  • A new year brings another new Modular. This year is a bit special as we celebrate 15 years since the first modular was released. Now that we have the new Boutique Hotel, what fun surprises will we find that remind us of all the previous modulars.

    I think the best solution is to have two of the hotels back to back (or side by side depending on your point of view). That way the insides can be mocked up to provide more bedrooms and bathrooms. The ground floor can also have a bar or dining area and the second art galery can be a tourist information office with a link directly from the hotel lobby.

    I think this modular is one of the best in years to double up with an identical counterpart next to it, honestly I think the building looks kinda of incomplete the way it is now

    I would say doubling this set up would work so much better in that spot Alex. Make for a really unique looking build there with the angles

    I have no idea why anyone would dislike this. This is an awesome looking building and love the angles.
    I would put it by itself and not next to anything.

    In old hotels, especially French/Parisian ones from the era this is supposed to resemble, rooms would share a bathroom, so if they had just made the 3rd floor one a shared for all, it would make sense compared to the real-world places it draws inspiration from.

      That is true. When I was in college (1983-1987), I could not afford to live in the dorms, so I rented a room in the local boarding house/hotel (it was three floors with a bar and restaurant on the first floor) and there was a bathroom/shower room at each end of the floors. My room had a sink for shaving, washing up and brushing my teeth. SO ... This design is old world and I appreciate it for that flair. Brings me back to when I was 19. LOVE IT!!!

    Hi Alex and family! My suggestion would be to switch the Parisian restaurant with the brick bank. It works both ways as I think the restaurant works as a corner building and would look fine where the brick bank is, and the brick bank is a good thick building and would cover most of the gaps!

    The placement is really good and makes good use of 3 sides of the boutique hotel. Another option might be to pair the brickbank with it. The accountant does intend to audit the brickbank so it might be worth trying to pair them together. Also the brickbank is not too tall so the hotel might match well. It’s just hard removing Parisian from that spot because it also looks nice without a modular on its right side.

    I think the setback of the restaurant looks realistic. I like how the back alley lines up too. They go together perfectly to me. However, there may be another pair that would look perfect to me too. Another nice, concise review video.

    As an Architect I risk to say the open "empty" ground floor references, probably on purpose, hotel lobbies. Normally they are quite big and empty. Just mentioning because I have noticed the big empty ground floor has been pointed out in all reviews I watched so far.

    Hi Alex. I personally found in my city that it goes best a long side the assembly square for me and on the side with a bit of detail I put a gas station so you can still see the windows and the bin when you look in

    I really like the way the new modular looks and I can't wait until it gets here! I plan to place mine next to the Downtown Diner and across from my beach. I'll have Assembly Square on the other side of it around the corner.

    It actually looks really good next to the police station, as it keeps the billboard and back wall open, or you could mirror it and put it next to the diner

    I actually think it’s in a perfect spot. Having a top notch restaurant next door to a Boutique hotel is appropriate. Being upscale establishments they deserve to be separated from the commercial and business district. I wouldn’t change a thing, other than adding another floor to the hotel.       11:31 I think the issue is the side wall of the boutique hotel showing up next to the Parisian restaurant which makes it look ugly.

    I know it would require a lot of rearrangement for you and therefore probably not doable but from a pure aesthetic perspective, I would put it next to Assembly Square. But it has to be on the left side, wall to wall. Then you will get a nice symmetry between the towers and you will have the cafe very close to the hotel, which feels natural. You actually got the matching coffee cart which could belong to the cafe! Well, you city looks fantastic so I'm just nitpicking here.

    Mine is on the way, and I'm really looking forward to the build. I only have a few modular sets, and after building them by the book the first time, I like to mod them for my short street display.
    1st, I always switch over to plates for the base, so sticking to the baseplate size doesn't matter too much to me for width. 2nd, I like to add extra floors to some modulars, like Assembly Square and Brick Bank.
    So my current thought for modding this set is to widen the non-bar side by 6 studs, in essence adding another window to the right side of the world traveler's room. This will also allow me to add two studs to the stairwell (shifting the staircase to the right) and add a common bath off the stairs for the second floor. I will likely duplicate the second floor at least once, but certainly not more than twice.
    On the top floor I will use the four stud space occupied by the new bathroom on the second floor for a large ornate stairwell landing.
    Not sure how I'll change the ground floor, but might shift the front desk to the rear wall and open up the art gallery to the hotel. Since I'd be shifting the staircase right two blocks, that leaves four blocks open. I will likely mirror the railing on the other side, add windows along the wall and just leave the floor empty except maybe for some potted plants at the corners (making this a three sided building). Maybe the palm would look better inside the lobby, adding a tree in the bar to match the Bookshop. I do like the idea above about a visitor information shop. Maybe convert the art gallery into a combo visitor info/gift shop area instead and maybe change the color.
    Would be cool to add an elevator door against the back wall under the staircase, with an actual elevator shaft taking up part of the five brick alley, and rotating the garbage can 90° ccw. Just don't see how that would work upstairs. Maybe face the elevator towards the newly windowed wall?
    Anyway, enjoy everyone, look forward to seeing what you all come up with!

