THANKS! Love the review, made me realized there’s more to lookout for especially the height of power plug & ventilation on janitor’s room! Mind doing a review for The Era by JKG Land? Developer seems new hmm...
Tennis court! I thought the unit, having a lot of white was very bright - in addition to the giant window. That place would be perfect for a single expat - 1 br to sleep in; make that other one an office (and cover that window! - that was creepy). And the prevalence of English in the area. Price seemed reasonable - 918sqft * 800 per. Great job as always.
That janitor's room is not only unventilated, it's tiny. Do they know how much rubbish people generate each day. You also need separate bins for recycling material. That room is a disaster. Then the 'backyard' airwell with all the air con compressors, yikes. Heat and noise. I like that you point out the negatives as well. Subscribing!
there is something wrong with this project. Built completed in ?2019/2020 but almost all of the PJ property advertisement bait agents are directing me to these unsold developer units. Something is fishy here, hope anyone can enlighten us.
Nice review,i like the honesty part 😁 Can request property review,jb got lot of chinese project, maybe u can come, review and compare with malaysian developers.
Hi Afiq, first of all... thanks a lot for watching. As for the review for JB property, I'm super interested but I'll try to squeeze in my schedule... haha=)
The entire development is deemed as mixed development, but the serviced apartment is still under HDA (Housing Development Authority) which means it's still governed by housing authority where property purchasers are protected.
It depends at what age. If I'm starting a new family, then landed would be an upgrade. But when I'm a grandparents where my children all have their own families, then moving to a condo would be downsizing=) Anyway, thanks for watching!
Bro, u miss out one of the weird design. Is the hanging aircond compressor at Yard area and with lighting point just above the compressor. First is you cant dry clothes there due to water dripping from the compressor. Second is the lighting is fully block by the hanging compressor (stupid right?). Third is the hanging compressor don't look safe if blow by strong wind it will shake.
Wow You sound like an M&E engineer hahahaha. Thanks for pointing these out man. I appreciate it!! I really enjoy these conversations. Anyway, thanks for watching=)
Hi iherng, Just a question. There will be ryan & miho development just around the corner and the development is of high density. This will cause traffic jam given the fact that the infra roads around PJ area are not going to improve and population growth is escalating. Whats your take on this? Thank you
For every development, there'll be a fee incurred to development called ISF, where the government will use that to upgrade the required infrastructure. It's one of the highest fee charged to the developer so I don't think you'll need to worry=)
This building is not even 5 year yet, however, two cases in which the CEILING FELL DOWN already, one in level 7 and one in level 9, this place is by TOP developer somemore. Level 9 ceiling fell down TODAY and affected the water supply (i know, i live here). Level 7 gym washroom fell down almost 2 months already and still not fixed. The management office not open due to MCO and "24H" hotline number is turned off... ridiculous.. the price of this place doesn't justify all this nonsense really..
Always like your videos. Good points on weird kitchen cabinet gaps, waste room problems, unimpressive function or games room. Great job.
Thanks for watching 😁

I'm glad you appreciate the honesty man. Thanks for sharing your thoughts as well:)
I was thinking the same thing - they'd have to clean out that bin many times a day!
the janitor's room is the biggest let down lah haihhh, anyway great review as always bro! keep it coming
Yea but it's not difficult to fix it. Hopefully the developer would rectify it soon=)
Hi thank you and love your channel
Hi Sherman!! Thank you very much=)
You're so kind!
Aircond - outdoor units .... IMHO should be alright as hot air rises .. Only issue is the unit hanging fr the yard ceiling

One of the best location in PJ ! Built by renowned developers !
This is a collaboration between three developers actually=)

Q: PJ Mid Town is approved as serviced residences, so is deemed as commercial development.
The entire development is deemed as mixed development, but the serviced apartment is still under HDA (Housing Development Authority) which means it's still governed by housing authority where property purchasers are protected.
love your videos brother

I'm doing the best I can dy. Do check out others first lah.
Maybe even share around so I can help more youths with their fear of real estate!
Iherng, you have been to everywhere! where is the best area to invest in KL area now? Is PJ midtown a good place to invest?
It depends on what's your strategy on investment? Capital appreciation? Rental cashflow?
iherng rental cashflow 🤤
Just that the colour and design wise for the tiles.. is abit.. OLD Fashioned. There you go, I just finish your sentence. Thank me later! haha
Hahaha. Thanks for filling up my....
As always, it's always good to see you around the comments area=)
Hmm.. I would have thought that people will upgrade to landed? Or maybe it's a trend these days to stay in condos...
It's much cheaper of course....alot of young working adults don't know how much salary it takes to buy a landed house
It depends at what age. If I'm starting a new family, then landed would be an upgrade. But when I'm a grandparents where my children all have their own families, then moving to a condo would be downsizing=)
Anyway, thanks for watching!
Great point!!

Let me try to pull some strings!! Stay tuned=)

Hi Sean, what is your view on capital appreciation for a property like this, in a matured area? Would it appreciate in the long term, 5-15 years?
Hi iherng,
Just a question. There will be ryan & miho development just around the corner and the development is of high density. This will cause traffic jam given the fact that the infra roads around PJ area are not going to improve and population growth is escalating.
Whats your take on this?

Thanks for sharing Benny.
hello bro, do you have social media and then i can DM you ?
It's the same handle, iherng in every different platform.=)
A reevoew or Ryan n miho
The craftmanship seems a bit so so , doesnt look like a classy condo , that's my conclusion.

Omg. How is the place recently?
Feel very cheap, many weird designs
The units are alright. But I do agree some of the common area are kinda weird=(
Anyway, thanks for watching!
