Not sure if too personal but would love for you to do a video on your entire RE portfolio. You mentioned you had like 40+ units. What their cash flows are. How much debt. What’s your end game plan (ie when do you plan to stop “repeat” where you keep getting more and more debt, and start paying them off etc Why you self manage some of your units but have property managers manage the others
I'll be more than happy to do some breakdowns of some of the properties and the decisions I make overall. I don't think I'm willing to break down my entire portfolio and go through all of my financials. But I don't mind sharing full breakdowns of a few properties. I'll be sure to answer some of your questions in future videos.
Hey Jeff, bought my first triplex here in Montreal. How do you manage to get rid of tenants that pay low rents in order to optimize your rents after renovations? Luckily 2/3 tenants are now gone (cash for keys). Stay Bouse
The only other way is to not renew and give them 3 months notice before the anniversary date. There is also something else that you can do before you buy the property that I can explain in the future video. It's pretty much cash for keys or waiting out to not renew.
Any chance they're Sikhs? If never rent to that ethnicity. Friends have had horror stories similar to yours. One friend leased out a spot and did a check up 6 months later and a 2 bedroom place he had was overrun like 15 people, sleeping bags all over, sikh girls hiding under blankets on the couch. No good, lots of property damage. Not worth it. I'll only rent to working professionals, travel nurses are the best. They work all day and always have money.

lesson learnt dont be a landlord :D you are better off investing in dividend stocks
