Is it common, in Canada, to use the same inspector? I was apprehensive when I bought a large home with a pool. The inspector called out a pool expert who inspected the pool, pump and pump house for me. Put me at ease! I have used this same inspector for all the rental units I have purchased since then. He's AWESOME!

I like the content, but I would suggest working on when you have background music. VICELAND is a good example. I felt like your music distracted from what you said and made it a slightly more laborsome watch. Just thought I'd let you know. Keep up the great content.

Before I made my comment I've read all the comments to see if anyone it is a professional contractor or have some experience in construction and don't know how good is that inspector because it may fly in Canada but here in the states I will certainly advise my customer to negotiate better terms considering that at 1:37 the right front of the house presents structural issues considering the lighter tuckpointing repair, the lighter spot in the basement corner is bleached due to previous mold or water leaks, the attic is a fire hazard, the water meter should not be enclosed, inside the house or covered by insulation considering that attracts humidity and a is a bug paradise, anyway are few more things but hey I'm not a home inspector but a building contractor and if any other contractor reads my comment he or she knows what I'm talking about. However, I feel bad for that little girl because while these guys want to promote their business she will run into all kinds of problems with insurance companies knowing how peaky are the insurance inspectors always looking to downgrade the value of your home.
Appreciate your comment very much Taylor. The point of this video was to show how a home inspection goes so buyers who have never been through a home inspection actually get to see one in action. During this inspection. For your knowledge, when you purchase a home & specific issue is noticeable those would be taken into consideration to the listing price of the house so when we bought the home we took those defects already into account. The home inspection is meant to pick up issues that were not so easily visible during our purchase walk through. After the home inspection concluded, the inspector pointed out several issues that we were not aware of, those issues were presented to the seller and an abatement was given to the new buyers so they can remedy those issues once they moved in. The little girl is not a little girl in fact, she is a very successful woman & while we do want to promote our business we always put the clients interest first. This home was purchased 3 years ago, they have not had one issue as I still keep in touch with these people & their home is worth over 250k more than what they bought it for. Hope that gives you a little more insight on the back end. Appreciate you watching!
I never understood why trades guys i.e. carpenter, plumber, electrician, masons never got together to do home inspections, like the A team for home inspections
Thermal imaging also detects moisture. More specifically somewhat recent moisture, because moisture imbedded somewhere that it shouldn't be will have a different temp than the surrounding area. Make sense?
@@joshhancock2563 I don't think the moisture will have a different temperature unless it's a very recent event. The moisture would have time to acclimate to the substrate or "host" material. We used IR cameras for inspections realizing it's limitations but also used Delmhorst pin type and Tramex non destructive moisture meters which specifically are designed to detect and measure moisture (against relative humidity). Anyway maybe I'll do an experiment to test it. I'll report back even if I'm wrong!
Jonb72 ... moisture will have a cooler surface temperature signature until it dries out. The thermal camera doesn’t necessarily detect moisture. It provides a temperature variance visualization. What looks like moisture, can also be an insulated area next to an un-insulated area, or vice-versa, depending on adjoining temperature zones. You’re getting a little confused with your terminology and equipment. You’re pin type meter is an “invasive” type, and your non pin, or scanning meter, is a “non-invasive” type. Invasive and non-invasive has nothing to do with measuring moisture against relative humidity, which is moisture, but in the air. Relative humidity is a separate, and completely different measurement of moisture.

They do not see through wall only measure surface temperatures. They do not seek out moisture but show thermal anomalies. Would not do an inspection without one.
Home inspections are great for homeowners that know nothing about houses but for a handy type of buyer home inspections are a Joke . Almost comical , I can pretty much spot 95% of what will be on his report just by walking around the house. I mean it’s all common sense to me. I should be a home inspector!
If you can spot 95% of his report from walking around the house, you should be a home inspector! Your common sense could make you a lot quick money, but that missing 5% will eat up your profits with an outrageous E&O premium and attorney fees.

there are courses you need to take, it all depends where you live!
Some states require in class and on site training.
