    Hi Danielle, we're coming from San Diego and looking forward to moving to Texas. The four communities I am considering are Sugar Land, Fulshear, Katy and Cypress. Which one would you consider is least prone to flooding and tornadoes? We've been living in San Diego for a long time and these 2 things are most concerned to us 😂

      It’s good. Houston in general has pretty good healthcare.

      Hey there! I believe it’s a fee that goes above the traditional HOA fees to add more enhancements and events to the community.

      Both of these communities are not in high risk flood zones right now. This can always change though. Double check a home’s address to be certain. 😊

    Can you please explain about the fees you mentioned about cross creek community? Also can you please compare cross creek and candela community? Thank you so much I am learning a lot about Houston area

      Hi, thanks for watching.
      Cross Creek Ranch HOA is $1300 annually for non gated sections. There is also a developer fee of 0.25% the seller pays at the closing of the home. Cross Creek Ranch also requires buyers to pay a capitalization fee at closing equal to one year of HOA dues.... of course all of this is subject to change this is just what it currently states.
      Candela will be much smaller than cross creek and not as many amenities. However candela will still have a pool and parks. Candela also has a little lower tax rate at 3.14% and the homes overall will start at a little lower price point.
      But both are good communities. 😀
