't discuss payment. She loves my work and I'm confident they'll be satisfied with my work. Debating to charge by the hour or job. I would appreciate anyone's advise.
$25 is a starting price for residential cleaning. Commercial (office) cleaning has different cleaning equipment and has a different scope of work than residential. You didn't mention where you live but the East and West coast will charge more than this due to cost of living. Collections are not part of maintenance cleaning and need to be billed separately. Also, make sure you are insured before attempting to clean any collections. Individual items can be in the thousands. I'm curious if you did a walkthrough and didn't discuss price, when does that conversation happen for you?
How can we begin now and with no money, how do we divide one job, ex. $25 between two or are we setting ourselves back, we are very anxious to begin, should we consider a consultant now or perhaps gets some jobs in and then later consider, We are currently not employed we'd liked this field of work to be our full time job starting out Upon beginning which supplies would be suggestible Thank you for doing this show
There are several things to think about before you start your own cleaning business Will you get help from you spouse? Are you someone who is self-motivated? Will you carry out your plan? Do you have the money to begin? (I discovered these and the reasons they work on Ayalisse Clean Biz website )

Owning your own business requires a lot more work than those hours spent cleaning a house. As for what to charge, google what others are charging locally. Big difference between a beach house owned by a retired couple, versus a rental beach condo booked by families with spoiled kids who don't know how to wipe up a major sticky spill in the fridge (not their problem), and leave their sopping wet towels on the furniture. Take photos for your own protection when the agency wants to know why you were there half a day on Check-Out Sunday and burned up your new vacuum on five pounds of damp sand IN the couch...(they don't call it sandpaper for no reason.) And bear in mind you have another family coming in right behind them...yippee! Having fun yet? Best wishes to all..
Wow I am a house cleaner in England and going rate here is £8-12 an hr. I charge £12 if I turned to my clients and said I now charge £25 (which I would love obviously) I'd be shown the door!!! Maybe I should move to the USA 😀
Same for me in Canada. Most people dont want to pay 20 - 25, majority pay 15. Some people will get offended paying their cleaner more then what they make. But this video has set the bar for me because I was always so hesitant on charging even 20.
@@Sonica212 Exactly. I don’t have a house cleaner because I’m not going to pay anywhere near the hourly rate I earn after going to college and getting a post-graduate degree.
I have my company with activity in different sectors, including Pest Control & IPM and I'm thinking to start with the cleaning activity too. I think it's better to offer a price for the work, instead of the price per hour; that's because it is a service composed by cost elements, such as: time + product/s used + amortization of equipments + profit. As an expert on this field of activity your opinion would be very helpful and precious to me, since I'm looking forward in educating the staff and also my costumers about our way to operate. Thank you in advance for your time and opinion.
There is a learning curve when entering the cleaning field. But since you are an established business already - tag the cleaning on to the current systems you have and keep the formula as similar as possible. The worst thing is to have a separate set of rules, pricing and products for the cleaning business that is just a whole lot more work to try and keep up with.