    I really enjoy your reviews. All the dissatisfaction I hear is the size. I think everyone was anticipating a remake of the old cafe corner hotel and were bummed this is what we got this. I like it and definitely will be grabbing it

      Mixed reviews for sure. I think the interior detail took away from the potential size. It's a solid modular. I'll do my ranking n it here soon.

    I think you are absolutely right, Alex! If there was ever a Modular that begs to be MOC’s the heck out of … this one is it!! The two rooms need restrooms … and why are there four keys at the front desk, yet only three rooms? Why a luggage cart when there is no elevator? Just schlep the bags up the stairs … and risk “life and limb” as you commented … lol? You are probably right, the designer likely ran up against piece count and price point and was forced to eliminate the obvious!
    Further, why an art gallery? I think a luxury gift shop or a specialized bakery would make more sense with a “Boutique” hotel.

      @@Kingjohnellis … yeah, a premium quality chocolate shop would be a pretty interesting build! Could utilize cherry pieces and a variety of different “brown, tan and white” tiles and small plates!

      I plan to extend that area down the alley and make a nice bar. Open it up to the lobby as well. Art Gallery doesnt work for me at all

      @@adamb2619 … that sounds pretty great! I really respect AFOLs that allow themselves the freedom to MOC LEGO products rather than just follow some instructions and simply “assemble sets”! That’s fine if you want to be a purist … but that’s not me at all! I always see opportunity to enhance and make it “my own”. You wouldn’t buy a house from someone and keep it like a caretaker of a museum, right?

    I have the boutique hotel on the way right now while I am still working on the police station modular from last year. I also still need to do the bookshop modular for my city. So I have plenty of big sets I need to do. On top of those I also have the 1989 batmobile and maybe Vestas wind turbine set. Nice video.

    I don't know how to feel about this modular, I like it, but I feel it had a lot of missed oppertunities and things I don't really like about it, the first thing is the palm tree, I don't like how it looks, now I don't know how palm trees look in like Spain, but I agree that it just looks like morning hair. Secondly I feel like it should have taken advantage of the extra space that was left to try and incorpirate an elevator like in town hall, that would also solve a bit of the problem If you were going to have it as a corner building so that it does not look like downtown diner on that side. Lastly, only the suite has a bathroom, I can understand if the budget room does not have one, but the bigger room in the second floor they could have just moved the door more to the side to make room for a tiny bathroom, which is not too difficult either because I have designed a 2x6 bathroom with a toilet, a sink and a shower for a ferry project that I have started. All of this I could try and modify this with. Which leads to my question, before you got this set and looked at pictures, did you think it looked better in person, so much that I'd have to spend all money that I currently have to get this set? Is it worth it? More than buying parts for the ferry or my city which is being rebuilt?

    I think having some landscape background on the walls of your Lego room will go very far for making the city look more realistic. It will give it a more... contiguous feeling, and depth.
    And this particular set might look even cooler if placed near a beach.

    You couldn't have chosen a better place for the hotel. Especially since its an end building, I agree on that! Being and end building does give it a nice view to be able to see all angels of it. I do wish the builder had used that extra space of five stud out with the back of it, I agree on that! It might have allowed the builder to make a bit more room for the landing at the top of the stairs of each level. Thankfully these are Lego figures so they don't have to worry about getting hurt really. At least in my philosophy of how Lego figures lives operate. haha. I dont think it would have hurt to sacrifice the boutique space to make it wider. The angled wall is nice but it does make it too narrow with the boutique building there.

    It sure could use another floor or two. Doubling up would be another option. Put a bakery or coffee shop in place of the art gallery in the second build. Now that would make it a grand hotel for sure. I just ordered this set today and should get it by next week. It definitely looks like a fun build. Thanks for the review Alex.

    God, I would absolutely love it if Lego did a rerelease of the older Modular buildings, I didn’t start getting into them until later and started with the Movie Theater and Petshop

    Despite its smaller size, I have to say that this may be one of my favorite modulars. I appreciate the versatility of it either being a corner building or one that can stand alone on three sides. A similar approach was taken with the downtown diner where it could be a corner building or sandwiched on either side. I think the lobby space could have been used wiser with either an expanded art gallery or another small shop.

