I met this Brotha a few years back, he gave me so much game with wholesaling properties. At that time I was just buying & either flipping or holding, learning the art of wholesaling changed the game for me & my team. It just added another dimension to my real estate business. Max brought up a good point about not wanting to sell the information. I'm a huge fan of Gary Vee's, too, and have heard him say time and time again to give it away for free. But, then, how do you make money? Answer, make it in other ways. It makes sense to me now. I don't want to charge for courses either. 🤷🏾♀️ Max said secure the bag FIRST and then build your brand. This is the motto I want to follow. This is also the motto John Henry follows as well. Great interview guys.

I have been following Max for a while but got to really understand Wholesaling on 8/29/2019 watched 350+ videos on TH-cam since. Looking for my 1st deal but dang these NYC numbers are intimidating living in Brooklyn these half of millions scares me; so I started with Wholesaling in Philadelphia. I can taste the passion that I got for Wholesaling now I just need that 1st deal for my mind set to on to the next level.
What's the market like in philly?
@@redlionesv I find it easier the fact the numbers are not intimidating than these half of million dollars in my areas. In Philly as I found more properties are vacant and for sale by owners fsbo. I haven't got my 1st deal I have to build my confident. That's how I missed my 1st 2 deals I passed them on since I wasn't too sure how work them out what I should have done I should have done JV deal meaning Joint venture instead of letting it go I passed them on. Now I underatand the JV and the purchase agreement i am a few steps away from my 1st deal.

Man I found this channel today and I've been watching hella videos. I'm not going to lie, I've known of real estate for years and actually got involved, I felt messed up about wholesaling and gentrification until he spoke on it in this video. 2 questions. 1) do I need a license to wholesale? 2) where do I get the money to pay the contractor thousands of dollars to rehab the house?
I gathered this information from watching tons of max’s videos..
1. No you don’t need a license.
2. As a wholesaler, rehabbing the property isn’t your responsibility. You’re simply getting it under contract and selling it to a buyer for a little more. You make your money off the assignment fee and the buyer makes their money off of the flip.

Exactly “securing money to rehab the house” in general makes way more money but would be the “Slow nickel”, takes too much time , money and efforts to get at FIRST. The quick dime is the getting the seller to agree to sale the house to u “Under contract” then u assign or sale ur contract to the end buyer . For example seller wants 100,000 for a house and we agree by then i find a buyer willing to pay $110,000 for this same house (Usually doesn’t know how much u got under contract for ) and he goes to close on it for 110,000 . the overage is Ur “Assignment fee”... There is a few more details but it is they Simple but not necessarily Easy because of the work to find sellers at a Wholesale price and then find buyers . For me even if i only made $2000 or $5000 on the deal it’s more then some make ALL month.... Do more homework and get into this . It’s LIFE CHANGING ...

I would have liked to known where is the best city to do wholesaling? Why wouldn't the flipper / cash buyer go directly to the home seller rather than going through the Wholesaler? Also, I would have liked to know how do you get to the distressed homes before the realtors or before the home owner goes through a real estate agent?
FOLLICLES HAIR RESTORATION hello, just to help out. I’m new to the game as well, don’t know everything but know a little bit of something.
1. There’s no best city to wholesale, there’s distressed financial and physical properties everywhere. Some markets are better than others but you have to go and find these leads.
2. The cash buyer doesn’t find the homeowners because that’s extra work for them. They just want profit from flipping the house, they don’t want to deal with the homeowners.
3. Pulling lists of pre foreclosures, going around driving to see vacant houses and contacting the sellers
