Actually, using the CPF has it's drawbacks. 1) Using CPF OA -> you dont enjoy 2.5% 2) Using CPF OA -> have to pay accrued interest of 2.5% 3) Payback CPF OA -> the accrued interest goes back to you Therefore the cost of using your OA is at 2.5% HDB Loan Interest Rates -> 2.6% Bank Loans Interest Rates ~> 1.5%
Investing your money in stocks/options can get up to 100% annually on a relatively safe trading strategy , even then aiming for 10% still earns you more :) and its liquid capital

CPF is compound, and Bank loans are armotization but thats just banker talk for "updated each month" Both of them update each month, 1 goes up because its stuck there indefinately and the bank loan goes down because theres a reqirement to pay off both interest and principle within 30 years. There are slight differences however, within a 2 year span, the compounding effect is minimal. I advice most of my clients to gear up, to repay the cpf borrowed.

OA is compound interest. Loan interest is amortisation interest. Its different.
