    I have never received the free training I requested, Also I booked a call. Day of the call your office called me to confirm, I confirmed. An hour before the scheduled call I received an e-mail that the call was canceled. No explanation. What gives?

    I like what you are doing. I went to a tax Lien class. They offered training at 1500 dollars. I just didnt trust the people. Then they called me back and offered it for 500 which made me trust them even less.
    Then I registered online with a website and it was $1,495. Before paying I did some google search and review and they had many complaints that they lure you in for 1495 lying about showing you the ropes and then try to rip you off for 28,000 to 35,000 for a full class and life time access.
    I dont trust much people doing tax lien education now. I bought me a book and have learned a good bit so far. Still need more knowledge though. Your videos are helping

      It's good to be cautious with sketchy tax lien courses. Self-study through books and videos is a great, cost-effective approach. For more in-depth knowledge, explore reliable online resources or local classes. Trust your instincts and keep learning in the way that works best for you! 😎👌

      Just be yourself when you call the county clerk. Keep it simple and friendly. Say hi, introduce yourself, and ask what you need. It's important to be polite and to the point. Remember, they're there to help, so don't hesitate to ask your questions. Good luck! 👍🙂

    What do you mean by get out on it for a couple hundred dollars on the 39$ lien ? Like what else is costing you money when you’re closing . What’s the steps to make the sale final . Do they write you a check or dose your company invoice them , should we have an llc before hand?

    • @DustinHahnREI
      @DustinHahnREI  8 หลายเดือนก่อน

      Getting a tax lien certificate for just a few hundred dollars, even though the original unpaid taxes were only $39, can be a great deal. You might earn more when the property owner pays the overdue taxes.
      When it comes to additional costs in foreclosure and payment methods, they vary based on the location, jurisdiction and complexity of the process. so it's best to check with your local tax authority or consult a legal or financial professional for precise details
      Take the leap and get started. If you're acquiring many properties, consider setting up an LLC for liability protection. Don't let the LLC setup process hold you back from taking action.

    My question is: Is there a chance of owning the tax deed after sometime from byuing the tax lien? Also, after buying the tax lien, does that mean that I ll be responsible for paying the annual taxes of the property on behalf of the homeowner until they redeem and pay me back with the %interest? I am very new to this and have been watching your videos a lot lately in hoping to get the first step accomplished..

    • @DustinHahnREI
      @DustinHahnREI  8 หลายเดือนก่อน

      Buying a tax lien doesn't make you the property owner, but you do get the right to collect owed taxes plus interest. If the owner doesn't pay up within a certain time, you might go for a tax deed, which can lead to property ownership. This varies by state and can be a bit tricky.
      Also, you're not usually on the hook for future property taxes; that's still the owner's responsibility. But remember, there's a redemption period where the original owner can pay their dues and keep the property.

    If I buy Tax tax lien property in Arizona for, let's say $1000. From my research, Arizona pays 16% interest, and redemption is 3 years. Does that mean that $1000 investment will be in the hands of the county for 3 years, and if the owner redeems the property just before 3 year expire, I would get my $1000 back plus 16% for each year, which would be $480 total? Also, what happens if the owner redeems the property after 6 months, for example?

    • @DustinHahnREI
      @DustinHahnREI  8 หลายเดือนก่อน +1

      You pay $1000 to the county to cover the unpaid tax. And the property owner has to pay you that plus interest if they want to redeem.
      If the property is redeemed after six months, the interest (prorated monthly) would be half of the annual rate. So, for a 16% annual interest, you'd receive $80 (half of 16% of $1,000). Remember, the interest rate is determined by your bid at the auction, where the goal is to offer to accept the lowest rate of interest for the tax lien. So it might be lower.

    As a beginner shouldn't I start with tax deeds? Can I buy deeds as cheap as $50? Because my state is a deed state can I buy deeds from other states? If I'm broke as a joke, can I still be successful in this business? Do I have to physically attend auctions or can I attend online? In another video I heard you say that if you are broke that this business isn't for you.

    • @DustinHahnREI
      @DustinHahnREI  5 หลายเดือนก่อน

      Certainly! Starting with tax deeds is great for beginners, and you can find them for as low as $50. You can buy deeds from other states through online auctions. It’s accessible even on a tight budget, but make sure you have some funds for initial investments.

      Start with the county website you are interested in investing in. They usually have previous tax sales which gives you an idea of how active the market is. That is what I do if I am looking into a new county.
