    🏡 Why You Need to Act Fast 🏡
    In this video, we’ll show you how to stay ahead of the pack and secure your funds before they run out. The money will NOT last long. You need to be preapproved in June, so you can get under contract and have us reserve your down payment funds in July before they’re gone.
    The Hometown Heroes Program will relaunch on July 1, 2024, with a fund of $100 Million. This may seem like a lot of money, but in previous years, the same amount was used up in less than two months. What does this mean for you? It means you must act fast.
    🏠 Get Your Down Payment Assistance before it runs out! 🏠
    You can only get this program through an authorized participating lender approved through Florida Housing. We approve your new loan and coordinate with Florida Housing to reserve your down payment assistance funds. You must be preapproved and under contract on a new home to reserve your funds. It’s on a first-come, first-served basis, and when the funds run out, they’re gone until they’re replenished at a later date. You don’t want to miss out!
    📋 TO QUALIFY 📋
    First-Time Buyer: You must be a first-time buyer (not owning a home in the last three years) or a Veteran/Active-Duty member.
    Employment: At least one applicant must be employed full-time by a Florida-based business with a headquarters or brick-and-mortar location in Florida.
    👔 Self-Employed: Third-party confirmation of full-time work status is required.
    🇺🇸 Veterans/Active-Duty: Automatically eligible as long as you stay within the income limits for your area. Use your VA home loan benefit or other loan options like Conventional, FHA, or USDA.
    📈 Income Limits and Credit Scores 📈
    Income Limits: Must be below the maximum income limits for your county (up to $132,900 in most counties).
    Credit Scores: All applicants must qualify for a traditional mortgage wtih an authorized participating lender, and have a middle credit score of 640 or higher.

    How far can you buy from your job? Im told there is a milage range you need to be within, but no one can answer me.

    Do truck drivers qualify? Over the road drivers?

      Great question. Largely it depends on the income in your tax returns. For instance, if you're earning W2 wages, it's usually straight-forward. However if you're a 1099 wage earner (or work for multiple lines) and you claim a ton of expenses on your tax returns, then it warrants a closer look.     How long does it take to get the funds once reserved?

      Good question. As your lender, we make the request immediately after you go under contract. Florida Housing usually confirms the allocation shortly after. The average closing time is 30 days, so we make sure that your funds are ready to go by the closing date on your real estate contract. Does that help?

      ​@@titusbyrd4482 both programs are offered (and tracked) by Florida Housing, so no they cannot be combined. The Hometown Heroes program is a superior program in every way so it's the best option if you're able to get it! Hope this helps.