    If you look at the poster at 5:51 it references most of the modulars in some way except for the andy sax poster which might be a hint that the next modular will be a jazz hall / dance club if so that would be amazing
    Especially if it had a Atlantic city sort of setting/ architecture

    I think the Parisian restaurant and boutique hotel are beholden to the same issue which is they're more primed to be connected to more filled out lots like the brick bank and whatnot

    It's a nice looking set. I would definitely recommend adding more railing around the blank side of the roof, it does look odd to only have three of the sides covered.

    Hi Alex. Super video as always. Would like an updated ranking video so will look forward to that.
    Firstly, your positioning in the city works really well. Defo the perfect spot for it as an end building. As you say, not sure it works as a corner one.
    I’m just still not sold on the set however. As it’s a modular, I’ll still get it but it’s just not grabbing my attention like the others I have. That colour scheme still looks horrible to me. I like the green on top, but that flesh colour is nasty.
    The main issue I have is around pricing however (and where Lego seem to be going in general). This fits in with the comment you made about the size/appearance when you saw it at the shop.
    It’s a 3,066 piece set and retails for £174.99 here in the UK. Up until recently assembly square (which is a 4,002 piece set and my favourite modular) was £179.99. However, they’ve now put the price of that set up to £129.99 (a crazy increase of £50).
    It now feels like we’re getting smaller modulars, yet we’re effectively paying more (on a price per piece basis). They’d probably argue that there’s more detail inside, but I’m not really interested too much in that (and that’s where a lot of the small pieces are going). I’d rather have a bigger overall footprint/imposing building vs super detailed interiors. It’s probably why I like the grand emporium so much.

      I'll have the ranking update soon. I like all the points you made. Unfortunately the trend you are seeing is very real. You make a good point about interior vs exterior quality. There has always been pressure to do better interiors, but I think with this we do see the results of that, which is a smaller overall build. I do enjoy interior details, but I never see them once they are in my city.

    This set is really small but costs a lot more than other modulars! Such tiny rooms and tiny building (very short) . The new lego modular building style since the last year's police station looks more like a MOC style from alternative brands.

    Call me crazy but where you have the Parisian restaraunt, I would place the new Sanctum Santorum, and the color palet of that and the new boutique hotel should blend together nicely I would think!

    I like the look of the building, but the lack of a kitchen or bathrooms doesn't make sense. They could have extended the building to the end of the baseplate and built a kitchen instead of the alley. They could have then added a table or two in the lobby and have people having coffee and croissants.

    One solution to the bathroom problem could be to move the door to the bathroom to the hallway, so all visitors could access the bathroom from the staircase, as Baskerwil suggested

    I had no idea it was an angular design! 😶 It does look nice but the presentation on the front did make it look larger somehow 🤔 Also surprised the interfaces with other buildings are a little 'odd'. Definitely would lend itself to some customisation and that stairwell is a death trap 😬

    Very clever placement, Alex: that's the problem with this set. It is literally screaming to be modded. I think the same of Police Station and Brick Bank. With Police Station I'm thinking of repeating the lovely central feature on two slightly-recessed sides, and this one would look great as a corner building, but then it might be suspiciously similar to Café Corner. They should have gone full-on Miami art deco style with their cool colours. Brick bank - I bought two sets to add an extra level (properly, redesigned interior) and that gave me enough extra pieces to make a really cool 2-level museum for my duplicate minifigures... That one had a recessed central part so the Police Station will be its opposite.

    I think this hotel would work best as the end cap of a double row block. Unfortunately that art gallery, the palm tree, and blue just don't work for me at all.

    Happy new year Alex and family. I don’t know what it is but while the exterior of the building is very pretty, the interior leaves me very disappointed. The entry hall seems … empty… and indeed, where are the bathrooms. I made a MOC of a hotel earlier last year and i made the effort to provide shower and toilet to every room even though the rooms are tiny. It is a must-have in s hotel, I think. Still very mixed feelings about buying it.

    Like this set modular. Only thing art gallery is to little an the frunt entry room is big. But stuff all in it. An Manny don't like the colour on 2 nd leve floor.

    Initially excited about this set, until I realized how difficult placing it is. I don't see it's unique angles working well with my existing modulars. Oh well. Maybe whatever is released in January 2023 or 2024 will work with what I have.

    Alex, you are really smart to put the new modular to that spot! Looks really good to fit into your city!. However, be honest, this is a good "individual modular set", but not match the whole creator modular series. Individual design of this set is just above average, however there are negative side that how they create the layout! Of course compare to the Police station last year, this one is far much better than last year one (Last year one is the worst modular at all in my eyes)

    I heard a lot of mixed reviews on this modular. Personally for me it's not the best modular . I do not like the color scheme also not much interior detail. Past modular me much better.

    I think this would have been nicer and would have had bigger rooms if it was not a corner build. Will pass on this set.
