Total DP to pay in 30months is 1.1M (39,171x30months)
Then monthly amort is:
16,695.00 x 12months x 30years = 6M
That is 44% increase of the total loan value (2.6M)
If you have cash, might as well pay it lump sum. but if not, better na din offer ni Pagibig since sino ba naman magpapautang sayo na 30years to pay. Yun nga lang 3.3M ang babayaran mong interest. Makakabili ka na ng isa pang bahay 😆
Once matapos mo bayaran ang bahay na ito in 30years or more,
Total na magagastos is around 7.1M. Considering walang late payment or penalty. 😅

just my opinion- kung sana nilakihan yung floor area ng house kesa sa naging 2-car garage pa, like gawing L-shape yung house. super sikip tuloy ng ground floor. im not saying na kailangan sagarin, okay naman yung may service area sa likod then front porch then 1 car garage. tapos i'd rather have 3BRs than 4BRs kung ganun rin naman kaliit ang rooms.

Walang division between the shower and toilet mababasa ang toilet, walang closet ang mga rooms ang kitchen walang stove / oven or dishwasher, at walang storage or pantry ,no room for washer and dryer just saying

You should use mic condenser para hindi maingay ang hangin...
Matanda ka na kung 30 yrs. To pay naging fully own mo na ang bahay mahirap talagang bumili ng bahay at lupa kelangan mo maging manager o tumaas ang posisyon mo para makabili ka nito. O kaya kelangan mong magsakripisyo na mangibang bansa para cash mo bilhin ang bahay.
Ang property naman Sir after 30yrs mataas na din ang value. Unlike with car, etc. land value goes up. Hindi lahat kayang mag-afford ng cash basis na bahay. Kaya meron programa ang Pagibig para magkaroon ng chance magbayad ang ordinary Filipino worker sa mas mababang interest. Yes it's long term, 30yrs pero pwede mo bayaran ng lump sum ang loan mo para umiksi ito at matapos mo ang loan ng 10-20yrs lang. No need to finish the 30yrs if kaya mo naman magbayad ng lump sum every now and then.