@@AskAngelaBrown thank you so much for your kind advice. I have already a system with some formulas to calculate the price of pest control services. I tried with the price 4 the time of services and it gave me exactly the price of service you described in your video. I appreciate your kind advice and orientation. I hope in succeeding with my new activity. I'll let you know 😉😄 Thanx again
Hello Angela! Thank you for sharing your experience with us. I took a year off college, got a job working for a nationwide housecleaning company, moved out of my parent's place, quit my job, and now I'm going to be going back to school. This time, though I need to make money to support myself because I have rent, electricity, yada-yada-yada. Because I will be schooling, I need a flexible job. I'm thinking about starting my own cleaning business because I can say when I work and I have experience. I cleaned for 8 months, 3-5 houses a day, and by the end, I was meeting the company's time frames and even going faster. Considering all this, would you still suggest 25/hour or could I get away with 35? I would like to have a pay for job type deal, but after hearing what you had to say, will settle for hourly pay to start.
Thank you so much for your reply! I think what you're saying makes a lot of sense. I just quit my job May 11th, so it hasn't been too long, but I feel nervose starting on my own. I live nearby the Twin Cities and my former company charged an average of $150 per cleaning (two people on the job). It depended on whether the customer had pets, how dirty the house was normally, if they had kids, the size, things like that. For someone with all those things and a large house, we're talking $300, easy. However, my sister pays her lady $100 per cleaning, so... I'm thinking 10 costumes total, one house a day excluding weekends, bi-weekly cleanings, and hopefully, I can make $500 a week. I have to make time to attend class and study, after all. I'll be happy to update you on the progress! If things go according to plan, I'll be making about $50-100 more a week than I did cleaning 3-5 houses a day, which will help refill products and gas.
Hi Angela I'm a new subbie to your channel and I love you after watching two of your videos already! I definitely needed some pointers in the right direction I've done this off and on for many years now however I never actually wanted to Branch off and do my own thing until a few years ago now I am motivated and also encouraged to go ahead and charge someone 25 to $35 an hour. I'm confident that this is a great price just starting out. Thank you for this valuable information. 😊
Thank you for your kind compliments and for subscribing to my TH-cam channel. I wish you the best of luck opening your own cleaning company. Keep me posted on how it’s going! 🤗 🙏
Since covid the rates across the country have gone up to $35 per hour because cleaning chemicals, PPE, Fuel, labor costs have all gone up. And as far as working for 8 hours, it's like any job, you build up strength physically. And you create systems that maximize productivity.
@@AskAngelaBrown how do I ask for a raise? I just asked for a raise new years. I have been doing this 3 years. Turned down several people asking because I have too many...
What about scrubbing tubs and stoves ? Those go into the normal cleaning ? Or does that get added separate ? Idk ..do you just clean for two hours and do Wht you can do and be done…say the agreement is two hours they want
Ask the cleaners for a checklist that is done at each cleaning. That way you both know what the expectations are and what is included in the cost of the clean. When you buy something from a store you get an itemized receipt - this is no different.
Do you own a cleaning business? Then you need to learn how much to charge for house cleaning so you don't leave money on the table and get outbid by your competitors. Check out this playlist of similar videos we made on price, pricing & bidding. More expert info.

