In my US city, you have to offer at least 10% above asking to get considered! I hope ti works out for you. Sometimes the seller makes an emotional decision on whose offer they choose. Like i know one that picked a family doing 5% down over an individual offering 20% down because of a letter they accompanied with their offer so you never know!
