Just getting to know Ben because dad was a clone of him. He had serious family flaws and I accepted the fact he was missing emotional tooth and creative thinking.Ten years in the navy with a lieutenant rank was a perfect fit. Making money and chess was all he cared about. I worked close beside him in all his endeavors to make money ..he hired very few people ,he had to be in total control. He lived with two wife's at the same time.My mom and my moms sister.His children me and my sister. His worth 50 to 60 million .I am not sure of the exact figure because my Sister claims I get nothing. Plus I never asked for anything .And anything he gave me he took back. I made my millions running a laundry mat and owned a deli pastry shop. He verbally said he was disappointed in me because my sister is running her business earning nine million a year. So the lesson I learned about rich ambitious dads ....It's all a game of chess. I prefer to add also Life is what you make of it.Money ,happiness...what ever rocks your cradle.Every body has a job to do and just live....precious is the ability to control your own destiny and live it with style and zeal. I do that. AMEN.

Ben is absolutely hilarious. There are very few people who have the ability to tease others in a funny manner yet still be loved. If someone else offends people the way Ben does they will get insulted right back or even worse and punched in the face. Ben says what he wants and people just laugh. The only people who I ever seen get a bit upset was his sons.

During the good times, max leverage, max cash flow with interest only loans allows you to really do well. During the bad times, max leverage makes you go broke. I have a client that in 2009 was maxed with leverage.... went broke.... this time he didnt grow much. Way too conservative. Low, low debt ....but today he has no pain. He has no troubles at all.

"if it makes sense it makes dollars" he's one of the reasons I started saving money I used to live pay check to pay check now im saving to get into real estate I got 50K and still saving for the time when the interest rates go down and the deals start rolling in

Ive said it before, why not enter into interest rate swaps to hedge your portfolio of floating rate exposure? Can even get constructive with cancellable swaps to lower current rates and extend further down the curve where its inverted.

@@2011blueman it's not just that but AFAIK most of his loans (and a LOT of other commercial real estate) is interest only loans. So if the value does go down. yikes.

@@2011blueman yep he went with floating rates which how he was able to score rates in the low 2's. He could have gotten 5 or 10 yrs commercial fixed rates in the 4's back in 2020 and 2021 but he didn't. Lesson learned