Great points! Thanks for sharing.
I'd love to hear what you decided!
can you please tell me your system for bidding? I am just getting started
@@korab.23 I was thinking the exact same thing. Did you do this strategy and if you did, how did it turn out?
I read your comment I always want to work fast,I just can't what is your magic to clean and entire house in 3 hours? take me 7 hours just maintenance
I've decided to do the same thing. Im just starting out and hiring workers. I cant figure out if they are supposed to be contractors or employees when it comes to taxes??
Thank you so much for this. My sister and I are starting a cleaning service and couldn’t decide on hourly or per job.
Chris Reed Happy new year!!! Would you please share with me your way to clean fast?

Maybe you should ask them if theyre satisfied with that person who charges 25 ;)
Keep your standard prices, never change them, work responsibly and offer high quality of your services. The customer will appreciate, trust me.

Lord have mercy! You are a God sent angel! I love these videos 🙌🏾💕
Me too
New subscriber here!
Thank you so much for sharing your thoughts on this topic! ❤️
That is awesome! You got this! Thank you for ordering my book. Wishing you the best and lots of success.😊👍
Thanks, you have taken so much stress off of me. I have experience but new to starting my own business.
Thanks again for sharing your insights.
I cleaned now for a place for 3years . And done extant for the family. I charge $20hr should I ask for a raise haha
YES
I agree here with this thought process. I also find my flat rates take advantage of the situation. Add on’s, rooms not tidied up first etc.
Whereas my hourly clients, not so much.
I appreciate you watching! 🙂
For regulars I also often offer, as an extra service, purchasing and restocking any new or existing cleaning convenience
Your time isn'y free.
Great questions nd tips! Thank you for sharing them with us!!
Thank you so much I've been reading up on how to charge and none of it made sense until now this is exactly what I was looking for!
You are very welcome! Glad that the video was helpful. Thanks for watching. 😊
Best cleaning business advice ever. Thanks
So the prices im reading here are like a dream, people dont pay more than $20 for hour.
for example, $80 for a place that take 4 hours work. but now i have to pay $15 /hour to my cleaning lady, i should charge more so my business can grow... i was rejected by people with money living in a very exclusive areas for want to charge them $120 for cleaning 2 bedrooms apt, deep cleaning of kitchen and 2 1/2 bathrooms, balconies, making beds, wash bedding and towels. huge inside and out windows cleaned, very detailed job that may take 5-6 hours
i ended up losing clients, because this girl what takes me 2 hours she doest it in 3 or more. She is good, i tried over 20 people to replace me and no one was good enough.
im about to give up the cleaning business is not reliable for me anymore, I will appreciate any advice.
I agree with you about customers not willing to pay more than a certain rate. I've been doing this for years like you (37). If I raised to 25 or 35 an hour, I would lose them all
Lela, Here is a link to a video on rate increases for house cleaners: th-cam.com/video/VZovOJsNJZk/w-d-xo.html
I hope this helps. Keep me posted on how you are doing.
Thank you for keeping it real.
Hi Cathy, I will gladly work for you!!!!!
Thanks for the advice, have been searching for the past few weeks on pricing to start with. Am grateful!
Charge By Type of Job Kitchen $25 ,bathroom $35, living Room $15, laundry By Pound what Ever you think is Fair, Garage what Ever You think is Fair , Rooms Floors Only $10, Walls and Windows what Ever you think is Fair
Hadn’t thought of it that way!! Takes us to do huge dirty bathrooms and we’re probably charging less than $10...
I'm so glad I saw your comment this makes more sense I have been cheating myself
Thanks for watching the show. 👍
Thank you so much, yes it is... I'm so excited!!!
Thank you for making a video about this. Currently, I am cleaning one person's house and would like to take on more but I had no idea of a reasonable range for pricing.
Also, what are your thoughts about supplies? Do you use their cleaning supplies or bring your own? What are the advantages/disadvantages?
I like the video mum please can you offer me a job lucy makungu from kenya
Some clients supply the products. I would use theirs if i where you.
Thank you for the info! i had no idea where to start and now i have an idea!
I also like to thank you for the real fantastic information you shared.
Thank you for spending a few minutes of your day here with me. :-)
YOU my lady are a GOD SEND to all of us in this business, thank you so much for sharing all your knowledge 💪😊💕✌️
Wow, thank you so much for taking the time to write this comment, I appreciate it! 🤗
$1 per minute...more for holidays, hurricanes, storms, trashed houses...etc no exceptions
Thanks Angela from Australia. Your videos have been very helpful!
@@AskAngelaBrown thanks a lot for your response.
such good information! love it thank you!

Angela! You are awesome! Thank you for taking the time to showcase your amazing expertise and knowledge. I am empowered so much by your videos, even though I am focusing on commercial kitchens. Thank you Angela. I always charge by the hour. For me it's the safest way to go.
Thanks so much for watching the show. 😊
Hi Angela, thanks for your videos and advice. I used to clean years ago and am starting again now that my kids are older.
Good luck with getting back into the business! Keep me posted on how it’s going : )
Maria sosa not everybody clean the same way but some customer will drop you fast for a cheaper price
Probably too late to give you an answer now, but I'd ask your client how long her friend's houseclearner takes to clean her house. (AND, how big it is). If it's taking her friend's house cleaner twice as much time to clean, then it just means that your friend has this cleaner TWICE AS LONG in her home.
This is the dilemma I'm in now. I have to start cleaning 2 homes next week but we didn't discuss pricing yet and not sure to do hourly or by the job.
I understand your dilemma. I suggest you watch this playlist for tips on pricing: th-cam.com/play/PLh1fKdNH3piTmOH6a-XTQfIOB4o063XZz.html

