      & Financial literacy
      This sort of discipline happens only when you don't have a drinking habit, a girlfriend, a child and a wife. For a young woman it must begin as early as adolescent years, don't fall for peer pressure its not about the bums but the brains(build up your life)
      It is important to encourage young men early on, first do not have too many friends but too many hours of self-development.
      Then socially to cut on alcohol, buy new clothes once a year, help at home once a year and stop lending people money which you never receive back.
      Be a Christian which decision brings sanity for one's mental health and against all haters and gives a functioning conscience.
      Then when the time comes as a man to marry and find a woman, it must be one who will compliment you. Marry her don't date unless if you are not in a position to marry then do not have kids spread across the length and breadth of 🇿🇦.
      Thinking ahead: Have one kid who you'll mentor and continue the legacy

    My story is quite similar to yours. I have a 5-year bond for R1.3 million, which I took out in July 2021. I pay R22,700 instead of R13,500, and I have 20 months remaining with an outstanding balance of less than R390,000. The total interest on the bond has been kept below R300,000, instead of the R1.5 million extra, I would have paid over 20 years. Well done, Mr. Singo. It is real, it can be done.

    I never wanted any bond jn my life so I saved up n paid cash, I live a debt free life no bonds,no credit card debt, car payment etc.I live a modest simple life n Iam a cheap guy, it has made my life so much easy.Ive been driving the same car small Toyota from 2014 which i bought cash from my savings to now n still love it.I head a man on radio year back on radio 702 saying "Don't owe anyone anywhere you will have the freedom to tell anyone anywhere anytime where to get off"

Before u know it thid person needs money for an emergency op, that person urgently needs fees money. For me borrowing from the bank first has always worked because my first oblifation is to see l hv paid them then l attend to my family then if therd is anything else left l can help wherd l can.

    Percy is spot on, I settled my bond in 8 years. I'm still saving every penny even today. I'm not a fancy person and thank God I don't succumb to pressure. I still drive my 2004 car which is in mint condition also paid off. I think as a nation we have a bad relationship with money, we think money is for consumption

    The first 5 years of payment towards a bond goes towards interest. It is better to pay more monthly. Even R200.00 extra makes a difference

    The other thing put your annual bonus towards the bond and stop buying designer clothes and expensive alcohol. Leave an easy life. I used to save a lot when I was earning a little now I'm in debt but I pray God to payout my small debts I will overcome and payout my bond early because I'll put double the money on my bond

    What valuable tips 👍I'm glad I came across this video. I purchased an apartment in 2020 and it took away ALL my R10 000 residual income from my salary. Covid hit and I had to undergo debt review. Fortunately I started a multi level network marketing business in March this year to supplement my income and now I know exactly where to place my monthly profits (R12000) from my newly established business. I am paying off my bond in 3 years. 💃💃💃

    I learned this from my parents as a child. There's never a reason to pay a bond in over 5 years. If you can pay a car in 4-6, why not a house.

    I pay extra on my bond monthly but unfortunately when my finances are not financing i withdraw the extra cash and repeat the same cycle over and over,moving forward I will do better as i have learned a lot from this episode...i respect you my brother for staying so disciplined 🎉

      If you are in a corner that would be the first place to tap on before borrowing with interest. However, when things get better you can ask them not to give you access and ask them to capitalise that amount. That is the first place I go to as well.

      Don't feel bad. You're the normal bond holder. Life happens. I think you're responding well to it. All you need is to keep your commitment to pay in that extra amount whenever you have it. One day, you'll pay off your bond before the 20 years. Just keep pushing.

    This gentleman just motivated me. Im into properties but I just cant understand why am running into a loss and not seeing the profit. Now I have a plan and am going to make it. At some stage I was thinking of giving up cause Tenants in township are headache and having agents running it for you is just waste of time beacuse you still run into the same issue.

    A very big saving. I paid all my annual increase into my bond. All extra money l got l paid it into my bond. An access bond account helped me to move money between the 2 accounts. I paid my bond of over a million rands in 9 years.

    Do not look at the capital debt...look at the interest that you are paying. If that is not enough to make you realize that you are throwing money away, then, nothing will be.
    I took transfer of my second apartment in July 2020. My latest installation on a R2,3 million property is R2900
    I told myself long ago that the banks will not get rich through the interests that I pay. I am stingy like that😀

    Whatever Percy is taking about, I can testify and relate. Yes, it's difficult and challenging when you start, but as you go on, it's easy. Acquiring and building units is the way to go with a lot of financial discipline. With one or no clothing accounts at all you can and you will make it. Also, get an education for you to run your own finances wisely.
    I have to totally different degrees, but I have also started investing in properties, and I enjoy it. And remember, compete with yourself, and age doesn't matter. It's never too late.

    Wow very interesting story. I also believe that as a fellow Civil Engineer, the knowledge from the practice must have given you an advantage in the design of the properties and it has allowed you to save on design costs. Well Done man. This is Black Excellency.

    Great and accessible podcast, Justify. Even though property isn't my thing, I admire the way Percy has made a success of it. "Live below your means" and "just start and keep going" were my key takeaways from his journey. It's a pity he didn't share the hard lessons he's learnt along the way - there are always plenty of those, and they are very useful motivators for those who may feel discouraged on their wealth-building journeys.     This simply means when you qualify for a certain amount , don't take out a loan of that amount; go below that. That's how you will be able to pay extra
