  • This is the third 3D rendering of an International Modern styled house, called "Las Palmas," which has been modified by architect Cristian Diez for a larger lot in a newer and adjacent community of Tipuana with total privacy in the rear. The major change is the removal of the garage door since the neighbouring community only permits carports. Moreover, we focused on a clean finish inside and out. Several Design Briefs paid off. The Design Briefs, and Plans are available for sale as numerous DWG files for AutoCAD and as PDF files. Floor Plan, Elevation Plans, Roof Plans, Engineering Drawings, Electrical Wiring Plans, and HVAC duct Plans. Text Inquiries to +1(240) 559-8535

I will pass it on to our architect ... our hope is to have a time lapse camera photograph the construction and then to do a real estate walk through when it's done and furnished ... share the plans ... and share the design brief as well ... all in less than a ten minute video

Numerous Design Briefs over many months to clarify our expectations ... the architect's initial concept expressed in 4 key elements was retained: (1) cross axis to meet our requirement for long lines of sight), (2) floating house for humidity management (tropical climate), (3) disappearing sliders (to make the house feel much bigger than it actually is), and (4) interior gardens. My wife and I drove ten key elements from the initial plan to result in this presentation that we feel the architect captured very well.

I absolutely love this house. Well done! Was it cheaper to add the second row of windows in the kitchen/living room space versus just having one level roof, raising it higher, and making all the windows bigger? Just curious.

We are about 30 to 60 days away from breaking ground. Those windows are about adding light and feeling of a floating ceiling. At issue is ventilation ... clerestory windows would need to be imported, and are reported to be prohibitively costly. The low tech method is "chimneys" to exhaust rising heat to keep air circulating within to keep the house naturally cooled.

@@peterhebert7192 Interesting. I'll be curious to see how you chimney hot air from the main living room. Are you planning on continuing the video series on the house build? We would love to follow along!
