    Bruh..I've never seen crawl spaces with so much vertical room. Most of the spaces we deal with are literally CRAWL spaces. I've been stuck between pipes and ducting so many times I can't count

    Good information, thanks for posting this video. Yeah, we're getting brown recluse spiders getting into our house and I checked under the crawlspace and found stuff in cardboard boxes. I read that spider and other insects like cardboard, so I decided to get rid of all of it

    Very helpful video. Trying to figure out what I need to contract out and I can do myself. This really helps me figure out what to do. Not many videos out there on DIY mold/fungus removal in the crawlspace

      I think we all feel the same way in the South in general, we got swamps, gators, cottonmouths, copperheads, rattlers and plenty of cricket poop even up here in eastern NC. But those centipedes are the critters that give me the ultimate creeps. I was just moving some bricks around on the side of the house the other day and one of them came out from under, god those things are nasty. Gives me the goosebumps just thinking about them. Going under the house requires the bunny suit for me

    Thank you so much for pointing out the cricket poop!! I thought that the black spots on the wood near the door to my crawl space was mold, but I'm so glad to know it's just poop - as crazy as that sounds! And your tips on using a flashlight to spot mold will be helpful when I conduct a detailed inspection of my entire crawl space. LOVE YOUR VIDEOS! Wish your service area covered South Carolina, but I'm glad you are in the south. Your tips are so relevant to our type of climate - I am learning so much that I feel like I'm a "Crawl Space Ninja"!

    I had no freaking clue about how much science there is about crawl spaces. Never gave it much thought. To me it was just "a space" underneath the house. I want to thank you so much for these videos. I feel I now have the know how tools to tackle my crawl space.

    First thing I did when I started spelunking down in my crawlspace was run a few strings of LED work lights around the perimeter so I could see what I was doing... instead of waving a single flashlight around. Useful info, guys, but I couldn't see a thing.

    My crawl space is about 3ft from ground to floor joist. The HVAC guys cut a vent in the duct to heat the crawl turning and cool turning summer. There is 2 outside vents that are 1ft wide by maybe 2ft long, it's full insulation on the walls and poly plastic on the ground. Do you recommend a dehumidifier in the crawl space for air movement. The crawl area is around 550 square feet we added to the house.

    II desperately need a company like yours in my area! The floor in my living room is buckling right at the vent and I know it has something to do with the HVAC that was installed not too long ago. There has to be humidity under my house. I didn’t have this problem until I had this unit installed.

    Hi Michael, Thanks for your videos - very informative and helpful. I am planning to encapsulate my crawl space and question I have is about Radon and other gasses in the encapsulated crawl space. If you already talked about it in your other video, I am sorry that I missed it. So the question is what do you do to remove possible radon accumulation in the encapsulated crawl space and the house for that matter? In one of your video about different underlayments you have showed the plastic which I believe serves not only for the water to drain and circulate but also for possible installation of radon evacuation system. The plastic underlayment would somewhat lift the vapor barrier up and create air gap for the suction fan/fans to move the air from under vapor barrier out, thus creating some negative air pressure which would help to keep the crawl space air from migrating to the house. Any thoughts on all of this? Thank you very much again, for your excellent videos.

    Be careful with saying that draw fan is for radon. Radon mitigation system installation specs are set by the EPA

    Great video. Tons of information. I will buy the meter and dehumidifier. I'm running a small one down there now. I plan to jack up my house due to a rotted main girder beam that needs to be replaced. Do you suggest getting all the jacks in place before mold remediation? I have alot of rotted wood and the floors are quite squishy in many areas of the house. Just a single storey mountain house in upper rural PA. No one around to hire so trying to do it with handyman help. If figure if I get it level again then I can replace the girder and then start replacing the floors.

      Hi Lizanne, we recommend getting the crawl space dried out and addressing mold before doing any kind of structural repairs.

    There is some expensive moisture barrier paint that comes in white or black. Usually put on outside around foundations

      Those are great when the home is being built, but it's usually pretty expensive to excavate around the home after the fact to waterproof the exterior. Using paints on the inside is not recommended either. Thanks for commenting!

    Would you recommend sealing all exterior vents? I plan on installing half wall stone siding and I'll just plug them up if you agree; with insulation board of course.

      Typically we seal all vents except one, thats where we place our fan. Check code to see if you can seal vents without fully encapsulating and insulating the crawl space.

    There are many brands of moisture meters on the market ranging from $11.00 - $200.00. Which meter do you recommend for the DIY,er who wants a meter that gives an accurate reading ?
    Also, an additional question is how should the evaporator drain for the A/C unit be set up to drain properly to keep the drain water out of the crawl space ? It appears that the A/C unit in this video is draining the evaporator water right into the ground.

    Where does the make-up air come from ? (considering the exhaust of the radon fan) Also, seems like in the summer humidity, you would not want to draw that humid air into the crawlspace?

      Great question! The make up air will come up from the ground. There will always be air to come up from the ground.

    Thanks. I wonder if my home is a good candidate for a small encapsulated crawlspace. I have an older post and beam home. I am creating a concrete wall around it to fill in the spaces. My crawlspace is about a foot or so, so I would have to take up the floors to access it. My house is framed out of old rough cut lumber, If I encapsulate, will the lumber still be able to breathe? Just don't want to cause rot. Thanks!

      As long as the humidity is properly controlled and the wood is not touching the ground, you should be okay. Laying a vapor barrier will help prevent any more moisture coming from the ground. Hope this helps!

