I have strong doubts about Bridger since he does not explain how 1. He gets investors in this fund. 2. How he finds the properties 3 How he manages the properties 4. Any example of past deals. If people can only talk about the real estate mindset and general real estate issues, they really have no past experiences they can discuss.

I agree, having a brokerage advisor for inveesting is genius! Not long ago amidst the pandemic crash in March 2020, I was really having inveesting nightmare prior touching base with a advisor. In a nutshell, i've accrued over $550k with the help of my advisor from an initial $120k investment.
I began to invest in trading crypto market, I’ve made enough profit in a year to buy rental units and parking lots and I’m still investing in cryptocurrencies and my crypto trading which brings in roughly €480k annually.
lol notice in most of Bridgers videos he stays within the same script, loves talking about 8% prefs etc but no new substance. Also when Jessie who clearly knows more asked him about co-GPs he kept talking about the management company he uses etc and redirecting around it. Not to deep in the knowledge

That’s because he’s a “TH-cam guru” trying to capitalize on the subject of funds - he probably doesn’t have an actual fund. Do you think someone managing million dollar funds is going to waste his time showing YOU how to also make that kind of money? No he would be focusing on making the millions he makes 😂
Guys he actually have a LOT of info in this video. If you’ve done some research before listening to this, it would make more sense. It’s a broad subject and he’s trying to touch as much as he can as opposed to going deep. But that’s also because the host is asking a buffet of question 😊

You will need to take the 65, or the 7 and 66, not the 63.
You might be able to be exempt as ERA as long as it’s under 150 million.

Find termsheets for real estate securities and read them. But you may prior that find a good deal and pitch your idea to some qualified investor.

As person who work in private equity and is starting their own fund. 8% is basically industry standard as it the average return on the stock market.
