    Good video! Great information for buyers.
    Homes (not new construction) are sold as-is which implies that the seller has no responsibility make repairs that are called for on a report as you suggest in #4. However, it CAN be a point of negotiation.

      Knowingly and willingly hiding a threat to Life and Health, I informed the seller's agent>> they refunded earnest money

    Seller did not agree on contributing 5K to fix foundation. There were was a draining plumbing issue. Finally an encroachment issue.
    He failed to follow through on addendum and fence issue. There were about 8K worth of repairs to fix the issues. He said he would only contribute $3300. I accepted his low offer. Then after he changed his mind about fixing the encroachment issue I terminated the contract. Very unprofessional seller.

      @@estatejules1950 It depends on how the communication went.
      I don't agree with you about the repairs responsibility. The house price and insurance will have a noticeable dependency on the constructive state of the house. The seller will always know better the difference between the sales price and the real appraisal. For the buyer, the inspection is the only way to get that or close enough.
      It does make total sense to negotiate around that difference, if any.