    Thanks a lot explaining the crawl space space black mold and/or moisture issues. You have helped me to make a decision about not buying a home with a crawl space. I asked the seller about if moisture was an issue, mold, etc in the home which they stated "no". I felt a little uncomfortable seeing homes with crawl spaces present. I had never heard about crawl space until I moved to the mid-west. I am going to start only looking at homes built on a slab foundation or have a basement only hoping that this will prevent me having to worry about moisture and mold issues that could develop in a such a compact area of a crawl space. My second concern is about the cost of replacing the furnace when the current system fails. I can not image how difficult it would be to get a new furnace in such a confined and limited space. Again, thanks for helping to addressing my fears and concerns about crawl spaces in homes.

    Have you had any experience using DryLoc? I knows it’s kinda the Go-to for DiYers wanting to “seal” basement concrete walls/floors, or cinder block type foundations.

      We have seen many paints grow mold so we decided to stay away from it.

    1:40 10 - 20 gallons of water a day dumped onto floor from the HVAC unit during the summertime. White drain line goes straight to ground. Drain it OUTSIDE the basement. 6:19 Is the white rectangular patch on wall where the VENTS have been SEALED OVER???

      If you are not controlling humidity in the crawl space, fiberglass insulation can become a trap for moisture as well.

      Yes, they do. Sometimes testing for mold is needed.

    Can the mold or fungus described here at 9:06 cause odor up in the living space? It looks similar to what I have in my basement. It’s either white or gray.

    I have a question about having a beard, because mine is as long as yours.
    What do you do about wearing a respirator to keep from breathing the BADD stuff in your lungs? With asbestos, you cannot get a good seal with your mask.

    How about termite inspections, we had chlorodyne sprayed under the house before we moved this house into the country? I'm not even sure that they do a good inspection anyway we have a 1,000 sq foot house. We set our house 4 blocks high heat pump is under the floor.

    Rockwool CONFUSION...
    It doesn't wick water, performs when wet, and loses no performance if after getting very wet it drys out.
    Think the confusion is comparing it to fiberglass which has very different properties/structure.

      Yes, we recommend installing a vent fan and closing off all other vents, then installing a dehumidifier to control humidity.

    My house is in a floodplain so I have to keep my flood vents open all the time. So I don’t think there’s any way to encapsulate it. Where do you get your termite proof foam board? Before I put a vapor barrier down on the ground I did level it with rock screening.

    Just had my house sprayed for termites and beetles!! Vapor barrier and auto vents installed. 3 orkin guys have been under. The branch manager who is female even went under, so I know I got to go under and take a look!! Don't like how my floor sounds and feels in spots!!!

    I have a crawl space like this but I have pony walls sitting on my concrete blocks and my house sits on the pony walls. Do I need to insulate the pony walls with foam board? Or will this trap moisture in the pony walls? I've noticed water loves to condensate on the pony walls.

      Usually only if there is some kind of organic material on the block for the mold to feed on (like paints). We do see efflorescence a lot, which people mistake for white mold.

    Hey there, do you do any work in Miami, Florida? Our wood floors are doing the weirdest thing. We now have a hole in the floor and my husband went under the house and there is mold, a great deal of it and rotted wood which holds the floors up.
    This is an under the house crawl space. It is tight quarters. We feel like we just want to escape from the house, the city, the state.

      Hello Ed. We only recommend in person. I will say that we do close all the vents at some, and others, we leave one vent opened with an AVS installed.

    Just put a humidity monitor I'm my crawlspace I'm getting levels in the 60s and 70s how would I address this if it's already been spray foamed and vapor barriered? I see no mold or moisture issues

      If the crawl space is sealed then you need to have a dehumidifier to continuously control humidity.

    The first thing I would have when inspecting crawl spaces is enough lighting to show you what you're doing. A single flashlight would be the last thing I would use.

    If a house is at about 50ish% humidity level, how long would it roughly take to take it down to 20% for about a 1800sqft home. With insulation still installed.

      You don't really want it to get that low. Too low of humidity can dry out your wood so much that is cracks and damages the structure.

They installed a Santa Fe 70 and closed the vents. They said they'd check in a week and see what it came out to. Think it will get below 20% by then? Anything else we should worry about?

      @@FlyGuyF119 Ah, wood moisture levels are much different than relative humidity levels. Ideally, you want the wood moisture levels to be between 9-15% before treating any mold. It can take anywhere from a week or so to a couple months. It just depends on the house. We will normally check on a weekly basis when drying out a crawl too.

    You use that insulation for the walls too? Not just the rim joists? Don't you have a drain dimple board behind that insulation? Sounds like that kind of insulation just holds moisture if it lets moisture thro it lets humidity thro and that's bad you should add a space or something to let it dry out

      Vapor barrier is installed over wall insulation to reduce the amount of moisture coming into the crawl space.

      It's no different than when the vapor barrier is installed on the wall. The foam board we use is rated for ground contact so it is able to get wet. The dimple underlayment is used on the floor of the crawl space before installing the vapor barrier.

      You can install it on the walls if you want to, we never have and don't see a need to. We use the underlayment to protect the vapor barrier from gravel or rocky soil that may puncture the vapor barrier otherwise after heavy traffic inside the crawl space.

    If there is a 6 inches of standing water in crawl space, then is it really bad? Is it expensive to fix if standing water in crawl space is unusual? Thanks in advance.

      Great question. We have corrected more than 6", so not too bad, but never good. It is affordable! You can just purchase a sump pump and did the french drain on the inside of the crawl space.