Grasias muchas grasias
Angela Brown yes, I was charging the client $55 an hour for two people. Paying my help 20 an hour and paying myself 35.
When I’ve done this it nearly guarantees, especially with everyone staying home these days, that I will be their very cheaply paid therapist / housekeeper
So much so, I moved one of my flat rate clients to a day she’s not home, because she thought I’d rather hang out and discuss her creep BF for 40 minutes before I got to actually work. BTW, no… I didn’t!
Maybe Im a pushover? bc this personal chit chat / time wasting from my cleaning clients seems to be a common denominator with my flat rates…
AND , upon seeing a video about clients doing this, it’s suggested to not truly engage back…
if I act chilly and don’t engage much /if any, which actually kinda works,/ I’ve then ALSO noticed shortly after, the clients ( almost always) seem passive aggressive and aggressive towards me. Cuz, now Im not their friend or whatever they think Im supposed to be.
It’s nearly always worked out this way.
I’ve seriously thought about getting a tee shirt that says
“ Therapy will be billed at a rate of $150.00 for 45 minutes “
Love the tee shirt idea! 😂 Thank you for sharing! ☺
25-35 per hour !!! (Don't get low b@lled)
That is low balled
💪🏾
@Lord Cleaning supplies aren't free (priced a vacuum cleaner lately?) Advertising isn't free. Filing licenses and quarterly state taxes aren't free, nor is fuel, travel time, billing and collections, and getting bonded and insurance. Two hours is minimal now, for about $75. How much of that will you net? Reality check, dear.
I appreciate you watching the video and taking the time to leave a comment. 👍
Thank you Angela! Again great of advice! Merry Christmas 🎄
hi I work for a company for a very long time I have beeen consider a professional I know How to do estimates so if I charge $25 an hour does that includes my travel time / gasoline. cleaning tools and materials plus insurance and being bonded?

Wow.. I've been cleaning for almost 10 years and have always charged $20/hr .. I've low balled myself 😂
Hey Amber, no worries. We all start somewhere. It may be time to raise your prices though. :-)
I never charge by the hour. Definitely by the job. And once you get used to cleaning the same house weekly or biweekly, you get it done quicker and get paid more than you would charging by the hour.
Hi Jeraldine, thanks for dropping by and joining the conversation. It's great to have you here.
I've just increased my price per job cleaning for a long term customer. She is now asking me to go by an hourly rate instead of per job and does not want to increase my wages. Not sure what to do. Please can you suggest? Thank you

Want to like this video a thousand time. Excellent!
I wish you could, LOL! Thanks so much for the support. 💛
I just want to say thank you thank you thank you!!!! 🙏🏾 🙏🏾🙏🏾🙏🏾
Thanks so much for watching my videos and taking the time to share your input.
Your vids are exceptionally helpful to me.
thanks Angela, this is great advice
You’re welcome and thank you for watching the show! 😊
I make $200 a day cleaning in Seattle working for 4 hours! Love it
This is fantastic news. Seattle is a very profitable place to work. Thanks for sharing this and congratulations on your business. 👍
$50 per hour? I charge $25... Maybe I'm low balling myself.
@@amyk6453 you Definitely are, I charge $55 on apps, And always get booked. It depends on the city you are in though
I'm in Spokane and I can't find anyone as low as me. I've turned down like 20 people in the last year asking to hire me because I have no space. I feel so bad..
@@OnjelieMarie what apps are you using?
$25 between two or are we setting ourselves back, we are very anxious to begin, should we consider a consultant now or perhaps gets some jobs in and then later consider, We are currently not employed we'd liked this field of work to be our full time job starting out
Upon beginning which supplies would be suggestible
Thank you for doing this show
Wonderful, thank.

There are several things to think about before you start your own cleaning business
Will you get help from you spouse?
Are you someone who is self-motivated?
Will you carry out your plan?
Do you have the money to begin?
(I discovered these and the reasons they work on Ayalisse Clean Biz website )

You're welcome! And thank you for watching the video. 🙂
Take photos for your own protection when the agency wants to know why you were there half a day on Check-Out Sunday and burned up your new vacuum on five pounds of damp sand IN the couch...(they don't call it sandpaper for no reason.)
And bear in mind you have another family coming in right behind them...yippee! Having fun yet? Best wishes to all..
YES THIS!
Thanks so much for sharing. 👍
Thankyou for the video
I'll let you know 😉😄
Thanx again
So Angela, should we advertise $25 on our flyer or $25 per person on our flyer?
Per person. That’s what I pay. If one comes, I pay $25.00 an hour. Two people, $50.00 an hour. I’d prefer the same people each cleaning.
@@AskAngelaBrown THUMBS UP!
@@onewaytosavetheday how did it go
Hi Angela I'm a new subbie to your channel and I love you after watching two of your videos already!
@@AskAngelaBrown thank you so much Angela I really appreciate it and I would definitely keep you posted. 😊
From your example charge $25 *8hrs then you can get $200. But how can you do the cleaning for 8 hours a day without any stop . It is really hard.
