    Very nicely done. I was wondering if there was a great link for info regarding crops you can grow, animals you can husband, etc. I'm guessing some things wont grow well too, but are there regulations in certain areas?

    I'm surprised that they build frame houses on stilts in Huricane country. It seems to me that everything should be concrete and wind proof. What say you?

    Hello Dennis, I decided to send my questions about this video here because maybe can be some else doubt as well.
    Here they are:
    1 - During the hurricane season those hardwood homes are safe?
    2- The constructors of those homes also offer finance
    3- The same company woofers the construction also does the solar, septic and greywater system service?
    Thanks a lot for this great content, your videos is being my main source to build up my future investment plan in Belize. I hope to be able to jump in soon. Cheers.

      These are great questions! Here are the short answers.
      1. During hurricanes all homes are at some risk. Even concrete ones. Wooden homes can be built very strong (as in the case of the Hilton Hotel on Ambergris Caye which made 100% of Belizean Hardwood). But I would always suggest getting insurance. It's reasonable for full coverage.
      2. Most contractors do not offer financing on home builds. But you may be able to get financing through a local bank.
      3. Many contractors do offer solar, cisterns and other off-grid items to complete the home. You will not need to install those yourself.

    Can you recommend someone to get in touch with for the Cayo area.....I don't need to be on the beach and want the most bug-free experience, if that is even possible. Looking to buy a lot and build later....I am still 10 years from retirement.

    If a property is only used occasionally by the owner and rented out the rest of the time, do the owners usually contract with a management company to take care of any issues the guests have, also to take care of cleaning between guests?

    What we are wondering is, aren't those wooden shacks like really warm? I'm thinking, when the sun warms the outside of the wooden sheeting, the woof heats up and radiats that heat back on the inside since there is nothing in between? Or is this a non issue? Can't wait to build one myself though!

      Actually this is a great question! It's never come up before. Steph and I haven't ever lived in a Belizean hardwood home, but we have stayed at friends homes and in resorts that have been built out of wood. They never seem any hotter then other cement structures.

      @@DennisKayII wow, what a surprise. I guess everything must be just blazing hot 😅. Thanks for your respons. So I guess filling the walls with insulation isn't really necessary. Houses are after all just boxes, protection against the elements. Rain, wind, sun, cold, heat. But when cold and heat are a non issue. You can leave them out and you just need some wooden sheeting.

    Ambergris Caye is nice I hope anyone looking at these properties actually goes there and looks at these properties they are in the middle of nowhere and on swamp ground they are cheap for a reason ! there is a lot of hype there do your homework first.

    Dennis, what is the permit situation like in Belize? Also, what would the property tax situation look like if you built a beachfront property and had say $250,000 into it?

      On Ambergris Caye you obtain the building permits from the San Pedro Town Council. Your building usually takes care of this for you. Property taxes on vacant land is around $75 US to $150 US a year. With a house on it the taxes vary but $250 to $325 US is the average.

      @@DennisKayII Thanks for the response, wow that is so cheap! We currently live in California and the taxes are killing us, our last property tax bill was a shade under 14k. We are seriously looking for a place to call home outside of the US and I'm trying to convince my wife that Ambergris Caye is the place to be but she worries about crime

    Why would anyone move to an island to completely trash the land? It’s insanity! We LOVE trees…it’s an island. Isn’t this clearcutting one lot at a time? Where does the nature go when you “improve” your land? It’s a crap real estate development concept to bring to the island. Do you know how close you are to a biosphere? It matters.
