Also dunno if this counts, but there's a pedestrian jamming to loud in his heaphones which also has unique audio, you can see him and hear a bit at 0:45

Those lights and shadows are also there when Sal is still alive. I believe Rockstar wanted to make that place scary: far from the street, no pedestrians, sounds of sea and seagulls etc. And the house behaves the same way after Sal's death,: the piano music is still going and the two cars remain parking there even though it is not known that anybody live there or not. But in fact this is the safest place in Saint Marks after Sayonara Salvatore. The streets are even more scary with those shotgun wielding maffiosi. I always go to Sal's house to get the Mafia Sentinel for King Courtney.

The iconic one is Salvatore's mansion. The piano plays by itself even after the death of Salvatore. The piano is also outside, still no one can be seen to play it. It is one of the biggest reasons why the myth of Salvatore's ghost exists.
This kinda supports my theory that the developers spent most of their time in Portland. They ran out of time and weren’t able to detail the 2nd and 3rd island like Portland. To me, Staunton and Shoreside seem to be less detailed and have less interesting missions and less story as the game progresses.
You are correct. Early Alpha and some parts of Beta maps show how different were Staunton and how southern Shoreside Vale almost didnt exist at all. Portland always stayed the same, few streets were changed and West Port bridge is missing, but mostly intact, which meant more time for details!

It's supposed to be a wealthy suburban area but there's only one road with houses on it. The rest is more industrial buildings, the projects, and an airport.

My theory is that the music in Salvatore's mansion is a possible GTA 3 beta theme/intro music that was reused for background ambience. It does sound similar to the final theme

1:31 this sounds silly but I remember back in high school I had a crush and I couldn’t stop thinking about her and whenever I passed by that sex shop I would just stop and listen to the music and the moans and just think about my crush. Something about that music that just sounds so peacefully angelic, kind of like a lullaby.

If you get inside the heart of the Chinatown.. in the area where "Chonki Lee Chong" mission take place, you can actually listen some creepy noises and dogs bark there if you listen very closely.
The moaning in Mysty apartment still give me the chills it's like they practicing a evil ritual inside or something,the music in Luigi's Club still iconic.
I just realized what was that noise near Luigi's club it was creeping me out every day i got past it and every time I respray my car i hear a distant moan

False. No creepy noises or dogs barking sounds there. Although, there is a dog mod for GTA III that allows players to replace pedestrians with dogs.
