Hi Neil, great to hear you are looking to buy. At the stage of viewing buy-to-lets you don't need to tell them your deposit amount, but I would make it clear that you are a buy-to-let property investor. They are unlikely to charge you more for the property because you are an investor, in fact its the other way around... Estate Agents know that investors are solely numbers based, they are not emotionally invested. Where as home owners (buyers/sellers) can get emotionally involved because they are living there. With regards to negotiating an offer, I can't help with that question because I need to know the facts on the property, the return on investment you are looking to achieve, etc. Good luck!
I personally haven't been on any courses, or recommend any. If you want to learn quickly, then they might be worth considering but can be quite expensive. If you have time, then you can learn/self-educate using the vast info thats on youtube, podcast and websites now. Sourcers are most often found by googling them within your area, or finding them on Instagram I would imagine.
Agreed. It’s certainly one of the better strategies due to the cash flow. However, it can come with more management and maintenance. Serviced accommodation is also one of the best cash flowing strategies aswell!
So true 👍 It is just about the networking! Because you can learn everything online for free without spending thousands on courses . People seem to think by spending thousands of pounds on a course that they will somehow magically become a property investor over night .

With regards to your question, I haven't yet invested in HMOs or SAs, but I am certainly considering getting a SA in the future! Thats the route I would take as the tax laws are currently very good, and the cash flow is also great. However, be careful as I am sure in years to come the government will crack down on SA hosts and tax it more. Best, Justin

Hi, thanks for your comment. Whilst its a high level goal, its perfectly achievable. I know of several companies that have achieved this goal, using leverage of mortgages and investors. The hard part is having a team around you that you can trust and help you achieve those goals. Also 5-6 bed HMOs can be purchased in certain cities for in the region of £125k-£150k, they aren't necessarily £250k each. Appreciate you watching, its great to set lofty goals!
George not entirely accurate no, but it also isn’t far off. Even if you were conservative and said £150k total investment for 5 bed HMO that’s still 15m as an end inc mortgage and equity. Unsure how investors would prop anyone who was new up with 3m (or 25% for BTL @750k cash) in year one.

Hmo generates good income if all Rooms are let continuously buy don’t forget the stricter regulations and fees involved. I Moved away from HMOs purely because of the time I had to invest in managing it. It depends on the circumstances really

It sounds like you've both been hooked into the PIN meetings with Simon's club? I've kept my eye on him for a few years and concluded that it's not quite my scene as it just seems to much heavy sales of the courses to me. Inspiring though. Useful for contacts if you're going down that route. For me, HMO's are too much high maintenance, high turnover, high headaches, despite the higher income. Perhaps my conscience can't rip apart a family home in a decent area, so those less desirable areas are what I avoid. With a couple of fully paid single lets for 15 years, I'm no expert, but I'm just renovating the one for the first time since buying it 9 years ago, complete new bathroom, part refurb of the kitchen, and lots of improvements and the obligatory paint throughout. :-)

I’ve got £25,000 cash BUT I only have a part-time job. I’m a graduate but due to the COVID situation my industry is not hiring. Could I get a mortgage using a ltd regardless?
Unfortunately I think the mortgage lenders will be quite cautious. They prefer for ltd company owners to have a job, or previous experience owning properties. Worth checking with a mortgage advisor to be sure!
Yes, particularly in some areas that are about to roll out article 4 planning. It would be a good idea to get HMOs in those areas and see the prices increase after article 4 comes in.
Profits are high because risk is higher...its very simple....higher returns generally mean higher risk....HMO renting is higher risk.....more hassle/more wear and tear/maintenance.....unless you are dealing with an idiot vendor who doesn't know the value of their property at point of sale. You don't need these property courses from just buy a book people.

I would recommend reading more. Perhaps property magic first. This is not an unreasonable target and your figure isn’t entirely accurate
