It's ironic that this top 5 most reputed developer video is sandwiched between your Amrapalli and Supertech videos. The warnings from those are more important than the endorsements in this. Almost every defaulter builder was prominent once. For the common public, it's better to stay in rented accommodation, earn and save more, and wait till they can afford ready to move properties with OC, naksha, etc. rather than jump the gun with under construction. As long as there is a legal difference between developer company entity and propreitor, builder fraud can happen anytime. All a wilful defaulter has to do is divert funds as salaries or expenses and hide behind bankuptcy procedures and laws. And this is if he decides to siphon money off legally. If he decides to abscond, that's another matter altogether.
