    Thanks Justin for finding interesting people - I have always made sure the front door can open easily - good point he made there, and likewise the water - should have done a pre-completion check where you check the water, boiler, windows etc. You have a right to know everything you are paying for does what it says on the can and that is your chance to re-negotiate on price when all is not well. Interesting vid. Thanks.

    I self-manage a buy-to-let from 500 miles away! Wouldn’t recommend it, but it works since it’s an area I used to live in and have plenty contacts.

      Amazing work Stephen! I would imagine self management from that far away isn't easy, but at least you have contacts from when you previously lived there. I have opted for full management for the time being.

    hi justin, could a rainwater build up in cellar cost much? or down value a property value? insight will be greatly appreciated. thanks.

      Hi, thanks for watching. Its tricky to say whether it would down value a property, although I am not sure its something that a surveyor would like to see. If possible I would suggest trying to remove the water and pay the associated costs, although I am aware that some properties naturally have a build up of water underneath.

    There’s a lot of political risk in Buy-To-Let. Landlords are despised

      In many ways landlords are despised, but it's a shame because the large majority of them are trying to create better housing for renters, and create them selves a better financial future. I appreciate not all landlords are caring enough towards their tenants, and hopefully this misconception will change!

    Good work lads. I’m now on my 4th property (4th offer just accepted anyway). One is my own home and 3 BTL properties (Single let’s). All in different locations (Suffolk and Middlesbrough) and recent one I viewed and offer accepted was viewed online 😳. Recent video of it on my channel which explains lol.     You mentioned '' Bridge to Let then followed by a buy to let eventually ''
    My house needs quite a lot of work, probably about £10,000 to make it nice, and it would really increase the value.
    In the hope I can pull out that extra equity and get a Buy to Let. I was going to just get a personal loan to do all this
    How would a bridging loan be better, or are there other options available other than a personal loan

    I actually disagree with almost everything in this video. Spending £22k on a refurb to add £25k of value is awful. The rental income is great considering the properties are less than £100k but if you’d found better properties where you could add more value than you have, you’d find the ROI is considerably better

      Thanks for the feedback James, and we appreciate you watching! I understand the angle that you are coming from... but I think in Ben's circumstances, this is still a great result. He is a busy Head Teacher working full time, and a family man with 2 kids. He's refinanced his home to create 2 x further BTLs and generate income. Whilst the money could have perhaps been recycled further with different deals / circumstances, not everyone physically has the time or knowledge to do create high ROI deals. Thanks again for watching, lots more content coming in the upcoming weeks :)

      @@JustinWilkins The hot topic going around right now is the Leasehold scandal whereby leaseholders are facing hefty big bills over £35,000 in the name of removing cladding or something like that. Maybe could raise some awareness on that and the risk of buying leaseholds properties. Overall you could do a video that talks about pros n cons in freehold property vs Leasehold and include the cladding scandals going around.

      @@JustinWilkins I am never investing on a leasehold ever again in my life bro. I got a sudden bill of £8700 few months ago saying major works being carried out to the building. £8700 is pretty much my 1 Yr profit after expenses for that flat in London. Leasehold is a no go zone for me from now on. Plus they charge sudden bills with service charges. Now you got cladding bills which the building freeholder is putting the cost onto the leaseholds.
      Freehold is the safest option imo going forward right now especially after cladding problems which is incurring over £35,000 sudden bill on the leaseholders.

    Refinancing at 75% to make a deal look good is great in the short term. But people fail to realize the end vision is to have no debt. No one wants debt on a property when interest rates will be 5%, 7% etc
    The real smart investors work hard to pay off the deb rather than chill and buy a couple properties and not think about the repercussions
