Check the distance from your point of reference like university, office, public transit
Look out for common amenities like a dishwasher, washing machine, and good counter space
Don't just look out for cheap options, some areas may have less rent, but might not be good for residents. Research for the area you are shortlisting.
Opt for brokers as they don’t charge you money but from the landlords. They provide you with some good options without any charges. Tell them your budget but keep it low, as anyhow they will increase by 100-200 dollars. Or even if something doesn’t work, you will have an idea about the area, types of houses available for rent, or maybe good areas to search.
Look out for grocery shops, and public transit. It might happen that you have to pay more for such areas, but later on, it might be beneficial
Don’t run into a lease, go for short-term rentals and observe the area around you, whether it's working for you. Leases are for one year and you will be stuck for another year. There are options to go out of the lease such as sublease but will not talk about it in this video.
Collect and keep all the documents needed for rent ready, such as an employment letter if working, some local Canadian references, opening a bank account and having some money in it. All transactions are through the bank in Canada and cash won’t work. You need to have all the things ready and book as soon as you like something.
Make your preferences clear right from the beginning and adjust accordingly. Some do not prefer to stay in the basement, high-rise apartments, with landlords etc. Also if you have pets, then filter accordingly.
Look out for air conditioning in the apartment, hydro and water bills, and who will pay what. Ultimately if some apartments are cheaper and then you have to pay for those expenses then they come out to be the same.
You will have to make some choices and leave others. You will not get everything in the house you are looking for. So be prepared.
Also start looking early, as move-in dates are sometimes 2 months ahead here in Canada. Also, the house of choices is gone easily so be quick in decision making.
