How to Find an Apartment in Korea 2023

  • A simple breakdown of the house hunting process in Korea. If any of you are looking at moving to Korea or are hoping to move out of your school's provided housing then here is a quick step by step explanation of the process and a walk through of Korean house hunting apps Zigbang and Dabang.

    Korean Terms to Know:
    ►전세 - housing where you pay one lump sum up front, no monthly rent and you get it all back at the end. This process is usually done by taking out a loan and using the loan to pay the lump sum. You only need to pay the bank the monthly interest for the loan which is often cheaper than a 월세 rent. These loans however can be difficult for foreigners to qualify for unless you're married, or have another F visa status.
    ►월세 - housing similar to the US, you pay monthly rent and an up front key deposit that is returned at the end.
    ►아파트 - apartments (usually quite large family sized homes and 전세)
    ►오피스텔 - apartments usually not too big, some people use these to host a small business. (월세 usually); These rooms can be zoned for housing or office purposes. It's common, especially in Seoul for these to be zoned in a way you cannot collect tax deductions on your rent.
    ►빌라/원룸 - villa/one room, 4 story buildings with studio apartments.
    ►투룸, two room apartment
    ►보증금 - key deposit (typically ranges from ₩1,000,000 ~ 20,000,000)
    ►계약서 - lease or contract
    ►가계약 - pre-lease signing contract between potential renter and the real estate office guaranteeing they can get the landlord to agree to your leasing terms. This will ensure the real estate office doesn't show your preferred apartment to other clients. Typically you will pay a non-refundable deposit for this that counts towards your key deposit.
    ►관리비 - monthly maintenance fees; usually includes water, electricity and sometimes internet and cable etc. (typically more expensive in officetels)
    ►동사무소 - local government office
    ►주민센터 - community service center (This and the above are essentially the same location but two different names for it)
    ►이사 신고 or 전입신고 - report a move; you need to do this at a local government office or community center AS SOON AS you sign your lease.
    ►부동산 - real estate office
    ►공인중개사 - licensed real estate agent
    ►등기부등본 - residence registration; contains information about the landlord and their financial standing.

    How long have you been in Korea? This is a very useful video!
    I am moving to Korea in about a month and half (to go to SNU as a post doc!) I'll be on campus for probably the first few months to a year and then I want to try to move out. Looking through the listings on Zigbang is kind of my guilty pleasure! haha Basically getting myself familiarized with what to expect once I start looking. But good tip about grabbing a Korean friend to make sure you aren't agreeing to or signing something you don't fully understand!

      Yes even though I love my home I am always on those sites browsing other places haha. Yea it is probably easy to scam someone who doesn't speak the language perfectly so that's why I always recommend a buddy! Welcome to Korea!

    I am actually planing to study in south korea. That's why I am learning about the system there. I have watched a lot of vlogs about housing. but none of them were much helpful. because they didn't tell the details. But your video is the best of all!!!

    When looking for housing, how do you know if they allow pets to move in with you? Do you also have to be fluent in korean when contacting the realtor or do they speak English?

      That is a good question. Some places allow pets some do not. I think you would just need to tell the real estate agent you're looking for homes that allow pets. I'm not sure if that is listed in the apps. The real estate agents I've personally dealt with spoke in Korean. No matter how much I study I always bring a Korean friend along because it can get confusing and you want someone who you can trust to read the lease details thoroughly for you

    전세 usually so so expensive it is like 억. So i recommend 월세 for foreigners😅😅

      Agreed! Usually foreigners find the deposits required for 월세 shockingly high so I think many are put off by 전세 to begin with, and most don't qualify for the loans available towards 전세 - which is why I just skipped right over that in the video haha!

    I have an apartment I really like and the title says 전세 2억2.000
    What does this exactly mean?
    Or is just the pricing rate from korean won into Euro good for Europeans? :”)

      억 is 100,000,000₩ so its over 200,000,000 up front. 전세 is a special korean system instead of paying rent you pay a huge lump of money and then when you move out you get it back. In order to get that money koreans usually take out a loan. But those loans are rarely ever given to foreigners.

      Maybe not an apartment but you can look into goshiwon, I’m not sure if you can rent without a visa though.

      I'm not sure but I guess that it would be either really difficult or not possible. It would be better to contact a real estate agent based in Korea and ask them about your situation as they would know all of the relevant laws and procedures available.

      Apartments are very very expensive to buy and typically require a loan. I don't have any experience with that.

    What is the defren between the key deposit and the down payment?

      In the US we usually pay a down payment of about a couple months rent worth for the landlord to use if there’s any damages. In Korea the key deposit is significantly higher like 10,000 usd. (Could be more or less) and the landlord typically uses that money to invest and make money off of it and when you move out they return the total you gave. They can also subtract from that money if there’s damages.

      All the apps will be in Korean I believe you may need to use a language dictionary to translate.

      They are good to use as a reference But you should always discuss properties through a licensed real estate agent. I use the apps to identify properties I like then I visit the real estate agents in the area and ask about those locations. I wouldn’t rely on the apps unless the contact info provided is a licensed real estate agent.

      Unfortunately there is no easy way to find one. It's just up to chance. You will have to ask around if any speak English or not. I personally only had realtors who spoke Korean. I brought someone along to help me with anything I didn't understand. You could look into interpretation services and hire an interpreter if you don't have someone who can help you.

      Are you using a translator service? Im not sure what charter is but I wonder if its meant to be jeonsae. Theres monthly rent wolsae and a special system called jeonsae where you pay a large sum of money up front pay no rent and get that money back two years later. Usually that money is so large people take out a loan for it and it can be complicated for foreigners.

      @@taibaimran8857 Yes pretty much but usually the amount is somewhere over $100,000 so people take out loans for it. I personally have no experience with that process so I didn’t cover it in my video.

    Is it possible to find a studio for less than a year? Like for 3 months for example. In my country people sometimes rent their apartment while they are traveling. Do you know if koreans do this and where I would find those kind of adverts?

      You could look for a goshiwon they can be rented month to month but they are usually really small and share bathrooms or kitchens. I'm not sure exactly how to find these though.

      Unfortunately all the commonly used real estate apps will be in Korean. I have yet to see a service providing real estate information in English or other languages. But many foreigners find these apps helpful still because they can at least use Papago to help them pick out some listings and then it can be easier to reference when meeting the real estate agent.

      If you are seeing a listing with 억 thats a unit of numbers so that is actually 260,000,000 won for the price of that home. It seems like you are looking at a 전세 listing.

      @@springvibes5344 you want to filter by 월세 매매 is a type of housing contract I dont fully understand but again that is 5 hundred 20 million won. For standard rentals they will say 월세 and use a slash between deposit / rent. Anything with 억 is not going to be a monthly rental.
